In a matter of a few months, and after viewing a couple dozen properties, we were very happy to have Cathy find us a very nice home that would fit our family?s needs; in a family friendly neighborhood, with an extended driveway for the kids to ride their bikes, skate & play basketball. It was perfect. I have known Cathy for many years. I hired Cathy after moving back to Phoenix, Arizona, which is where I am from, with my wife and children. Our goal was to find that perfect home in a perfect neighborhood and as quickly as possible. We were looking for a neighborhood where our children could flourish, play outdoors, feel & be safe and put down our family roots. It was also on the top of our list to get the family settled & moved in before the hot Arizona summer heat was upon us. We had an accepted offer on April 2nd and we were absolutely thrilled. Our closing was at the end of April which was perfect, because we could be moved in while the weather was still pleasant. It was fun working with Cathy. She was organized, and would come to every viewing prepared with all the information we needed to make a decision on the spot. She took care of everything and we did not have to worry about a thing. In the process our children ended up calling her Aunt Cathy and still do. It was a wonderful experience and we have a great home that made our transition to Arizona a pleasant one.

My husband & I will always appreciate Cathy's experience, market knowledge & the professionalism she put to work for us as we found ourselves in need of selling our home as a short sale in the middle of a falling economy. On top of having to sell our home as a short sale, our first child was due in a couple months so our goal was to sell our home as quickly as possible under the circumstances and with as little stress as possible. Our greatest concern was that navigating the short sale process would be a daunting experience, however, Cathy took the concern and worry right off of our shoulders. Through out the entire transaction, Cathy continued to educate us regarding the short sale process. She also educated us as to the current market; in order for us to understand the importance of reducing the listing price of our home ahead of a market that was continuing to move quickly downward. In the end, we had to lower our listing price two times and each time, Cathy filed a market analysis report with the creditor that supported her recommendation for a price reduction, which was accepted both times. Our home was only on the home a couple of months before we received a good, solid buyer and a successful close followed only 6 weeks later. We were so relieved to have our home sell quickly, because not only was our baby going to be due, but we did not want our credit report to reflect a foreclosure. We will always be thankful we had Cathy to take us down the road to a successful close of our short sale.
Description of Work: Cathy performed the following services for us: Evaluated the value of our home in the continuing economic free fall of the Phoenix real estate market of 2010 that had started a few years before. Suggested pointers in setting up our home so that it showed in the best possible light, by strategically placing our furniture and by ridding our home of any unnecessary furniture or nick nacks, which in the end made made our great room area look & feel larger and more open. Tended to all the details of the listing process and placed our home on the market. We had already moved to a new home, so Cathy took care to drive by our now empty home a couple of times a week to make sure everything was ok. Kept us abreast of the ever changing market, so we understood the importance of adjusting our listing price quickly to accommodate the downward trend of the market. Continually communicated with our creditor; regarding the depreciation of the value of our home as we had to adjust the listing price to the market. Took us through the process of negotiating and accepting an offer from a very unreliable buyer’s/real estate agent and eventually through the process of escrow and to a successful close. On going cooperation & coordination with title & escrow, creditor, buyer’s loan officer, home inspection & the buyer’s agent to make sure everyone was on track to close on our designated closing date, which we did.

Besides being very knowledgeable in the Phoenix real estate market, Cathy is a real professional and very efficient in her duties as a Realtor.. My wife and I were expecting our first child in a few weeks and we were so relieved to have Cathy represent us in the search for our first home. Early on, my older brother suggested we call Cathy, if we wanted to make our search easy. In the past, Cathy has represented quite a few of my family members in the purchase of a home as well as listings; and they were all very happy with her services. It gave my wife and me a lot of confidence to use a Realtor in which we had direct references from our immediate family. Can't get any better than that. My wife and I are expecting our first child in March of 2012, so we were anxious to move our of our 1 bedroom apartment and into a real home with a big yard for our dog. Our goal was to move by the end of the year and in a neighborhood in which we would be happy and feel safe. We were able to accomplish our goals with Cathy's direction. Cathy move us through the buying process from the very beginning to a successful close. She communicated with us daily and even multiple times a day and always made sure we were informed & updated. At the beginning, we thought perhaps we might be starting our search too soon, however, Cathy encouraged us that it's never too early too get a feel for the market and comfortable with the available inventory. It's a good thing we started when we did, because our timing for our closing was perfect and just what we wanted. We are in our new home as I write and are extremely happy with our purchase. Description of Work: Met with Cathy & went over all the details of what we were looking for in our first home. Came up with numerous search results, with our special criteria, to get the most inventory & options for us to look at. Set up a Multiple Listing automatic generated search with results that we were able to view on a daily basis. Continued to fine tune our search results with our input. Lots of communication via the phone, email & text to keep us informed & up to date at all times. Cathy was always available to view properties on the weekends, because of my work schedule Put together & submitted a Purchase Offer on a property, which we decided against at a later time and then submitted another offer on the property we eventually purchased. Negotiated price & terms (with our authorization) until an acceptance was accepted by the seller & ourselves. Our home was finally placed in escrow with a title company that Cathy has used for many years. Continued to communicate with escrow & loan officer on our behalf. Set up & attended the Home Inspection for our property Attended the signing of our closing documents with us to make sure everything went as expected

The complete purchasing process took about 2 1/2 months. This included 1 month to view properties & then about 6 weeks from the time the property was placed into escrow and then closed. I think it's important: 1.) To ask how many years experience your potential Realtor has had & if she/he is full time or part time. Better to use a Realtor who is full tme rather than part time. 2.) Also be sure to meet with the potential Realor face to face before you hire. You will be communicating with your realtor pretty steadily & more than you can even imagine. 3.) You will really want to like the person who will be your Realtor, because there is so much communication. It is so important to find a Realtor who has a very pleasant pesonality, that always looks put together & that has a lot of energy. 4.) One other item that I think is good to remember, is to really listen to your Realtor's suggestions. I thought I knew everything about buying a home and what to look for, but a good Realtor will point out the negatives & positives on properties so the buyer does not run into problems when they try to re sell the property down the road. 5.) On the buyer end, being available for your Realtor regarding communications and/or scheduling to view properties is important 6) Be sure to ask the Realtor how well they know and understand the area in which you have an interest and how long they have lived in the area. 5.) The last point and one that I already stated is that you really need to like your Realtor from the beginning. Hope this was helpful
Description of Work: We purchased our first home this last year using Cathy Knoell as our Buyer representative and enjoyed the process completely. Buying & selling real estate is a full time job for Cathy, compared to many Realtors that are part time, especially in this economic climate & she is also a native of the Valley of the Sun, therefore, she is very familiar with the Phoenix area. We felt confient that Cathy intimately knew about the areas in which we had an interest and that she was experienced. Cathy's communication skills were great. She was always available when we needed to communicate with her by phone, email or text and her communications skills were very dependable, reliable & timely. We never felt forgotten. With her 7 years of experience as a full time Realtor, Cathy was able to help us purchase a foreclosure that is a little more difficult to navigate through, but she helped us navigate through the confusing process like a pro that she is. We also had a lot of fun viewing properties and she was so amazingly organized. It was a good thing Cathy was organized, because we viewed a lot of properties & everything needed to be kept in order as to what we viewed & what we thought of the properties. I would not hesitate to refer Cathy to anyone who is interested in buying a home or listing their own home for sale. Cathy was the best!!
