This review is for their property management services and the current ownership. The tenant had an emergency and couldn't get them to answer the phone or address the water leak work order. After 12 hours they reached out a previous employee of this company and I had to get involved. From that point forward they had nothing to do with the management other than collect the fee. When it came time to move out they had issues with the tenant and I had damages that I wanted handled but they chose to give them the deposit back anyways. This company offered to handle some of the damage and make things right (Have this in writing) but after 10+ text messages they refuse to follow through with the promise. Also any fees like pet cleaning fees are kept by them and don't actually belong to the home owner to clean up any pet damage. The non refundable portion of the deposit is also kept by them so if you decide to use this company don't charge a pet deposit and make the security deposit 100% refundable or else the tenant gets screwed.

Although Daniel Manley was initially very responsive to my inquiry, he performance deteriorated immediately after being hired. He rented the property for less than the agreed amount. The duration of the intial lease was only 6 months when a one year lease had been agreed to. He charged the tenant additional fees which were not included in the management agreement with him, nor reported on the monthly statement. He renewed the lease without any communication or discussion of rent or fees. And, he was unresponsive to owner queries and those of the tenant. I recommend looking elsewhere for a propery manager.
