Here is how it went: We walked through the model of a new development in Palm Valley, on McDowell and Estrella Parkway. We were looking at a number of homes with comparable prices, floorplans, etc. In June, as many know, interest rates really spiked, and we were very concerned about purchasing a new home during this volatility. Though I will NOT say that our sales rep intentionally misled us, I will say that she assured us of an August 1st start date strongly, and because of that assurance, we decided to go with Maracay. We signed the contract in early July, fully expecting construction to begin on August 1st. In fact, not only did construction NOT begin, but Maracay didn't even bother to call us with an explanation as to why. We have been forced to go through our realtor to pull information out of Maracay. Today is August 27th, and not only has construction not started, but Maracay has ignored emails and repeated requests for an explanation for the reason for the delay. We chose Maracay because an August 1st start date would have enabled us to lock our interest rate at 120 days out through our lender. Now, with an indefinite start date, and a contract we are bound by, with these rising rates, we are likely to be in a situation of not being able to afford the house we purchased, and Maracay, because of their seeming deception and/or outright incompetence, is going to cost my family tens of thousands of dollars throughout the course of our lives as we pay off this loan. Words cannot express our anger and frustration. Worse, we have no legal remedy that I am aware of for voiding this contract, though I intend to contact the Attorney General's office to inquire about situations like this. We appear to be stuck, and they can take up to a year to build this house, and we can't do anything about it. This experience has destroyed the joy and happiness we once had of building our dream home. It has turned into a nightmare, and before this is over, we will do all we can to ensure nobody else goes through this too. I want to be completely clear. To be fair, I have no "smoking gun" to PROVE that Maracay Homes sold us a house they had no intention of building on time. However, since the road our home is supposed to be built on wasn't even there, the day we signed our contract, and since they hadn't even legally purchased the lots from the city, let alone received the permits to do so, I fail to see how they signed our contract believing they would begin construction on August 1st. The fact is they wanted to make a sale, so they said what they had to, to do so. I strongly urge the oversight agency in the state of Arizona to investigate if this is common practice for this home builder. We cannot be the only ones in this neighborhood or in this development, to be going through this right now. Maracay is now 27 days late in starting construction, with no start date in sight. This is wrong, and they should be ashamed of themselves, though I doubt they could care less.

Our home is only 8 years old. The roof is rotting in several places. I have placed numerous 5 gallon buckets in the attic below the leaks until I can afford to replace the entire roof and the rotting plywood beneath it. That is my Maracay "Semi Custom" builder experience.
