I've been really impressed with the quality of the work I received from The Foundation Works, but what really sold me was how they followed through on all my concerns to make sure I was completely satisfied. They even came out to my house to fix a few loose wires that were dislodged during the construction. It's rare to find a contractor that truly delivers on what they promise, but The Foundation Works definitely came through. I would absolutely work with them in the future and would recommend them to anyone with foundation needs.

We've recently experienced cracks throughout the drywall in a house we purchased last year. Seems as though our house has been shifting quite a bit which led us to believe there are foundation issues. After receiving a 18K proposal from another foundation company we called FW. They came out within a few days and were incredible. At no cost Matt came out and provided an incredibly thorough report on why we're experiencing these issues. First off, we have expansive soil and too much moisture is making it's way underneath the house. #1 root cause and fix relates to drainage which as Matt explained there are things we can do ourselves to help prevent this from happening. We also had a recent pipe burst under the house which compounded the issue. Instead of trying to sell us on an immense amount of work related to the foundation they were very honest in assessing the issues and prescribing realistic remedies. All in all they sent us a proposal to adjust some of the piers under the house (replace 1), fix some cracks in foundation, and a few other minor things. Most importantly they suggested we fix drainage issues (ourselves or another company) around the property to try and limit the impact of settling. Their proposal was 3.7K and we'll likely move forward with the proposal soon. I highly recommend using these guys.
Description of Work: Foundation Works came to inspect our foundation at no cost. After receiving a 18K proposal from another company to basically retrofit and bolt-down our entire house we opted for a 2nd opinion and certainly glad we did. Matt, the inspector from FW, was incredibly professional and knowledgeable. He spent a few hours at our house trying to pin down the root cause of our issues and did a fantastic job explaining to us what needed to be done and got us a proposal with very detailed explanations later the same day.

It went very well. Showed up on time and finished on time. Very professional, Organized, I had a water aste line break while they were working and they even fixed that for me. although it was just temporarily. Good Company. Would use them again in a flash.

I had a top notch experience with The Foundation Works. The inspector, Brad, showed up on time and performed a lengthy inspection of the property and foundation. The inspection yielded no major issues--in fact Brad indicated that the foundation was in very good shape. My goal was to bring the retrofitting to current code and Brad wrote up a very clear report outlining what that would take. I had several questions in relation to the report and when I posed them, Brad answered promptly and thoroughly. Scheduling the work was easy. Danny and the crew also showed up on time each day and went right to work. When at the end of the job I asked for photos of the work, Danny came out specially to take those and made it extremely convenient for me to set up a time to do that--this after the job was completed! What great customer service The Foundation Works provided from the inspector, to the crew, and the office staff; they even thanked me for my business! I can't remember the last time I experienced such great customer service. I highly recommend The Foundation Works.

We just purchased 1940's home that has some fairly slanted flooring. Our home inspection didn't turn up any major foundation issues but because the floors were very indented in one area we wanted to get foundation specialists in to make sure nothing major was going on. Brad was punctual, courteous, and thorough. He spent close to an hour surveying our foundation in, around, and under our house. At the conclusion of the inspection, Brad summarized that there were no major issues with our foundation. Houses move over time, and we live in an older home and as long as the appearance of our slanted floors doesn't bother us (it doesn't), then there's no reason to do anything about it. Even when we suggested that we may level out the floors at some point, Brad explained to us the pros and cons of doing so down the line. The best part was that Brad found a plumbing leak under our house from some shoddy fixes from the last owners. I'm glad he found it so we can nip that in the bud! I would highly recommend this service to anyone looking to get their foundation checked/fixed.

Brad and the other inspector(sorry i forgot your name), came to my house and got right under the house to a**** the situation, They were dressed in the outfits that one would think becoming of a foundation inspector. They gave me a bid that read like a well written short story about the end of the lifespan of my concrete. I brought in a structural engineer(loaned to me by shai butel, my windows guy), he agreed with Brad's assessment of my issues and told me that the price was a great deal. I didn't hesitate, foundation works was on the scene. Renato, will, isaac and johny worked very hard and with a professional attitude for 10 days at my house. They dug by hand into 5 gallon buckets to get out the 20 YARDS!!!! of dirt. Dedication! They dug out the foundation areas and when the truck came with the cement and the cement mixer they were formed and ready. I am thankful for their efforts, i have piece of mind.
Description of Work: Replace 16' of foundation, added wood beams held up by 4x4 in piers for added support, corner block under the foundation in front area, replace shear wall where her was water damage, underpinned area of the cripple wall, dug out and removed 20 yards of fluff dirt

The technician came out to take a thorough survey of the condition of the foundation, and produced a detailed report and estimate. While we were initially planning to just have the house seismically retrofitted we then also decided to have the cracks in the foundation repaired to prevent further cracks from developing as the concrete foundation is not reinforced. After the City approved the plan with Foundation Work's proposed remedies, the crew came out on time and worked for four days. They covered the lawn with a tarp and laid out their heavy hardware (anchors and braces) with military-like precision. After finishing their work they cleaned up everything without leaving a trace. A few days later, upon final inspection, the City inspector signed off on the finished work. A plumber who worked under the house later was impressed by all the heavy hardware that has been installed. If I ever bought another house, I would hire The Foundation Works again.
Description of Work: All work was performed in a crawl space under the house (built in 1925). Seismic retrofitting: "bolting" of the wooden house frame to the raised concrete foundation. Foundation repair: bracing of cracks in non-reinforced raised concrete foundation.

I thought the price was more expensive than I expected but I had nothing to compare it with. I felt that they seem to be professional and know what they were doing so I went with them rather than someone that was cheaper. They send out e-mails that have to about things that have to do with home foundations. They were good. I was pleased with how they worked. I haven’t had any problems with the work 3 years later. They gave me some good information and advice when they were working on it so that was helpful.

The inspector who came out was Matt. He was an excellent gentleman, and did a fine job of inspecting. The inspection was free and they did an excellent job. They gave an honest inspection, and didn't come up with stuff that wasn't there. I would definitely recommend them. The pricing was excellent, and I went online and compared their price with others. I am going to have them do the work for me, as soon as I have the money together.

This was an excellent experience. From the staff in the office, to the inspectors, to the foreman on the structural repairs team - each individual was professional, courteous, helpful and informed. Scheduling the initial inspection was a breeze. The two inspectors arrived at the property on time. Brad, the senior inspector, explained what they would be doing and that they would give me a same-day verbal analysis followed up by a written report and estimate. They did exactly that. After checking the inside, outside and crawl space under the house, Brad explained what foundation issues they had found and how they would recommend correcting them. He answered all of my questions, pointed out that the major concern was a drainage issue and that Foundation Works could quickly and easily repair the foundation. He said if I needed/wanted a referral to someone who could correct the drainage problems, they could give me one. The follow-up written report and estimate arrived the next business day and basically detailed what Brad had discussed with me initially. I was not able to schedule the work right away, but when I phoned to do so, they were able to work my project into their schedule quickly. I received a phone call from the job foreman to let me know when I could expect them on the site, which was appreciated since I could not be present for the repair work. When I arrived, work was completed and everything was neat and orderly. I would definitely use this company again and recommend them to anyone with foundation concerns! Thanks Foundation Works! They were very punctual and came right out. After the work was complete, I had an inspector come out. He said that it was a substandard job. He said they hadn’t filled the cracks with epoxy and instead only covered up the cracks without enough bracing. According to the inspector, the standard is to put two brackets per crack and they only put one. I had to pay for the new owner to have another company come and re-do the work.

In reviewing the comments here, I was certainty disappointed to find no indication of your having contacted us upon receiving such contradictory information. If someone accused the work of being wrong, why would you not query the company who performed it? As the Summary of Findings describing the work on your foundation clearly states, there are two repair methods for remedial crack repair, only one of which involves epoxy injection. As is often the case, different tradesmen have different opinions of what constitutes a repair but we would have gladly come back out to have any claims of sub-standard workmanship substantiated. If something was wrong, we certainly would have corrected it for you and at no cost, but it seems that you instead took the route of not letting us know you had concerns and instead simply decided that a poor rating was fitting for us, case closed. Please note that of several hundred cumulative reviews here and elsewhere on-line, you have placed yourself in a tiny minority of people who feel they had the worst possible experience, thus an F rating. We are here to stay, our roots are deep, and my team is delivering high-quality work consistently. If there ever is anything that causes concern, we take full and fast responsibility for it and make sure we keep our word and make good on our promises of delivery of high level service. However, we can't do that if you don't reach out to us to let us know there is a concern. I'm sorry that you didn't know that a simple phone call or e-mail would have clarified this fast and correctly, if anything was actually even wrong. We got a bid on foundation work, retrofitting and some slab work. Keith was knowledge, professional, and did not try to over sell. He was responded to our questions in a timely manner . If all we needed was that we would have gone with this company but we had other issues as well.

They were really excellent. I was under complete stress because I had just inherited my parents house and I just figured I would automatically renew their house insurance, but the insurance companies do not go that way. They came out to inspect the house and because we are in the earthquake country they wanted to make sure that the house was bolted to the foundation. I remember my parents having some problems with getting insurance. It was really a very strange time for me, because the guy from the insurance company left and told me you have to get the house inspected and I said well who do I call and he could not give me an answer and he left. I did not have my computer that night, it was at work and I am sitting there all that night just under stress because you cannot find out information in the telephone books as they do not tell you a thing. So, when I got to work the next day I started looking around on the web and up came The Foundation Works. They made a thing on the web page where they said they were on Angie's List, so I got out my Angie's List account and I called them. They were so good. They came out within two days and the guy came and he explained things about my house, telling me that he was sure that I had bolting because my house was built in 1937 and he said 1936 is when LA had passed a law that houses had to be bolted, so he was sure I had one, but he had to go underneath the house. The insurance guy came and handed him a camera; a picture had to be taken of this bolt with the insurance company camera. It took him a while but he found it, came back out, everybody was happy including the insurance guy and we looked at the picture and then the guy came back in and he was telling me about my house and how things looked really good. He was just really nice. Because it was my first call on Angie's List there was no charge. However, every other company that I looked on the web it was going to cost me an arm and a leg and of course I was just going crazy. So, I got the insurance. About two or three weeks later I get a letter from the insurance company canceling my insurance and I thought what is this. The reason they were canceling was because when the guy tried, he had seen the picture himself, to upload the picture the picture did not come out and so the underwriters would not accept it. It was just this horrible mess. So I called The Foundation Works, the guy came out again and the insurance guy was here, he had a new camera, the guy had to go back underneath the house and he took the picture again, still no charge. They are very nice and very professional. He knew all about how houses are constructed, etc.

Keith, our inspector, was prompt, very professional and a true pleasure to speak with. I set up the appointment for Foundation Works to inspect our newly purchased home, and to evaluate some cracks and settling we were aware of but concerned about. Keith put us to ease and candidly assessed that the settling is there but that the issue is primarily drainage. Keith recommended a drainage contractor and did not charge us for the inspection. Foundation Works is the type of non-alarmist contractor that will get my business in the future if a more significant issue presents itself, or if we decide to do an earthquake retrofit. The reviews are consistent with what I was looking for, and the peace of mind it bought us to have the inspection done would have been worth the money. I

The Service was exceptional. The very pleasant and professional office staff made the appointment and they agreed to come out the very next Saturday after I called. He arrived a few minutes early and even removed his shoes to please my wife when he entered the house. Together we walked the interior of the house and he explained what he was looking for. After crawling under the house he thoroughly explained why even though we had a few problem footings that they really aren't much of a problem. The only negative would be we never received the report, but I haven't contacted them yet so they might just be very busy. Thank you Foundation Works! We will definitely use your service in the future.

Before proceeding with updating my 1942 house, I wanted to confirm that it was properly bolted to the foundation. Brad from The Foundation Works arrived promptly and, after a visual inspection, proceeded to give an honest opinion of the condition of the foundation. I couldn't see the foundation myself, so it is rare to receive a recommendation that isn't filled with scare tactics. I chose not to have work done, but would highly recommend this company.

i had read a lot of the reviews on angies list about this company and read mostly rave ones , after having them come out to the house which i thought for sure was crumbling beneath my feet i can see why. Tom (the owner) came on time, inspected the outer & inner parts of the house before crawling under. upon his inspection when he finally reappeared he told me that the foundation was fine and suggested just some minor fixes that we could do ourselves to alleviate the issue i was having. he couldve sold repair work but was very honest.

I received several estimates to repair this foundation but none of them considered that the building was built in 1923 and that I wanted to preserve the original charm of this nearly 100 year old building. The predominate attitude of the other estimators I dealt with was ?why do you want to preserve this dilapidated building? just replace it?. The Foundation Works stood out from the rest of the contractors. Tom (the owner) was willing to invest the time up front with me to give an honest assessment of my situation. I did not feel talked down to or pressured to do the repair. This building had a couple of unique aspects which I felt were important to handle carefully. In the end I felt that Tom?s assessment was the only one that addressed my concerns instead of trying to override them. The work performed consisted of constructing a sister wall to the original perimeter wall, building new shear and cripple walls, and installation of a small cantilever (to support the rear of the building). The crew pinned, blocked, rebarred, and tied the whole foundation together to greatly extend the useful life of the building. From estimate, to fieldwork, to completion of the repair, The Foundation Works (Tom, Myron, Cristian, and their crew) took special care to preserve this building in its? original state while doing the critical work necessary to extended the life of the existing foundation. They were professional, diligent, all english-speaking, polite, and focused. They cleaned up everyday and their work was completed quickly. I wish all contractors would do business in this fashion and although The Foundation Works was not the lowest bid I received, I will use them again on another rehab I?m doing of a 1920?s property. I encourage you to read the other reviews here and know that you are dealing with a professional, courteous, reliable company.
Description of Work: A 2 story garage/guesthouse (located on the side of a hill) had a badly rotated perimeter wall which was cracked so badly that the 2nd story walls were buckling and the floor had a 5 inch drop across 18 feet. The building was approaching the point of failing.

We just bought a home that we knew needed some foundation repairs. We were referred to Foundation Works and they were great! Keith inspected the property on a Friday and we had the work completed the next week. All the work was done in less than 4 hours. John and his team were very punctual and overdelieverd on the day the repairs were done. Overall great experience. We will use them again but hopefully we wont need to. :O)
Description of Work: This is from inspection and what we ended up doing. Per inspector, I found the perimeter concrete foundation to be in need of repair in many (13) places. At these locations, there are cracks in the concrete perimeter stem wall that are of a size that warrant repair. We will be repairing 12 of these with a process known as a “pin and plate” repair. This basically involves installing large steel pins into the solid concrete adjacent to the damaged area, filling the gapping of the crack with either epoxy or high-strength mortar, fastening large steel plates/straps over the damaged area and then fastening these two component parts together to constitute the repair. For the other crack, we will be employing a more aggressive approach known as a “pin and pour”. This is a process where we will be excavating beneath the foundation, epoxy embedding rebar into the existing walls adjacent to the crack, building a temporary form around the damaged area and then pouring a new concrete wall next to and under the base of the damaged section of the existing wall.
