When I spoke to Frank he made big promises about the services he could provide. He then referred me to a "business associate" that could give me tips on what to say to the insurance company to maximize the loss. In my opinion, a real shady business practice. Didn't trust him from the beginning. Then he twice didn't follow through on promised appointments finally cancelling out due to "illness."

We were looking to purchase a home and were worried about the possibility that asbestos had been released into the home when the current owner had a bedroom remodeled by an unlicensed contractor that did not have the acoustic (popcorn) ceilings tested. I called up Frank to get an idea of what testing would cost and what our options were if asbestos had in fact been disturbed and released without the proper removal procedures. He took almost 20 minutes with me on the phone to fully explain the sample collection process, testing sites, and even gave me an estimate for a full home remediation, if that was necessary. After we spoke, I felt very well informed, which gave me confidence that we were doing things correctly. Due to the short window we had to finish our inspections (the ceiling scraping came to light with only about 2 days remaining on our inspection contingency), Frank was unable to come out and collect the samples himself. He did give me detailed step-by-step instructions on how he collects samples, and then recommended a few labs that were friendly and provided quick service. This even saved me some money, because I only had to pay the lab fees for testing the samples. Fortunately, the samples came back clean for asbestos, so we did not need to pursue any costly remediation. I really appreciate the time and patience Frank took to fully explain everything to me. If there had been asbestos, Frank would have been our first call to give him our business.

I found this company through Angie's List. After contacting Frank, the owner, he promptly set up an appointment. My house needed to be tested for lead and asbestos in preparation for some exterior work that had to be done involving sandblasting, stucco, and window replacement. Frank was very thorough and helpful, a consummate professional. His turnaround time was fast, and he was even able to answer any questions my contractor had in interpreting and applying guidelines from the report. This company deserves all the glowing reports it has received on Angie's List. I also found the pricing to be very reasonable.

The process went easy. Payment was simple. The results were e-mailed in a timely manner. Exactly what I needed. The "B" raiting on price is that this is not $100 process. But it is worth the money to KNOW what you are getting yourself into. Great JOB.

I am very happy I contacted Frank (Aardvark Property) due to the strong Angie's list reviews he had received. Without a doubt, he stands up to all the positive reviews he has received; truly, top-notch! I have spoken to a few other asbestos testing companies found through Angie's list, but no one even compares to Frank in terms of attentiveness, responsiveness, knowledge, and helpfulness. I was looking for an asbestos testing company that services Lake Arrowhead, CA. In my searches, I was unable to locate anything that was within close proximity. I expanded the search and Frank's business was one that came up. I was encouraged by all the + reviews he received. I contacted Frank via email and phone about asbestos testing, and he was very prompt and responsive to both forms of communication. Through our phone conversation, I noticed that Frank is very knowledgeable and educated about his trade. He is very polite and open with educating the consumer so that he/she can make the most informed decision. Also, he is honest, which I appreciate. He was upfront in telling me that due to my property location, he would probably not be the most competitive. I am grateful for his candor. My job is a smaller project. I need to have approx 300 sq. ft. of older vinyl tile removed. What I truly appreciated was Frank's openness with educating me on how to safely acquire some samples to send in myself. Recently, I followed his instructions and was able to safely get some samples of my floor tile and backing, which I sent into an asbestos testing laboratory. It was very kind of Frank to tell me how to get the samples. Through that alone, he was able to save me $ on testing through a traditional company. Where else could you find someone willing to take the time to educate the consumer on the steps of getting some floor samples? That is a sign of a great person who is willing to advocate for the consumer. Frank, you are truly the best. If I ever have a larger job I will certainly be in touch with you. Frank was very responsive in returning all our calls promptly and carefully answering all our questions. He coordinated his work with the team conducting the removal and kept us informed at every step. Mr. Najafi provided us with hard to find excellent customer service. We are more than satisfied with the time and attention that was given to our small project.

I had mold in my bedroom closet and hired a company to do the remediation. However, the air samples after the remediation came out positive for mold in the bedroom and living room area. My mold specialist wasn't able to give me a satisfactory answer as to why there was mold detected in those areas. After reading the reviews on Angie's list, I hired Frank to give me his professional opinion as to whether he believed there was a new source of mold. Frank was incredibly knowledgeable, professional and thorough. He did a full inspection of the house from wall to ceiling to floor to roof and checked for every possible source of mold. He had all types of instruments to test for moisture and did a very detailed inspection. He assured me that there was no new source of mold and gave me peace of mind to move forward with the restoration. I'm very grateful for his services and knowledge.

I contacted Frank after my would-be flooring installers determined I might have asbestos issues underneath my carpet. He was very professional, knowledgeable and punctual. He had promised to be at my house at 7:30 AM on Friday. He called the night before to inform me he wouldn't be able to make it until 1 that afternoon. I was concerned he wouldn't have time to get the samples to the lab to get the results in time for me to schedule my installation for Saturday. He arrived a little early and was quick and efficient. I had my results in plenty of time. Unfortunately, the results were positive for asbestos, so I had to cancel my flooring plans. Frank was the bright spot in this ordeal and I would definitely use his services again and highly recommend him.

We needed the walls and ceilings checked for lead based paint in order to get a bid for a remodel. I found AARDVARK Property Hazard Analysis on Angie's List. I called Frank, who answered the phone, and we scheduled an appointment two days later. Frank showed up on time, happy and ready to work. He calibrated his special lead detector tool and began testing. He was extremely thorough! He checked all surfaces in my house which was something we decided would be helpful to know for the remodel work and also exposure to my crawling infant. This changed the scope of the project from walls and ceilings to that plus baseboards, crown molding, doors, door frames, cabinets, tiles, tub, exterior doors, exterior siding and floors. This additional testing added an hour to the time scheduled but Frank was accommodating and happy to complete my request for a more comprehensive test. Frank also answered questions and concerns that I had about how to deal with, for example, peeling lead based paint. The next day I received an email with attached files with the results (each time Frank took a sample it was clearly identified on a spreadsheet) and a report detailing what was found and provided the "thresholds, definitions, pertinence, and handling requirements" (quote from report). I would absolutely recommend AARDVARK Property Hazard Analysis and Frank Najafi.

Frank is a kind, warm person and true professional. Je comes with tons of experience and glad to share his knowledge. I learned so much from him about asbestos types and lead, and some general info about methods of professional removal for my education. He really cares about what I need to make the decisions.

I can't recommend Frank highly enough. There was a short delay in getting me my report after the first test and he gave me a 50% refund without my even asking. He then gave me a free post removal test and a walk through of my home to go over all the results. Frank is a man of great knowledge and character and he will go the extra mile to make sure all of your needs are met on time. He has a wealth of experience and dealing with these hazardous materials and can literally save you thousands of dollars in removal costs by advising exactly how, in what order and at what priority you should address your hazardous materials issues. I wanted to hire a company to test for mold in my house, because my wife had developed a chronic cough that seemed to be exacerbated when at home, and we had been told by her doctor and other caregivers that it might be mold-related. Frank Najafi, the owner of AARDVARK, offered to come out to the house at no charge and do a half-hour maximum "walkthrough" to see how much testing was warranted. I was truly amazed that he spent an hour and a half with me, looked extensively throughout the house, including the crawlspace, and the side and backyards, did an infra-red instrument analysis of the furnace/AC ductwork for proper insulation and a thorough examination of the basement and crawspace for mold resulting from prior flooding, and gave me a solid primer on most aspects of mold inspection and remediation. In the end, he felt there was no need for formal mold inspection and testing but recommended an HVAC pro have a look inside the ducting to see if a cleaning was warranted. No charge! He didn't want my money if there was no necessity for his services. This is an ethical company that values its good reputation on Angie's List. Frank's firm was professional, punctual and knowledgeable about asbestos. Frank followed up with us after the test was complete to make sure we understood the results.

We recently bought a 90-year-old house, are doing some renovations, and wanted to know where any lead and asbestos hazards might be. Frank came and did a site survey, walking through the house and testing a couple of hundred spots for lead paint. He also ruled out some scary-looking materials but noted that some old flooring material in the kitchen might contain asbestos. He took a sample and got us the results the next business day -- thankfully, no asbestos. Frank is very knowledgeable, informative, practical, and understanding. He spoke very candidly about the health, financial, and legal issues surrounding what could be a scary can of worms to open, and he really helped us understand the risks (and not-risks) in our old home. He helped put some fears to rest and gave us practical knowledge and solutions for it all. It was a little expensive but well worth doing -- and in the end, he knocked a little off the quoted price because he had to run. Thanks Frank!

Frank was our contact person from the first phone call to the actual visit. During the visit, Frank performed a very thorough inspection and used all kinds of tools, meters, and calibrating systems to test the quality of the air and to try to determine the source of the smell. He was very profession, thorough, and clearly invested in getting a good outcome for us. He followed up several times via the web, having done additional research into the cause of our problem. Overall, a terrific experience. Wish everyone everywhere was so professional! Strong recommendation.

This guy is nothing short of amazing! Frank clearly knows his stuff and has been remarkably helpful. I'm an "owner/builder" (read, I have no idea what I'm doing but I still bought a four unit apartment building) and Frank has given me insightful and incredibly helpful advice regarding how to approach a remodel in a pre-1970 building. He clearly knows that customer service brings people back. He has spent way more time on the phone with me than I've paid him. I wouldn't waste my time hiring anyone but Frank!

Frank Najafi did a safe and highly professional job of sampling a potentially hazardous substance. A very knowledgeable person, he accommodated our schedule, followed chain of custody procedures and promptly delivered the results to us along with his recommendations. The analysis came back negative for asbestos and saved us hundreds of dollars.

I first contacted Frank with my concerns regarding the acoustic ceiling in my utility closet. I wanted to get it tested for asbestos. At the same time, I also expressed my concern about the possibility of having asbestos in our air stream since we recently had our asbestos-wrapped ducts in the attic removed and replaced. Since I never did test my home after removing the ducts, I wanted to take some air samples throughout the house to confirm the ducts were removed properly and that the air my family and I were breathing was asbestos free. On the phone, Frank was very patient and took time to thoroughly answer all my questions. He is truly an expert at what he does. On the day of our appointment, Ralph showed up to take the samples. Ralph was great to work with. He was very helpful in explaining what he was doing and very knowledgeable as well. At one point during during our appointment, Ralph noticed some overspray material in the attic that he suspected might contain asbestos. He talked to Frank on the phone and they decided to have it tested - and they said they were going to pay for it. They even offered to take an air sample in the bedroom for free in addition to the three samples we decided on since I was concerned that maybe three wasn't representative of the entire house. This absolutely showed me they care way more about customer satisfaction than just earning a buck. After the test results came in (all negative), Frank was there at the end to explain the results and answer any other questions I had. Frank and Ralph are true professionals and I will not hesitate to call them in the future.

Frank was extremely intelligent, articulate, and a real expert in his field. He took a great deal of time to clearly expain how asbestos removal is handled and what steps I should take to determine if a property has asbestos. He is a dignified person who wants the consumer to know all their options. He told me that I would not need his services and directed me to two other companies that would suit my situation better.

This is my first review on Angie's list and I'm glad it's about Frank. He is everything you can look for when you hire someone: thorough, intelligent, friendly, honest and punctual. The best part is he really knows his stuff, inside and out. He came into my unit to make sure their was no asbestos remaining after the abatement company I hired finished. He comes in with his futuristic looking case with all kinds of instruments. He does a complete walk thru the property and inspects it very well. He takes pictures, draws diagrams and generally does his job very very well. He then puts all the information into a great report and sends it to you. I have used another Environmental clearance company who shall remain nameless. Frank is miles better. And he's prices are very reasonable. There's a reason he gets all the great reviews on here and I now know why.

We wanted to have our popcorn ceilings checked for asbestos prior to removal. Frank Najafi of Aardvark was very professional and always quick to respond to phone calls and email. His associate who came to collect the samples was punctual, courteous, and professional, and they provided our lab results the same day (we were told within 24 hours). Frank was very helpful in explaining the results over the phone and via email and recommended a vendor for abatement without my asking. He also provided the Angie's List discount without my having to ask. He runs his business very well, and I strongly recommend them.

Odd smell in new apartment. SUMA air canister test showed it to be toxic chemicals at unsafe levels. Frank and his team are Professionals that only inspect, test and make reccomendations. They have no incentive to find problems because they do not any remediation work.
