How did it go? It didn’t! After waiting nine days for their first available appointment, the inspector was a no call/no show for what was supposed to be a 1:00 PM start. At 1:15 PM I called AJF to inquire as to the whereabouts of the inspector. Their response was that he must be running late and that they were unable to contact him because he was coming from a location, Rio Verde, which did not have cellular service making it impossible for him to be reached by phone. After waiting another 15 minutes, I called AJF again inquiring as to when I could expect the inspector to arrive, it was the same story as before with the addition of a lie - “we left a message for you and your agent to let you know the inspector was running late.” I can honestly tell you that neither myself nor my agent ever received any message whatsoever from AJF. I called BS on that and their response was that they must have dialed the wrong numbers for us after they read back both of our mobile numbers correctly. It’s now 2:00 PM, an hour after the inspection was to begin and still no inspector. I asked if they were going to discount the inspection, and they said the best they could do would be to discount it by $50, which was pretty insulting considering I took half a day off from work and drove 80 miles round trip to attend the inspection. Needless to say, it took less than an hour to lose all confidence in AJF leaving me no choice but to cancel the inspection. When it comes to the single largest purchase one might make, why bother entrusting a company that is clueless, has no consideration for your time, and worse yet lies?

While selling our house, AJF was hired to inspect our home for the buyers. The inspector that showed up made a complete mess of our attic access panel in our master bedroom closet. He scratched it when he must have set it on something in the attic - even more ridiculous is how absolutely filthy it got from his greasy hands - doesn't he change his dirty gloves between tasks? It had just been freshly painted 2 months ago. Wish I could attach photos.

Clyde arrived as scheduled and immediately began the inspection. The inspection was very complete and included exterior (including actually getting up on the roof) and interior elements. While inside the house the inspector wore shoe covers to prevent tracking in dirt from outside. The items inspected were rated as functional or evaluated/repair. A very professional report was prepared on site giving completed details of the items inspected and their condition. The report also included a summary of all action items (things not working as intended or in need of repair). Where it was useful photos were provided, in my case some flashing was missing on the roof near a vent, I was provided with a photo of the problem area and a photo of a similar vent that had proper flashing. Clyde provided me with a report prior to leaving the site (the report was also emailed to me) and reviewed it in detail with me. He patiently answered my questions. The inspection was worth everything I spent on it.

WE WERE VERY SATISFIED WITH THE PROCESS. THE INSPECTOR UNCOVERED SOME PROBLEMS THAT THE SELLER WAS NOT AWARE OF RESULTING IN A REDUCTION OF THE PRICE OF THE HOUSE IN OUR FAVOR.

THEY ARE VERY RESPONSIVE TO US. ALSO THEY HAVE A HOME INSPECTION REPORT AVAILABLE THE DAY OF THE HOME INSPECTION, AND WE FEEL THAT IS A BIG PLUS.
