Save yourself a lot of angst and choose an appraiser from another company. The husband and wife team who came to "appraise" our unique and high end property were lost the minute they stepped out of their vehicle. Our home is a tuscan villa, 5700+sq ft. built 14 years ago to look like a 100+ year old property. A total lack of knowledge and understanding on their part was made clear in a write up that is so bad a teaching appraiser said to file a formal complaint. You've been forewarned, use another company even if it means getting a second appraisal. Examples of their ignorance. 1. Mistaking outside decorative beams purposely aged, for structural faults 2. Mistaking a few broken Mexican roof tiles that are decorative only and are on top of the actual elastomeric roof as a need for a $80,000 roof replacement 3. Seeing a 10X2 ft. area out of a 1/4 miile stamped concrete drive that has been damaged by water runoff as a need to replace the whole driveway at $75,oo when the pair is under $2k ...and the list of incompetence goes on...
