Stop searching and call the Foundation Works right now! Let me explain why: I hired Foundation Works right after I bought my house in 2013 because the 1929 foundation was in need of some repair. At the time I did not have the funds to complete everything that needed to be done so I chose just to replace about 20 feet of the foundation at that time. The crew that did that job were excellent, fast, efficient and the work was completed with all the necessary permits. Fast forward to July of this year, I called the company and asked them about completing the rest of the work though I was a little worried that since it had been 2 years that the original estimate may change. The owner, Tom, came by and not only did he honor the original quote he actually under bid himself and was able to offer me an even better arrangement!! Tom spent 2 hours with me that day investigating every square inch of my house. He also came inside and we looked at how the bones of the house could be understood from door frames and little cracks here and there. As an avid HGTV fan I asked him a thousand questions about all kinds of stuff (most of which had nothing to do with the foundation!) Tom was so interesting and knowledgeable and genuinely interested in my house and teaching me. In that time I could tell that he got to know my house and me and that the quote he gave was tailor made for my unique situation. When the crew arrived to do the work they were as awesome as Tom in skill and personality. Each guy on Steve's crew showed great respect for me and my home, they arrived on time, worked hard and you could tell that they love their job. On the last day of work we had a sudden crazy downpour of rain, not only did the guys hustle to protect the work area they also jumped in and helped me cover some things in the yard that would have gotten ruined. These guys are so great you can just give them the keys and go do your thing without having to wonder what's up. Tom checks in often and is always available to answer questions. When it came to say goodbye to the crew we all got a little teary eyed, it was like saying goodbye to some good friends. In the end, the work was beyond amazing. When you look under my house it's like brand new. Not only did they completely upgrade my foundation but they also took great care to make it clean and safe. I could go on and on about all the little extras that Tom and his crew did for me. You will not find another company that will treat you with the amount of professionalism and attention, kindness and humanity. And if you don't care about those things then also let me reiterate that they will also do excellent work at a super fair price and they will not skimp and they will go above and beyond to make your house perfect. Keith was great. He did a thorough inspection of my foundations (house, garage) and gave me some great pointers. I can't do the work at the moment, but he gave me some great tips and suggestions on how to stave off any future foundation damage and erosion. Our house is on expansive soil, so that there are occasional cracks in the walls (especially after all this drought). We wanted to be sure it wasn't a foundation problem, so we called The Foundation Works. The initial inspection was done by Myron. He was absolutely super. He spent a good amount of time being sure we understood what he had found and how he felt it should be corrected. He divided the job into 3 separately-priced sections, so that we could decide how much we wanted to undertake. He was very forthcoming when talking that out with us. He even sent us a color-coded map of the crawl space with the targeted spots identified. The contract he subsequently sent was clear, thorough, and easy to understand. The team was very professional: on time, polite, respectful of the house where they stored their equipment and used the outside water. There was a relaxed but purposeful atmosphere as they moved through the process. Especially, I would compliment Ian in the position of foreman. He was so well-informed and kept me so well-informed, so that I understood what stages the work was at, as the noise progressed around the crawl space. His communication was so clear and friendly yet professional at all times. Clearly this company is not out for your dollar, but rather to provide an 'informed' service that the client understands and feels confident in. I whole-heartedly recommend them.

Bolting was something we really wanted to get right. We got a cheaper quote from another provider, but the work he wanted to do was less in scope, and his inspection was quick. Keith from Foundation Works was highly responsive and did a really detailed inspection and quote, and he explained everything in detail. The team that did the work was available almost immediately, and they were done in not much more than two weeks, after spending nearly a week on site. I was very impressed by the foreman - explained everything as they were doing it, including the city inspections - and his team worked really hard.

The Foundations Works is probably the best choice for any foundation needs. We noticed several cracks in our home?s foundation so we contacted The Foundation Works for an inspection. Myron came by and conducted a thorough inspection of my home?s foundation and provided many recommendations to address drainage issues from rainwater that caused several cracks in my home?s foundation. The pricing for the repairs was very reasonable for all the work that was provided. We did contact another foundation contractor earlier and the inspector spent half as much time as The Foundation Works inspecting our home and gave s an estimate of over $9,000 of repairs?we are so glad we did contact The Foundation Works. We scheduled The Foundation Works to perform the repairs and all repairs were done to our satisfaction. We sent pictures (via email) to Myron before and after the work was done and he answered all of our questions very thoroughly. In summary, we are very satisfied with the excellent service provided by The Foundation Works.

Keith was prompt, friendly and professional. He did a thorough inspection of the foundation of a 100+ year old home we were in escrow on, and when he had to deliver bad news (very bad news) he did so gently and thoughtfully. We are grateful to this company for identifying the foundation issues in a detailed written report so we could make the very difficult decision to walk away from the deal.

We needed a quick turnaround because our insurance company would not cover our newly purchased home until the retrofit was completed. The foundation works came through with a seamless job - we didn't even need to be there. They coordinated with the city inspector, and provided us with the necessary paperwork to get insurance coverage.

Here is the gist: Anyone who doesn't get a bid from Foundation Works is a complete idiot. Alpha Structural come out to my place and tried to get 100k worth of work out of me (for a house that's only 1200 square feet). I told Alpha that that's crazy. They reduced it to 70k. Realtors told me to get a second opinion. Thank God I did. Foundation Works told me that my foundation is working as it is supposed to and that currently there is no need for caissons. They could've charged me hundred for the assessment but didn't. They could've seconded the opinion of Alpha and underbid them to get the work but didn't. Foundation Works is a class act. I was extremely appreciative of the time they took to explain why foundation is ok and why the cracks on the wall were related to something else. They were very thorough persuading me out of a 100k job I was convinced I needed. Like I said, if you don't get an opinion from Foundation Works, well, then you only have yourself to blame. We need more honest businesses like Foundation Works out there.

They did a free inspection and wrote a detailed report of their findings. The repair work was professional as expected. They arrived on time, took a couple of hours and provided pictures of the job done. Very satisfied!

Quote process and work was excellent. I did have a bit of trouble with the finish work. Having never done this before I was unaware that the stucco finish was not covered in the contract and that I need to have an outside company come in to perform the finish work. Probably my fault for not knowing to begin with. Price was comparable to other quotes I received.

Our house was sitting on top of the foundation squarely but was not bolted in place. Foundation works had done the initial inspection before we purchased the home, identified the problem, explained it to us very well, and wrote a report that helped us get money back to pay for the work as part of the purchase. The work was done quickly and professionally just before we moved in. So far, the house hasn't moved anywhere.

I got quotes from three contractors to fix our foundation. We went with the Foundation Works even though they were a little more expensive because they also suggested running a new support girder under part of the house that had been remodeled and we figured this was a good idea given the age of the house and the nature of what had been done (heavy kitchen installed). The guys who did the work were great. Work started on time and was finished within three days just as quoted. I work from home and was around the entire time the guys were working. Neat and tidy, very professional and polite.They ended up pouring a lot more concrete as part of the repair and they didn't charge me more for this. Only one small issue; when we had a recent termite inspection two of the wooden stakes from the forms for the concrete were still down there (fused into the concrete). This looks like it was necessary given the nature of the repair and the exterminator treated them with a preventative solution. I would suggest to anyone getting foundation work done to ask the contractor afterwards if any wood was left down there as part of the work (we are a bit uptight about the crawlspace being clean, admittedly). Overall, I was very pleased with the work done and have recommended the FW to friends.

The inspector, Keith, did a good inspection. He was on-time, if not early, drew out the perimeter of the house while waiting for the set time and gave me his opinion about the foundation and what to do and what not to. Based on the inspection I proceeded to close escrow. I continue to learn a lot about protecting the foundation from Tom P.'s emails afterwards.

The job was fantastic; two days later we had an earthquake and everything was fine. They were very thorough and very fast.

I've owned three houses over 100 years old, so I'm used to large complicated projects with unexpected complications. This project went extremely smoothly. Although it went a little beyond the deadline, it did not go over the contracted price. The work done was excellent. Even the city inspector commented on the superior quality. And the best part was the workers and our interactions. Christian and his crew were respectful, polite, helpful, good communicators, made sure everyone knew even the slightest detail. Every one of them acted as if they owned the company and that my satisfaction was their highest goal. They cleaned up every night and, I thought, went beyond the specs in the contract to make sure my house was left in excellent condition. On one occasion, Myron came to inspect the job and somehow got involved in helping me get my sprinkler system to work. I can't recommend this company highly enough. I want to give it ten stars instead of only five.

Excellent service and trustworthy! Lots of people in this field exaggerate repairs. Only company I found that was looking out for your best interest and not just their pocket books. Will use them again and again for my other properties.

He came the next day, did a thorough examination of our foundation, which we paid for to expedite the sale, with the understanding that the buyer may or may not choose to use his retrofitting service, hence the 150.00, which was quite reasonable considering the detailed explanation we got of the foundation, including the soil under the house. He was not only quite knowledgeable, but understood that we were not and explained everything we needed to know very clearly. The very next day he emailed us a detailed report with pictures, and an estimate on retrofitting (bolting) the house to the foundation, which we were able to share with the buyer. A very pleasant experience in a trying time. He did not look down his nose at an older home, either. I heartily recommend him for the work he did, and have confidence that his company would do a good job of retrofitting the foundation.

The company responded promptly to my request for a proposal. Matt Frey performed the (free) inspection. He arrived on schedule one morning and later in the day he provided a written proposal for repairs only, along with a recommendation and separate proposal for repairs and seismic retrofitting. The written proposal included explanations that were easily understood by a lay person (me), sort of "Foundations 101." Once I made a decision, the company scheduled the work. The men who performed the actual work reported on time and were professional and efficient. My daughter was on the property to coordinate in person and described them as "real gentlemen." A majority of the work was completed in the estimated time frame but some special parts were required and it was a couple more weeks before the job was completed and then inspected by the City. The company only required a 10% deposit on a $7K job, so the delay did not worry me. Once the project was completed, I was provided with photos of the completed project including lucid explanations, and documentation from the City of LA that retrofitting was performed to code specifications. It was a completely positive experience and I recommend this company highly and without reservation.

These guys are PROS... plain and simple! Our "first contact" inspector (Keith Whallett), the crew team leader (Dieter), Dieter's hard-working team (Mark, et al) & the office staff (Ann & Marie) all exhibited the following: * Complete competence in performing their particular role in a timely manner * Articulate explanations of exactly what was happening at each stage & what I needed to do or prepare for * Courtesy (I was treated with respect throughout by the entire team) * Deference to our needs as homeowners living in their "construction" zone (They were careful to clean up after themselves every day and fully at the end of the project) I'm one of the rare homeowners who have actually been (and will continue to go) under my house. I squeeze through the small crawl-space entry and slither around beneath the floor joists with only 21" clearance to see what's what. (It's claustrophopia-inducing!) If you've ever been under your house, you know it's difficult to move... period... let alone do any kind of meaningful work there. But Dieter & Mark & crew accomplished magic under there, pouring new cement, installing massive bolts & clamps, etc. I know because I went back under when they left and struggled just to take a few photos of their work. And it was an amazing accomplishment! Despite minimal room to move, they assembled a neat and sturdy set of foundation improvements that (I hope) will help us get through the next quakes. (See the preceding list of stuff they accomplished.) I heartily recommend this group of smart young people to help you strengthen your house foundation. They have the training and the sophisticated tools & methodologies to do a thorough job. The inspector said, upon looking at their work after they had gone, "They did a lot more than they had to do!" That pretty much describes their approach throughout. And, for the record, the only competing bid we received was only going to do a few "post and pier adjustments" for about the same price. If you need foundation work or house bolting, just get these guys! You'll be glad you did.

Matt Frey came out to inspect my property and he was 5 minutes early which I appreciated. (I am tired of contractors showing up late!). He crawlers all under the house, took plenty of pictures, made sketches to demonstrate the problems and issues. He then provided detailed inspection report via email two days later with cost breakdowns which fit in the budget we had talked about on his visit. The project was approved and a date was selected. The crew that came out to perform the work were early - thank you. There were five very polite and hard working guys who came to do the work. They completed the job on time having accomplished all of the repairs that had been negotiated under contract. Each day the crew cleaned up after themselves which is a real added plus in my book. I would highly recommended The Foundation Works for your foundation work.
