LANDAMERICA HOME WARRANTY

We had a one-year home warranty with LandAmerica. The previous homeowner paid $600 for the warranty as a condition of our purchase. We called LandAmerica when our upstairs toilet leaked through the ceiling into the downstairs living room. They sent a plumber to look at it in about a week. A week! The plumber looked at the toilet but did not fix it. We paid $45 for the service call. We demanded a "second opinion." The second guy gave us a different reason for the problem but did not fix it. The LandAmerica people said they would not cover that toilet because it had been incorrectly installed before our purchase and because a plumber of our choice had fixed a previous problem; however, if we had someone reinstall it and provided proof of proper installation, they would cover it in the future. They also said they would refund our $45 service call fee. We pestered the company about the $45 refund for nearly three months and heard every excuse in the book before we finally persuaded them to send us a check. We contacted them again when our downstairs toilet would not flush properly. A plumber was to have called us, but no one called. Knowing how bad their service is, we didn't pursue it. It was so much easier to call our own reliable plumber, pay slightly more than their fee, and actually get the work done.
