Had we actually hired this company we may have been pleased with the actual work but have no way of knowing that because we never followed through with hiring them because of frustration with the estimate process..
Description of Work: After initially talking to Barry who came out to give us a general idea of cost for adding a closet structure to our master bedroom we were sure that he was the guy for us. He seemed extremely experienced and knowledgeable so we asked about adding a couple of other things to the project as well. We even considered not seeking other estimates, but after waiting a couple of weeks to hear back from him we were glad we had sought other options. Then the estimate came back extremely vague with a few things itemized as "approx". and there were things listed that we never had wanted. We had asked about a "timeline" when we had talked and that answer was that it was a process and the timeline was unknown. He added that many repeat customers have work done when they are out of the home. This was not an option and we had a deadline of 2-3 months while living there. To his credit he did call back a week or 2 later and I asked some specific questions and he gave me a few prices for specific size windows, but I never had any idea what the whole picture was going to look like or cost. By the time he sent me a follow up email saying he was clearing off his desk and had found our estimate, asking if we had made a decision, we had already begun our project with another company who had give a very specifically itemized list of things that we were considering doing with exact measurements and costs. We have communicated almost daily with the owner of this company, and have used the original estimate as a menu and have added and deleted as the project is underway.

Days after escrow closed Gary from Kirk Development came out to tour the home. He knew I was anxious to get started so he quickly drew up design plans and turned the project over to Project Supervisors Curt and Nathan. Curt was most responsible for this projects success as he understood that the design was only a rough outline and that I had specific goals for the house not necessarily spelled out in the design document. One of those goals was to create a grand entrance with a 14 foot tall stacked rock wall, but you have to adapt to what the bones of the house allows you to do. So when we found out that the spot were I wanted the wall to start was blocked by a load bearing beam Curt and I came up with a plan to create false columns to create the illusion of continuity and to hide the edges of the faux rock I intended to put in later on. And thanks to the electrician Brian who adapted new construction wall wash housings into an existing space it now looks fantastic. In the master bath I had a 'snail' shower removed in order to regain space and allow for a bigger jacuzzi tub. We had to adapt to a surprise when we opened the shower ceiling where we found that all of the structured wiring in the house had been routed over the top of it. I appreciated it when they let me relocate the structured wiring panel and wires myself as it felt good to have a hand in the project. The only design error occurred here when nobody noticed that we placed the shower head so that it streams right at the door instead of across which means you have to step into the shower and close the door while you wait for the water to warm up. I will have to change this when I get a chance. Lastly I combined two bedrooms to make a 20x15 home office. One requirement was to close off the hallway and align the backside of the wall with the inside of a window. They nailed it. I also like the glass block at the top of the wall for extra light in the hallway. Nathan was on medical leave for three months of the project, so his role was to get the final project details done. He was as much a pleasure to work with as Curt. It seemed to me that both got it that this wasn't just a place for me to live in, but a special place to live in and share with friends and family for the rest of my life.
Description of Work: Bought a five old home in April and converted it into my dream home over four months using Kirk Development. Closed off the formal living/dining room to make a home theater, removed wall to open up kitchen to family area, combined two bed rooms to make a home office, and remodeled the master bath.

Description of Work: I used Kirk Development Company to do a bunch of different things. They came out once in May and then again in October. They did a bunch of different things inside and outside. I asked for a one week extension from the expiration date and it was cheerfully granted it. Steve was on time, very courteous and I would recommend him and Kirk. I plan use them in the future.
Description of Work: I took advantage of a special offer of three hours of handyman services for $79. Steve replaced sever florencence bulbs, balast and several end pieces. He also installed a new dawn to dust light for the driveway.

Steve listened and understood the job absolutely. He brought proper materials and tools for the job so was able to go right to work. He worked very efficiently with great skill. He asked questions when necessary, not leaving anything to chance or expectation. He pointed out factors that I had missed and offered appropriate advice (I had not paid attention to the can light right where the new header was going or that a wall fixture would be inside the new linen closet). He cleaned up when he finished and showed me where me saved my lights that he'd taken down.
Description of Work: I bought a 'deal' from Angies List and this is how I used it. Steve built a header in a 5 foot niche, covered structure w/ gyp board and put on texture, then installed installed a pair of bi-fold doors; he removed two light fixtures and a small wall-hung cabinet; he repaired some damaged gyp board in another location and provided texture.

We turned a 1950's ranch home in North Central Phoenix into a custom, modern home. We could not have picked a more professional and competent partner for our remodel. We interviewed many contractors before deciding to go with Barry & Kirk Development. I am convinced that Barry Fleming is the best designer there is - Kirk Dev is lucky to have him and we were lucky to meet him. He truly does have more ideas than people have money - but looking back I can't imagine working with anyone else on this project. The quality of the final product is beyond our expectations. Our production manager, Nathan Mess, was also a great guy to work with. He actually delayed an orthopedic surgery because our project timeline was running long and he wanted to see our project through. It is nice to have multiple people from Kirk inspecting every element of work done by the subcontractors. You can be sure that if something was not done perfectly, it will be re-done correctly. I never had to point anything out to Nathan - he always came to me about issues he had found and how Kirk Dev would take care of it. They actually damaged our new hardwood floors while installing our new refrigerator. Nathan came to me and told me, and a week later Kirk ripped up the floor in and re-did it perfectly - all at their cost. I just don't think you can work with a better company than this. In the end - we spent over $100k on this remodel. However, when you consider the amount of work we were able to get done and the quality of the final product, it really was a tremendous value. Update on 6/8/2012: Over a year after the completion of our remodel - Kirk continues to impress with their customer service. Today is a perfect example. Our irrigation and nightscaping equipment was not drawing power. I thought there might be an issue with the electrical panel that Kirk Dev put in. I called them at 8:30 am and they had someone at our house by 9:30 to check it out. We were lucky - it was only a GFI that needed to be reset. But Kirk still gets an A+ for customer service - a full YEAR after the remodel has been completed.
Description of Work: My wife and I purchased a home that needed quite a bit of work in order to transform it into our "dream house." We had met Barry (the designer) from a previous home that we had considered remodeling. Barry actually became involved in the project once our offer on the house was accepted - during the inspection period where we could walk away from the house if needed. Barry was able to come in and do a thorough assessment of the home and really helped us perform some due diligence on what it would take to make this home into exactly what we wanted. The scope of the project was huge - we completely gutted and remodeled the front of the house, including the kitchen, formal living room, and family room. We opened up the back of the house with huge arcadia doors that give amazing views of the backyard. We transformed a utility closet into a laundry room. We also remodeled the master bath and added a large walk-in closet for my wife. The electrical panel for the house was a hodge-podge of 30+ year old equipment and Kirk relocated and completely upgrade the electrical to a new panel. Lastly, we had Kirk Development completely re-do the roof and paint the exterior of the home. There were a few surprises in the course of the project - including a kitchen sink drain line that was completely disintegrated. Kirk cut through the slab and ran a new line that will be hassle free for many years.

I did talk to Steve by phone, and explained that I had a list of most important jobs, and if time permitted, other smaller jobs. I showed him the repairs I would like to have done. They included replacing light switches and plugs, changing a hanging light fixture, re-attaching a tile on the exterior of the house, and fixing cracks in the stucco wall. We talked about what materials he would need, and I headed for Home Depot. He said he would start on the plugs/switches in the kitchen. It took me longer than expected, about an hour and a half. When I returned, I was surprised that he was still changing the switches in the kitchen! I have never seen anyone work so slowly. So, he finally got started on the hanging light. By now, it was getting close to the 3 hour limit, and he was still working on the hanging light. So, I told him that I really needed the tile replaced outside, because the HOA sent me a letter about it. Well, he finally finished the light and did stay longer to get it done and didn't charge for it. So, in 3 hours, all he accomplished was to replace 7 electrical plugs and 2 light switches, replace a hanging light, and regrout a tile. I didn't even ask him to do the stucco repair, or any of the other small jobs. I just figured I'll have to hire someone to finish what he didn't get done. And another thing, the next day, the light he replaced doesn't even work! So, even though others had a wonderful experience, I have to say that in my experience with these types of services, that I expected that he would have gotten more done. Good thing I didn't pay full price!
Description of Work: I, too had a coupon for the 3 hrs. handyman and scheduled the service for about 2 wks later. In the meantime, I looked over my house top to bottom. I made a list of all repairs, from changing outlets, to fixing hinges, and figured in 3 hours, he should be able to get through most of the jobs. I decided that the most important jobs were changing outlet light switches and plugs in 2 rooms, changing a light fixture, replacing a tile outside the house, and repairing some cracks in the rear wall.

I received an email about an Angie's List special deal of 3 hours of handyman service from Kirk Development for $79.00. They had recently completed a bathroom remodel and I was about to call them for the crack repair when the coupon arrived. I jumped right on it. I called the number at Kirk's to schedule the appointment. I was told that Steve is the drywall expert, but that he was booked out a couple of weeks. That was fine with me. I was told that Steve would call me to schedule the work. Steve called the next day and the work was scheduled out 2 weeks. Steve showed up promptly. I showed him all of the cracks that needed to be fixed and he set right to work. Steve first moved all items away from the work areas and then taped and prepped the areas. He explained how he was going to repair each area; some needed screws to bring the wallboard back together and others needed caulked. One area was the ceiling at the peak of the roof line. The wall up to this area had wallpaper on it and I made a comment that I had no idea what lay behind the wallpaper, but that I planned on taking it down. Much to my dismay, Steve removed all of the wallpaper on that wall. His comment was that I paid for 3 hours of work and fixing the cracks wouldn't take 3 hours so he took removed the wallpaper as well as it was easy to remove. I had to leave for a doctor's appointment and left Steve on his own. We talked about how he could leave the house and still lock up. When I returned, the work was complete and the house was secure. Steve did a great job. Once the walls are painted I won't be able to tell that any work had been done. I will consider hiring additional handyman services from Kirk should the need arise. The teardown began mid-Jan 2011 and was scheduled for completion by 3/11. Kirk Development was the general contractor and uses sub-contractors for most of the construction work. Overall I am happy with the work that was done with some exceptions. I was also generally pleased with the sub-contractors. Due to a mismeasurement of the shower glass a new piece had to be ordered that extended the completion date by 2 weeks. The grab bar in the toilet area was installed in the wrong place, even though the installer knew it wasn't being installed where I requested, he installed it anyhow and I made them reposition it. This required the drywall to be cut, patched and repainted. The repainting was done by spray painting. Coverage is not complete, I can see the white wall through the tan paint and I will have to repaint the wall. I kept requesting that the on-site construction manager, Tom, keep me apprised of the workers who would be on-site each week and what work was scheduled. He did this for two of the weeks after much complaining on my part, but didn't do a good job of letting me know the weekly schedule. I don't feel that the painter did a very good job of cutting in the wall and ceiling paint colors at the ceiling line. He didn't paint the ceiling until after I noticed and reported it even though drywall had been cut and patched. He showed up without any notice to paint the ceiling on the day the tile floor was scheduled to be installed and the tilers had to quit for the day. The tiler did a great job and would call me if he needed a clarification on the design or height placement. Tom was very responsive and always answered his phone when I called him. If I noticed an issue he was quick at getting it resolved. Gary Wheat, the overall project sales coordinator, kept me informed of issues and spent time with me selecting cabinets, tile and fixtures. He did a great job designing the changes and on the diagrams that everyone used during the construction. The electrician and plumbers also did a great job. I would have appreciated more diligence from some of the workers for cleanliness issues. One of the electricians stepped on the open wax ring for the toilet while putting in ceiling lights and tracked the wax over the newly installed tile floor. I had to clean it. After the grab bar and shower doors were installed, dark footprints were left on the master bedroom carpet. I am still trying to get these cleaned off the carpet. They had removed the carpet protection a couple of weeks earlier and should have made sure that the floor and carpet were protected when subsequent workers came in. I have two more major remodels planned and would use Kirk Construction again, making sure that I was diligent on the couple of issues that I noted above. The overall workmanship would have rated an A. The B for quality is based upon the problems that were encountered.
Description of Work: I had a full master bathroom remodel. It included gutting the old bathroom. Due to needing a new linen cabinet, the existing double sink vanity was reduced in length and moved to the right. This required relocating the plumbing and electrical as well as replacing the cabinets, shower, tile floor and toilet. I also had the door to the water closet removed and the wall finished off to open this room to the main bathroom. I also had the plumber replace the plumbing coming into this bathroom since I have recalled Polybutylene plumbing. I will have the rest of the plumbing replaced as I complete later remodeling projects.

If you are looking for an excellent experience in kitchen remodel ---look no further than Kirk Development. From the first meeting with Kitchen Designer Barry Flemming, of Kirk Development, the project was close to flawless. All of the professional remodeling experts from field supervisor, Curt Armstrong to the electricians, plumbers, cabinet suppliers (Cholla Cabinets) did an outstanding job! Everyone arrived at the scheduled times; clean-up was great. We have had remodeling experience in the past at our home in Chicago. The Kirk Development treatment has certainly raised the bar for us in the future. Our second home in Arizona will be receiving more Kirk Development expertise as the years and projects progress.

After reading reviews on Angie's List, I called this company to have them come look at all three bathrooms in my house and provide an estimate to renovate them. I spoke with Barry on the phone and described in detail the scope of the project. Barry scheduled an appointment to come to my house to discuss the project and give us an estimate. Unfortunately, I was unable to be there and my husband met Barry instead. The appointment lasted 10 minutes and my husband was informed that I didn't know what I wanted and that we should call Rebath instead. Granted, our project was not as expensive as some of the kitchen remodels that have been reviewed, but we are looking to spend around $10K to renovate the three bathrooms. Apparently, this type of job is too small for this company. We will be taking our money elsewhere. I wish Barry had been upfront with me when I described the scope of the project instead of wasting my time and my husbands time.

It went GREAT! I called three remodeling companies and got bids. From the first meeting, I was impressed with Kirk Dev and the presentation Gary Wheat made to us which gave detailed information about the company and the people who worked for them. He got our requirements, a budget goal, and a most important time requirement: 8 weeks from start to finish due to company coming into town for a wedding. We just felt very confident in turning over the job to them and they did not disappoint. Gary and his foreman, Curt Armstrong, were right on top of the job every step of the way. Gary took us around to look at materials, offered suggestions, and kept us to budget. Curt was on the job checking his crews every step of the way and would call to let me know who and when someone would be coming out and what they would be doing. He and Gary both responded very quickly to our phone calls. Anything that needed attention was handled within 24 hours or less. The crews were very good about cleaning up after themselves and minimized the mess associated with a tear-out job--especially one involving jack hammering tile to get it out. And THEY FINISHED THE JOB TWO WEEKS EARLY! I would very highly recommend them and will definitely use them for our next project.
Description of Work: Kirk Development remodeled our master bathroom which meant completely gutting the room. It included removing a sunken bathtub and filling in the hole to make the area level with the existing floor, removing the walls surrounding the toilet, replacing cafe style doors with a solid door (and building out the doorframe), tearing out all the tile in the shower, tearing up the floor and replacing the existing flooring with tile to match the shower, enlarging the shower, adding a bench in the shower, adding several electrical outlets and four new light fixtures, moving the plumbing over to accommodate new sinks and a larger countertop, moving the existing ceiling fan to another location in the room, installing granite countertops and specialty sinks, replacing all faucets, and replacing the cabinets.

From the first phone call to Kirk Development, we knew we were dealing with a highly professional and capable organization. We started the process by working with a certified kitchen designer who helped plan the new space. He took into account all the ways that we utilize the kitchen so the new space would be not only beautiful but highly functional. The design/build process was exceptional and it really helped us stay within our budget. Were it not for this approach to remodeling, it's likely that we would have paid for a design that we couldn't afford to implement. When work started, we had two special needs. We run a home business and needed to limit access to that end of the house. The Kirk Team was very agreeable to this and they went out of their way to keep us informed of the schedule each day and week so we could plan our busy lives around all the work. We also wanted to do some of the work ourselves to keep the cost down. Kirk worked with us and helped coordinate the schedule around the time we would need to complete our pieces of the project. Kirk's willingness to work around our business needs and desire to assist with parts of the project was fantastic. All the workers, whether they were Kirk employees or sub-contractors were amazing. They do an amazing job of vetting their sub-contractors and ensuring that everyone who entered our home was professional, courteous and highly talented. To provide a sense of the project scope, here is a bullet list of the major milestones and tasks that were completed as part of our remodel: -- Gutting the space and removing existing cabinets, counter tops and appliances. -- Installing new cabinets (over 45 feet of base cabinets). -- Creating an island with a prep sink which involved running plumbing and electric through the concrete sub-floor. -- Knocking out the back wall of the house to install a very large new window. -- Bricking up an unused exit door to the back yard. -- Installing granite counter tops throughout. -- Building a custom 'breakfast center' to house the microwave, coffer maker, toaster and store all our typical morning supplies. -- Electrical, electrical, electrical. Under-cabinet LED lights, great recessed ceiling lights, pendants over the island and breakfast bar, wiring for all the new appliances and locations, etc. -- Plumbing to move the gas line to the stove, move the water line to the ice-maker and add a second sink. -- Installing/reinstalling a combination of new and existing appliances. -- Installing the most gorgeous exposed brick wall you've ever seen. -- Permitting and inspections. Our big concerns heading into the project were as follows: 1. How long would it take. Everyone we spoke to about remodeling projects suggested we should double whatever time line we were given. Kirk told us to block out 10 weeks. The project was completed in 8 including the final punch list items. 2. How many surprises would we have. Our home was built in 1972 and we know prior remodels weren't done very well. With the exception of needing to install wired smoke detectors to meet code there were no surprises and this really wasn't one either as they mentioned it to us during our pre-construction walk through and knew it was coming. 3. How much would we overspend the budget. This was perhaps the greatest surprise of all. We actually finished the effort below our budget estimate. And Kirk was principled enough to adjust our final bill down. We feel fortunate that we found and chose Kirk. The outcome was fantastic and we genuinely enjoyed the process and all the great people who were involved in making it happen. We recommend Kirk Development highly to anyone who is considering a remodeling project.

We have remodeled a number of times in other houses, and we know just how wrong it can all go, so doing a job in one city (phoenix) while we were living in another state (New Jersey) was slightly terrifying. We wanted a full service builder/design company who would not only put the plans together for us, but also have someone supervising the implementation since we would not be on site. Started with Angie's List, (of course) then checked the four best prospects out on the better business bureau; dumped one. Flew out to Arizona to meet and interview the final three. One was ridiculously high on price, two were almost identical in price, BUT, Barry from Kirk Development was totally personable, extremely professional, full of great ideas, made us laugh AND would honor a 10% off the entire price coupon from Angie's List. Guess who we hired? The project could not have been more painless. We flew out a couple of times to pick appliances, cabinets, finishes, etc., but all the details were handled beautifully by Barry, our designer/guru, and put in place by Curt, our job supervisor/watchdog/don't worry, it's all getting done even if you're not here to see it happen guy. The place is now spectacular - really - beautiful design, great workmanship - Barry and the gang really listened to what we wanted and then gave it to us - only much better than we could have imagined. Bottom line? Don't be a jerk - hire Kirk!

He delayed and delayed and I got a mail because we needed a proposal on floor pins and stack stead for our remodel. He said he would have them to us a week ago and we never got them. I sent him an E-mail telling him that he obviously had other clients that he was handling and that he was too busy to take care of our job. I asked him to just come out and say so and he said that he would send us the paper work and that was a week ago on Wednesday. We contacted them because they were on the list and because all their staff had a certification called CAPS, but took them forever to respond. Getting replies from them is like pulling teeth. If they can?t be bothered with their own time lines, then I want nothing to do with them.

It was very fine. They did a good job, largely due to the project supervisor, David Gamble. He is no longer with Kirk, but he was truly excellent. He is a valuable guy, and they were very responsive to the homeowner?s wishes, desires, and requests. The work was done in a very timely manner, and the quality of the work ranged from excellent to good. The good part was the subcontractors, one of which failed to live up to their standards, and Kirk and David Gamble kept after that subcontractor until the flaws were corrected. The price was steep, but you get what you pay for and the quality was very high. I was happy and would use them again.

They did a very good job. They were good about cleaning up after themselves, and the design was great. All of their subcontractors were very good quality, and I was also pleased with the work they did themselves. They were a bit pricey, but I was very pleased.

We were very satisfied with them each time. The quality of their workmanship was great, and they are pleasant people to deal with. The price was substantial but we were extremely happy with their work.

We were surprised by this member’s statement that we never responded to him. We always hope that if a client has an issue, then they will call or email us. In this case if the member had contacted us, we could have given him an idea of the process and how long it might be until the bid was ready to send. As you can see from the other reports about Kirk Development Company, we take pride in our customer service and responsiveness. We first received his email with the architect’s plans on Friday, 10/16/2009. We then responded to an email on Tuesday 10/20/2009 confirming that we had received the plans and were working on a conceptual bid. The plans included a kitchen, bathroom, and laundry area. These are all complex areas to estimate as they require cabinetry, plumbing, electrical, mechanical, flooring, etc. It can take anywhere from 3-6 weeks to estimate a project of this size. In this case, our initial costs came in higher than our client’s target budget number, so we went through the process again to re-evaluate to see if costs could be further cut. We emailed this client a bid on Monday, 11/16/2009 – one month to the day after our initial contact. It was then that we discovered this report on Angie’s List. As members can see from our other reports, we are certainly responsive to our clients and go out of our way to exceed their expectations. We were disappointed to find this review, and contacted our client again to make sure he had received the bid and knew that we were available to do the work. We hope to hear back soon.

Kirk assigned us our own supervisor for the job who was onsite and available throughout the project. Actual construction went very smooth, even though we had about a dozen change orders. Quality of the work was higher than typical commercial work. Time involvement on our part was about what we expected. All of Kirk's people were very responsive to our questions and requests which helped the project move along quickly. The owner of the company was there for our final walk through, and I felt like we were in good hands the entire time.
