project 1: window and door replacement. The window and door replacement work was subcontracted to a "Jett Glass" company. He measured the windows and gave the order to Lowe's in south Phoenix near where he lived not near where I lived in central Scottsdale. When I went to pay for the windows I realized he had ordered one to many windows and another window was obvioulsy the wrong size. ie much too big. I should have known at that moment that this was the wrong guy for the job. So I called the GC Aadvantage and rescheduled the measuring work. Second time around with Lowe's went ok. Hovwever it took longer than expected to have the windows made. So the opportunity to have the windows installed was missed and had to be rescheduled. When the owner of Jett Glass came to install the windows he had to use a large rubber mallet to get the windows into the opennings. This is dead wrong installation techniuqe. The windows need a little room between them and the house for differential expansion. I was very worried about this issue. However, the installation has lasted two summers so I guess the work is OK. The Jett Glass owner also installed the new hinged entry door. That was a disaster. It was re-done two more times at Aadvantage's cost. It looks and work for the most part acceptably however not as nicely or as smoothly as one would like for a new installation. The large acadia door in the family room was replaced with a new one manufactured by Milguard. It is not Aadvantge's fault it doesn't work well. I will not use a vinyl framed door again. Further to the windows manufactured by Milgaard. I had a lot of fabrication issues with Milgaard. I had to withold payment, it took multiple visits from a Migaard rep and Lowe's rep to sort out the problems, replace a door, rework some insulation widgets etc. Lastly, the crew that build and stucco'ed the little wall at the former acadia door made a mess all over the existing pavers. It took the Advantage owner a lot of work to remove most of the excess concrete spread over the pavers. Very unprofessional. Project 2) Add rain gutter, french drain, pavers and gate. There were litttle things done in odd ways and not as I direct that were a consternation. The Aadvantage owner thought his way was better... but it was not my way.
Description of Work: there were two jobs: 1) install 12 new windows and two new doors as part of the Obama energy savings tax credit program. This included building up a wall to convert an acadia door into a window. Also, another acadia door was to be replaced with a regular hinged entry door and side light. 2) Add pavers along west side of house, a french drain from a new rain gutter from back of the house and install a gate in privacy wall. This also include demolition of 6 foot wall adjoining house.
