After reading the article about lead paint in older homes in the Angie's list magazine, I wanted to have my 1941 home checked. An air conditioner line leak in the attic had resulted in a water leak in one of my bedrooms. The leak was quickly repaired, however, the ceiling is in need of repair. didn't want that repair to begin until I was certain it was safe to move forward. I contacted Frank Najafi / Aardvaark via Angie's list in December, but due to the holidays, there was a bit of a wait until the analysis could be done. I am so glad I waited. Once we connected, Mr. Najafi was very professional, efficient, well-prepared, and thorough. He is not a contractor, so there is no bias. I now have a thorough report in hand and I feel greatly relieved to know my home environment is safe and good to go for the repair needed in the bedroom. The cost of the services was in line with the expertise I was hoping for. I highly recommend this service be performed by Mr. Najafi.

I was in the process of removing my baseboards and door/window casings when I was alerted that there could be lead based paint covering these surfaces. Worse, my plaster walls could possibly be hiding asbestos in the finish coat. Those are two of the scariest words for a home owner to hear. I call two companies and Frank was the only person to call me back! He spent 45 minutes on the phone calming my nerves and squeezed me in the very next day. He showed up a few minutes early so that he could start the testing at the agreed upon time. He worked methodically and left no mess. Frank even answered a ton of questions as I watched him work. Frank has resorted my faith in service professionals. He gives accurate quotes, returns all calls/emails in a timely manner, is willing to answer all questions and is a genuinely nice person to have in your corner when going though something like this. I was interested to buy a lovely home that was built prior to 1978. The seller already accepted our offer and we already were in escrow. For our peace of mind, we decided to have an lead inspection done because the house was built in 1964. I searched numbers of companies and sent email requests for the inquiry. Frank called me right way, and answered all my questions over the phone, and provided more than enough information without any pressure of selling the services. Once I decided to have the service done, he emailed me his proposal and went over the exact steps, estimated time for the service he would perform. At the job site, he showed up at house before me, and started prep work already when I arrived. Once he got inside the house, he went straight to work and updated me with the result right way! The work was done on a Saturday, and I received the full written report on Monday as he promised. The report was very thorough with all the information to help me making important home buying decision. As a result of his work, we were able to make conscious decision about the house. I wish all our service vendors were more like Frank. Professional, punctual, communicative, and an overall great value. I told him over the phone about the mold issue and how we needed to test for asbestos, and he was very accommodating on time and quoted about half as much as other testing vendors. He was extremely professional and got us everything in writing before and after the work was completed. He told us exactly what he was doing at each step, and was very knowledgeable about the laws and regulations and provided valuable information for us to think about. He really went above and beyond to make us happy, and even after he left he called back to ask if he could take one more sample just in case, so that if we needed it to be cleared, he could run it without needing to come back. We were so happy with Frank and with our first experience using Angie's List to find him.

Frank went above and beyond the call of duty. Although my apartment was a small job, he came out personally, as opposed to sending out someone on his crew. This was because he knew I had gotten burned by other inspection companies and didn't want me to worry about hiring someone I had never spoken to before. He is very well trained with many licenses and certifications. He also has many years of experience in this business. What others have said about Frank is true, he is a person of integrity. He will not collet samples unless he is convinced in his heart that this is warranted. Although he had a busy day and other appointments to get to, he spent over an hour and a half on the consult and examination. I would definitely recommend him to anyone who needed environmental inspecting without hesitation.

I called this morning with a question about asbestos sampling of drywall joint compound in a home built in the late 70s. After speaking with Frank for approximately 20 minutes, he explained to me how I could save money, never once trying to sell his services. This is a business model that is seldom found, but greatly appreciate. I almost never leave reviews, but this type of service deserves the exception.

Frank was extremely professional and answered all my questions expertly. Even after he provided me with test results, a report and my plan for abatement; he continued to be an invaluable resource for all my questions regarding asbestos, lead and federal regulations. I hired Frank again to make sure the abatement company completed all the work correctly and his team found items missed by the abatement company. In the end, everything was completed correctly and I was a very happy customer. Do not hesitate to hire Aardvark for all your testing needs, they are truly the best.

I contacted Frank Najafi regarding asbestos and lead paint samples/analysis I wanted done, before we began remodeling a 1931 house we had recently purchased. Frank answered the phone right away and explained his services in detail over the phone, and made recommendations as to what type of testing he recommended. He sent me a proposal that night, outlining everything he would do and the cost for said services. I made an appointment with Frank for a few days later. He contacted me via email to confirm the time and date. He showed up, as scheduled, and spent close to two hours going over the house carefully, taking samples, testing on site for lead based paint. We received the results from the asbestos testing the following day complete with a full report. All in all a very positive experience. Frank is a very knowledgable and professional. Would highly recommend him, and will certainly call upon him again, should the need arise.

FRANK IS THE BEST!!!!!!!! PERIOD. I wish we had more HONEST and knowledgeable people in construction business as Frank. VERY VERY VERY professional and was on time. I can tell that he has been doing this for multiple year and answered my ZILLION question with absolute professionalism and in clear answer which a owner like me can understand. We contacted Frank at Aardvark while obtaining bids for indoor air quality assessment; Frank's quote and services offered were the best of the three we obtained, and we were able to schedule the inspection within 5 business days (including a one day delay because of our availability). Frank took the time to walk me through the entire process over the phone, submitted a full quote promptly via email, and communicated with us clearly and consistently at all times, including instructions for how to prepare our home for the testing. The technician arrived on time, set up the equipment to draw the samples, and completed his work within the specified time period. He also completed a visual inspection for materials potentially containing asbestos; Frank also offered services to test physical samples of material potentially containing asbestos, but we opted only for the air testing. We received the testing results from the laboratory within 1 business day (approximately 24 hours after the test). Frank provided the test results themselves as well as a summary and explanation. We were very happy with the service provided by Frank and his technician at Aardvark, and would be happy to use them again in the future as needed.

When my mother called last month to tell me that her acoustic tile ceiling started falling down, my first thought was asbestos. My second thought was to call Frank. Within 30 minutes, he had a technician at her home taking samples and emailed me a report the next day. The report was all good news, but that's not why Aardvark gets 5 stars from me. Frank is a professional in every sense of the word. He and his staff are prompt, thorough, reasonable and genuinely caring. Dealing with potential hazards where one lives or works can be distressing. Frank is patient and caring, willing to educate the client on all the implications of the situation. And if remediation is needed, he is there to oversee the job and make sure that everything is handled well. 64I highly and enthusiastically recommend Aardvark. If you have to deal with hazardous or potentially hazardous environmental issues, having Frank on your team will make all the difference.

The person that came out and did the mold inspection was really knowledgeable and he did a good job. He found the problem; he found mold. The owner who was supposed to me a report did not send me the report. I was begging for it. I was supposed to get it within a week. It was over six weeks before he finally gave it to me. No contractor would come in and fix the mold until they saw the report. So I was just living here with mold because he wouldn’t issue the report and it was bad. The price was fine because I was not aware how much they would normally charge. They did the good job. They showed up on time.

We recently purchased an older home and were concerned that the flooring may contain asbestos. As we want to replace the floors in the kitchen, we thought it would be a wise ideas to have the current and older flooring (contained underneath a newer plywood subfloor) tested before we started the project. We found Frank on Angie's List and left him a message. He called back that same day and was able to come out two days later - which was a Saturday! Frank was on time, courteous and answered all of our questions. He explained what he was doing as he went. He ended up taking more samples than we originally thought but still gave us the price quoted. Very nice of him! We received our lab results back very promptly and Frank included an email with his analysis. I did have to call him with a few questions about what the results said and he was very patient and thoroughly went over it with me. Well - we started pulling up the floor about a month after we got our lab results and - lo and behold - we found another type of flooring! So, we called Frank back and asked him if he remembered seeing this type of flooring and he suggested that we take another sample. We agreed to be on the safe side. Frank wasn't able to come out this time, but he sent one of his employees (whose name I can't remember.) They fit us in so that we could work around the flooring schedule and the employee was just as nice and professional as Frank. Frank did not even charge us for this second test because he said that our peace of mind was more important to him. How nice is that? I very much recommend Frank and his company. I thought they did a great job and were very professional and highly attentive to the needs of a worried new home owner!

Frank and his assistant did an extremely thorough inspection of the home we are buying for lead and mold. There were known mold issues in the house. Frank explained everything very well in person and we were very satisfied with his communication. He would get a full A expect that the report was delayed by a few days. The report itself was very thorough and well-explained. We didn't investigate the pricing very much; mold inspection was reasonable, although lead inspection might have been a bit high compared to what we had paid for our home in Massachusetts. This was offset by the Angie's List coupon. I would recommend Frank especially if you have a little latitude in the timing; the report itself was very high quality.

Frank came through with flying colors. He is thorough and very kind. He has supplied me with a full report and much help on finding the people to help me clean up the mold, legalities, etc. I definitely recommend him.

When contacted Frank and explain that we are in escrow not need to give more explanations. Frank schedule the appointment for the next day (it was Friday after 4 pm when I called). The technician Luis G arrived at the location on time. Immediately put on his suit and entered the enclosed space below the property. All his material was at reach, there was no time delays. His opinions and language were very professional. He described the pros and cons of the findings. Once the samples were collected and the job was officially done, the payment was made. Luis G the technician, explained the frame time needed to get the results. The time was very accurate and the report was e-mailed by Frank. We called Frank after we realized the environmental company we'd used while in escrow was not properly certified to inspect for asbestos. When we explained what had happened, and told Frank that we needed to move in two weeks, he was very accommodating and did everything he could to make sure we moved forward in a timely manner. Frank was polite, professional, and very knowledgeable. We could tell right away that he takes his job very seriously. He even worked closely with our abatement company to ensure they did a thorough job, as we had told him we had a young daughter with a history of respiratory illness. Frank also went out of his way to get our samples to the lab so we would have our clearances as soon as possible. We would highly recommend Aardvark Property Hazard Analysis to others and would absolutely use this company again in the future.

Based upon Angie?s List rave reviews, I called Aardvark. Right from the start, it was clear that Frank was an extremely knowledgeable professional. He explained the lead testing process in great detail and patiently answered my questions. We set up an appointment that afternoon. A technician came to my house for testing and to collect paint chip samples. The samples revealed that there was lead in the top paint coat and any sandblasting would have to be performed by an EPA lead certified renovator. In addition to sending me the test results, Frank also prepared a thorough detailed report. In short, you simply could not ask for a more thorough, patient and knowledgeable professional. Frank Najafi is top notch.

Frank, I'm so sorry it took me so long to write this review! I can't even remember now what the cost was (hence the 0.00). What I do remember was that Frank was amazing. We ordered the most basic level of service, which I think was supposed to be 30 min of quick instrument based lead tests (no soil or dust swabs). Because of the potential legal implications, Frank recommended that we clear this with our landlord first and ask him to be present for the testing, which we of course did. Frank was extremely thorough, and most importantly for me, extremely patient in explaining to our landlord the dangers and how to take care of the problems. I walked the right line of making clear that it was important, but that it was at the same time fixable. In the end, he was there for well over an hour. Still, I came away from the situation rather freaked out, so called Frank to talk to him personally, without my landlord present and "off the record". He gave me very helpful advise, both in terms of what the law required and EPA recommended, but also in terms of more down to earth reality and what he would do if it were his family. Finding people like Frank is why I signed up for Angie's List. Thank you Frank!!

This is the second time we have used Frank. We are setting up inspections for new house we are buying and he offered to come for a quick look to see if he would need to do any further, time consuming exploration and testing on the property. He was on time, very thorough, and extremely knowledgeable. He had an extensive list of what he was looking for, and was able to explain why and how he came to his conclusions about the house. He was happy to do more testing, but told us why the house was in such good shape, that in his professional opinion we didn't need more testing -- basically saving us a lot of money on unnecessary work. On top of that, he didn't charge us.

I was in escrow on a house, and my general inspection revealed possible asbestos containing materials in the furnace filter. On the strength of his Angie's List reviews and a referral from an abatement contractor, I hired Frank to do an asbestos inspection and sample collection/testing. Frank was exceedingly patient as I rescheduled our appointment 3-4 times (the sellers were being difficult), and was able to come out on very short notice on a Sunday when I was finally given a time at which we would be allowed to do the inspection. Frank's expertise was clear from just a few minutes of talking to him. As an example, my real estate agent keeps a list of recommended vendors (which Frank/Aardvark were not on). Ordinarily, multiple positive experiences with a service provider are required before anyone will be added to the list, but by the end of Frank's inspection she had already concluded that he was better than the current asbestos inspector listed and ought to be added to the list. I received the test results and inspection report exactly when they were promised, and throughout the process Frank was willing to give me his honest opinions on how bad the situation was and what would be needed in terms of abatement (even revising those opinions as we gathered more information and he considered further, showing an open-mindedness that I appreciate). He also gave me detailed feedback on possible abatement contractors, although ultimately I decided that the asbestos contamination made this house not the right one for me. Two months later, I'm in escrow again, with another possible asbestos issue noted by the general inspector. To my dismay, Frank was too busy for the job this time, and I had to go with two other firms instead. However, Frank very generously offered to consult with me by phone/e-mail as needed, even though I wasn't paying him this time. Having now had the opportunity to work with three well-reviewed asbestos inspectors in close proximity, I can easily say that there's no comparison. Frank's knowledge is far beyond that of anyone else I've encountered in the field, he takes much more care with his work, and amazingly, he is significantly cheaper than the competition! If you have any kind of asbestos problem or concern, Frank has to be your first call.
