The estimate John gave me was for everything, including all materials that were needed which were unknow at the time (e.g., amount of dry rot/termite problems underneath the tiles were unknow until the tiles were removed). As it turned out, the 2x4 lumbers used for the roof of the patio had lot more damages than could be seen from the outside. Before I even saw it, John apparrently decided, on hiw own, to remove all 2x4 lumbers from the patio and had his workers actually do so. Legally, I suppose, I could have insisted on him to finish the job that he started at the original estimate. He must be a good judge of character that I wouldn't hold him to it, and he was right. We finally decided to use those 2x4 that were still in good conditions and for me to buy the remaining lumbers at my own expense. In return, he provided a free labor to install them which were previously not anticipated. However, as a good will of gesture he decided to not use my old lumbers (which were not quite 2x4, was more like 2x3) and use the same 2x4 lumbers for the entire roof; he provided additional 2x4 lumbers at his expense. He realized as I did that mixing old and new lumbers of different sizes were not very attractive. The new roof and painting came out very nice. Workers were punctual and John came to supervise his workers every day, usually twice a day and talked to me if I had any questions. The entire efforts took only 5 days to complete. If I have to nit pick, their cleanup efforts afterward need little improvement. While they picked up everything, and cleaned up afterward , It could have been better. One suggestion I can make is to check the workers work and tell them if they miss something because, obviously, John cannot check everything. In my case, for example, workers missed few areas where stucco patch up work were incomplete. they prompltly fixed them without any problems PS: They even painted an iron gate at the side of my hourse which I didn't expect
Description of Work: The job was to replace tiles, fix all dry rot/terminite problems, paint all exterior of the house including the stucco, wooden surface and patio.

We had several companies bid the roofing and painting, and ALL TOPS was the best bid. They also came highly recommended by our neighbors. ALL TOPS helped us make our choice of roof, and when we told them the other things we wanted to do on the outside, they pleasantly surprised us by saying they did those things as well, which saved us from having to coordinate several contractors. They worked quickly, did an excellent job, and checked several times during the project to get our feedback. I couldn't be happier with their work, and would definitely use them again - particularly since they said they now do bathrooms, too.
Description of Work: replaced shake roof with cement tile, replaced 4 windows, replaced front-facing shingles with stucco, and repainted the outside of the house

John was very professional and the most knowledgeable of all the roofers we interviewed. Although their bid was the most expensive, included any woodwork required -- other contractors added this on at a per-square-foot basis. It's a good thing we did it this way, because our leaky old roof had significant wood damage. They upgraded the roofs not just to meet current code requirements, but also added a slope to our flat roof to enhance drainage. The work took longer than expected b/c of the woodwork (about 2 weeks) but appears to be very good quality. They offered the longest warranty of any roofer: 5 years on the flat sections, 15 years on the tile areas. It hasn't rained since we had the work done, so we haven't "tested" it yet, but we are satisfied so far.
