We are very happy and satisfied with Schultz Property Inspection. Bill inspected our new home and he was very thorough, completed a walkthrough with me, and answered all my questions.

HIGHLY RECOMMENDED: Schultz Property Inspection. My regular Top Dog property inspector in the "high-end" Coachella Valley area is the excellent Tim Hemm. He was unavailable on 15 June when I needed a home inspected in Rancho Mirage. My great RedFin Buyer's Agent, Lisa Singer, recommended Schultz Property Inspection. Lucky me! First, kudos to Lady Vikki Schultz who handles front-end scheduling, service engagement and payment. Simple, easy and convenient online. Then my real estate agent met Master Inspector Bill Schultz at the property for inspection. Sir Bill found, documented and reported all the good, the bad and the ugly of my to-be "adorable" property in a deluxe Rancho Mirage gated community that I was about to buy for a fist full of dollars. If your pending dream home is truly "adorable", Sir Bill will confirm same. (I hope to have this happen to me, some day!) If not, Sir Bill WILL FIND all the things that the glossy-edited listing photos didn't show, what you and your great realtor didn't see not to mention what the Listing Agent nor Owner didn't pre-disclose (shocking). Believe me, you won't see what Sir Bill will show you, if it exist..."Bless his heart"! You then can decide if you want to pay the "Move-in and Enjoy" market price you contracted for, even if you thought you "got-a-deal", renegotiate or cancel per your Inspection Contingency, or pay the same excessive price for the Fixer-Upper/Rehab house you may be about to buy! Net, net, kudos to Sir Bill Schultz too. You sure earned your money, my new friend. (You, the reader, could have saved time by just taking my advice in line one above. And if it isn't obvious, I don't tolerate incompetence nor suffer fools: Choosing Schultz Property Inspection is a no-brainer!)

This responsive, unbelievably thorough, uber-qualified wife/husband team has performed four inspections for my partner and me. They not only see SO MANY things others miss… they are incredibly nice and immediately responsive in the process. I recommend them totally/completely/100%, and trust everything they say and do. We have been using Schultz Property Inspection for over 20 years! Bill is very thorough and when he gives you the inspection report there are pictures to explain the issues. As a realtor I have to give three names but I always point to Schultz as the BEST!

Bill was very knowledgeable and thorough. He was great at explanations at the end of the inspection, and was available for questions after; I did need to contact him to clarify a few things as I was asking the seller for repairs. He was very kind and generous with his time.

Bill was punctual and made sure he covered the whole property to make sure nothing was missed. He was very thorough and checked to make sure that everything that was wrong was pointed out to ensure I knew what I was buying. I selected this company because of positive reviews here as well as some Facebook groups. The process was so smooth. My real estate agent set up the appointment - was able to get an appointment when we needed it (that upcoming week). I was told they only do two appointments a day (morning and afternoon) so that enough time can be spent at one location. Bill was right on time at the house (early, I think) and I was there during the 3-4 hour inspection process. He told me he would go about his work and stop and show me anything that was major. He periodically pointed out a few things during the inspection and answered all my questions. Very nice and friendly to work with. He told me his opinion of a few things in the house, whenever I had questions. Payment was easy as he accepted a credit card right after the inspection (at the house). I would hire Bill again in a heartbeat. The electronic report was emailed to me late that evening! I had a few follow-up questions over email and Bill responded very quickly. We had a situation where he had to return to the house for one small inspection piece (electrical box had a strong lock on it from current owner, couldn't cut it off) and he was able to do the inspection right away.

the inspector was very though in his work. very detail was addressed. he answered any and all questions that I had. He Was very helpful providing me with information about maintenance of the property.

Excellent... very thorough... review of home and property inspection completed on behalf of (us) the buyer. Although there were no (extraordinary) issues found with the home, the inspection yielded a multitude of maintenance type items that resulted in repairs and credits for the home purchase. I recommend this inspector and would never purchase a home without this service.

This is the 2nd time using Schultz Inspection. I am the buyer. The house appeared to be in good condition but the inspection found everything that needed to be addressed. Bill Schultz doesn't have or give attitude, he gives his findings and opinions for your action. The plumbing and electrical problems were presented without scare tactics. This meant, that I could have the repairs addressed without feeling rushed or scared off. I'd rather know the real condition of the home. He provided an extensive report with photos that I can show to the plumber. His report helps you feel confident about buying a property.

I am entirely pleased with the inspection services provided. I would use the services again. I would highly recommend this company to anyone needing a property inspection.

We're on time, totally pleasant, very thorough, reasonably priced ... and even stopped by two times after, when they were in the area, to address follow-up questions I had. Would recommend them heartily; in fact, they just did an inspection for one of my neighbors.

I cannot speak highly enough about the services provided. The first house inspected had many issues; quite a number of them were not easily detected to the average person. Bill took his time and meticulously documented each issue. He stopped several times to speak to me about what he found and, when possible, to show me. His thorough inspection saved me from making a home purchase that would have caused me many headaches down the road. I immediately went and found another home and once again used their services. I received my inspection reports by the next morning at the latest and they were very thorough, with pictures of every item documented. There is also a summary of findings at the end. If you are purchasing a home, I highly recommend you use Schultz to perform a home inspection. Home sellers might also consider using them since you will know in advance if you need to make any repairs to sell your house. A+ all around!

Bill performed my home inspection before I made the final deal in purchasing my new home in DHS. He was promptly on time, super nice and very through! After the inspection he took the time to walk me thru the house and answer all my questions as well as point out areas he had seen that may need some work. And also let me know the good things that helped put my mind and remodel budget at ease. Once the final report was emailed over, I found I had a couple of more questions. Schultz Property Inspection was recommended by our real estate agent. He told us that Bill is VERY thorough, and we can now confirm that. As a buyer, that's what we were looking for. Bill takes the time to explain his inspection process, and was happy to have us follow him throughout to ask questions and get his take on each item he was looking at. He was very accommodating in answering our questions and offer explanations on the features of our new home. Our home is a new construction, so we did not expect him to find as many items as one would with an older home. In fact, Bill seemed a bit disappointed there were not more items to note! Part of the reason we chose Schultz was the fact that they offered both electronic and hard copy versions of their report. Also, scheduling and followup with Vikki in the office was outstanding. In fact, Vikki hand delivered the hard copy of our report to our home. Now that is service! Would highly recommend them as a buyer...and be concerned if I was a seller!

We are very pleased with the results of Bill's (owner) inspection.He recommends that you accompany him and explains things that he see's. Long time Cathedral City resident with knowledge of local problems and conditions that may effect your home. We received his report electronically and then I printed a hard copy so I could make notes on it. Photo's of problems accompany written description; makes it easy to visualize the problem. Report is very descriptive and is broken to into three parts; the first is overall report findings, next is recommended corrections and lastly is safety concerns/corrections. This report is a must for establishing repairs or price adjustment if you are purchasing the home. It also provides me with a list of minor/major repairs that I can prioritize. Great personality and knowledgeable; was on time and ready to go at scheduled time. We highly recommend Schultz Property Inspection.
