One word...AMAZING! I was faced with the daunting task of preparing dad's home for sale to pay for him to go to Assisted Living (due to Alzheimer's). The decision to do so was emotionally overwhelming - as was the physical work that needed to be done to make this sweet home appealing to the right buyer. Everyone in my family knew a realtor - including me - and there was no shortage of opinions regarding who should get the listing. I felt I had to choose someone who was objective, came very highly rated, who knew the neighborhood and the market AND who had an outstanding internet presence. Brad's name kept coming up over and over. After some additional research, and meeting with Brad, I knew I'd found our realtor. The rest is history! Brad listed dad's home at a price that ended up being just slightly higher than the appraisals. We had an offer for over the asking price just 2 days after the "For Sale" sign went up. The Open House the following weekend brought in several more offers. Brad kept me apprised of the progress as he negotiated several counter offers - I never had to nag him for information. I accepted an incredible offer ($10K over the asking price!), from an incredible young couple, and escrow closed without a hitch in 30 days. I can't say enough good things about Brad or his amazing team. If you are looking to sell (or buy) a house - do yourself a favor and call him immediately. You will have NO regrets, I promise!

I was introduced to James Lester through Brad Korb. James is very professional and easy going. His expertise in short sales worked in my favor. He has competent lenders and escrow officers to choose from which makes for a competitive advantage to his clients. James has gone out of his way to make sure everybody involved was on track. Brad was great to work with. Prior to listing, he helped me prepare the property and made great recommendations on what to repair. It was great to have such a professional to guide me through the process! One open house, and it sold!

Brad is extremely knowledgable & helpful, especially with the Burbank market. He's also very well organized! He helped with getting the unit ready & with all the forms, escrow & other contingiencies, such as modernizing some appliances. The place sold at a good price, and all of the usually enormous paperwork in real estate was handled efficiently, thoroughly & easily. The "cost" reads zero since Brad collected the standard realtor commission - I sold the condo at a profit. :)

House did not sell as quickly or for as high a price as we were led to believe it should. On the positive side, the team in Brad's office was very good and easy to work with. Brad is very friendly and was enthusiastic to begin with. However we did not appreciate being repeatedly told our house had issues since it did not have a garage. We had 2 buyers back out before we were finally able to close a deal at a significantly reduced price from the original listing price.

We asked Brad for an appraisal on our Burbank house a year before we were actually ready to sell. When we were ready, his new appraisal was $100,000.00 higher than the first one. We were amazed and frankly thought this was too good to be true. We signed the contract and Brad's people put up the sign. We had our first customer the next day and they made a full price offer a day or two later. In the meantime we got a second offer for over list price. After a short bidding war, Brad sold our house for 101% of list price to the very first customer who viewed it. The entire transaction went off without a hitch. We couldn't be more impressed or satisfied with his service. He is a true professional.

Since this was my first experience at buying a home, I have nothing else to compare it to, which makes it a bit difficult to review. Angie's List asks if you would use them again, and I have to choose yes or no. I'd rather choose "maybe" but since it doesn't give me that choice, I think if I had to go through buying a house again, I would like to see who else might be out there, and perhaps choose someone who is more clued in to the specific area that I'm looking in (they are based in Burbank, and I was looking in Pasadena). Also, the "cost of service" box doesn't let me enter "commission" so I don't know what the actual cost was. Willie Hertz at Brad Korb Realty was my agent for buying a home, and it was roughly an eight month adventure, since there was very little on the market in late 2012/early 2013. He was always courteous and pleasant to deal with, and so was Brad, on the rare occasions that I spoke to Brad. Also other folks in the office that I would encounter from time to time - nice people. Willie made himself available on early mornings and weekends when needed. I scoured countless homes over the Internet, and physically looked at maybe 30. I made offers on two homes before my final purchase - I was outbid on the first one, and the second was a short sale and is still for sale months later! My offer on a third home was the first to be accepted, and that is where I am living now. You will see from my ratings that I gave Responsiveness a D, and this was the only real regret I have of the experience. As I say, it's my first experience, so I don't know if other agents are the same. It would be nice to think that I was Willie's only client and that he would devote to me any time I needed, but that's obviously not the case and shouldn't be expected. However, there were several times when I would ask a question or make a request by email or phone and the response would come days later or not at all. For example, I left Willie a voicemail almost two weeks ago to please call me, as a text message he sent me was incomplete and made no sense. He has not called back. The most tragic part of my buying experience was that Willie said he couldn't find a foundation expert to inspect the property - everyone he called was busy. I knew the house needed some foundation work, and I thought it was going to cost about $4000. Eventually it was time for me to put down a $13,500 deposit, so I had to do that with only the home inspector's report, and not a foundation expert's opinion. It was only when the house was in escrow that Willie asked me if I still wanted a foundation inspection. Since I had already committed, and the inspection (usually) becomes free AFTER I own the home, I said I may as well wait until I've moved in. Ultimately, it was my decision, of course, and my mistake. And this mistake is going to cost me about $40,000, as that is what the foundation repairs have turned out to be, now that I've had several foundation experts look at the place and I own the home. Now all the improvements I was hoping to do will have to wait at least two years while I save up to have the foundation fixed. And pray that we don't have a big earthquake. Take my advice: if you are considering buying an old home and cannot get a foundation expert to inspect it during the inspection period, WALK AWAY. No matter how much you love the place, WALK AWAY. I wish my agent had given me that advice, and I wish that for you.

I have called him many times and he has been very helpful. He does quick leases. He seems to be very caring he will take phone calls anytime, day or night.
