Painter is not a licensed contractor, however, he painted my neighbor's house and my neighbor was satisfied with the work he did and the price he charged. Painter is Luis Galindo. He worked with us to get the paint we wanted and I paid the difference in price to get the "best" paint. That added about $100.00 over the cost of the paint he'd planned to use. He pressure washed the house right away, but painting was delayed because the paint took almost week to get in town. We had to use colors specified by our home owners association. He did a minimal job in scraping old pain off roof facia, so the delay gave me time to do a better job scrapping paint in some areas. I did't mind doing some of the work myself. For the price he gave I hadn't expected more from him. I also removed and replaced our sun screens and exterior decor items. We had a couple of additional delays in painting due to windy conditions, otherwise the painting went well. He was easy to work with and very willing to do as I asked. In some cases he offered suggestions which I appreciated. I got another bid to do the work from a licensed contractor, but it was double the bid of Galindo and sons. The price I paid was for a single coat of paint. He would have gladly done two coats but the cost would have been more. We used an excellent paint which included a primer in the paint and it covered very well with one coat. Depending on the paint, others may not be satisfied with one coat. Overall, we were very satisfied with the end result and the price we paid. Update, 01/28/15- When putting up our Christmas decorations I noticed an area on the front of the garage where the stucco has a particularly rough texture. The paint had not been applied to get above the texture, so there was a sizable area that need to be covered from the top. I called him and explained what I found a week before Christmas. He said he would take care of it, but did not commit to a time. After a couple of calls and a missed appointment he came by the house on 01/28/15 and touched up the area he hadn't covered along with two other areas that hadn't been well covered on the west side of the house. After he left I noticed there were still a few spots he missed again, so I touched them up myself. The main reason for painting my house is to seal it from water penetration. Leaving spots of unsealed stucco exposed would leave those spots unprotected. For homeowners who are seeking a good price, I would still recommend Galindo, however, I'd insist he thoroughly inspect the completed job and cover all the spots he missed.
