We were purchasing a residence that was 4 years old, never occupied, had been foreclosed and was now owned by the lender. Our concern was the condition of the house and whether all elements of construction had been finished. The home was large (5200 sq ft) and complex (5 AC units, private pressurized water, 7 bathrooms - jetted tubs and steam showers, fire sprinklers, etc). Because of the foreclosure, appliances, lights and other items had either been taken or replaced with used and/or lesser quality items. So everything had to be reviewed, tested and reported. Two inspectors spent nearly 10 hours doing the physical inspection and provided a 52 page detailed report with pictures and detailed explanations, along with a binder of reference material, explanation of terms, Homeowners Handbook from the InterNational Association of Certified Home Inspectors (these inspectors were Certified) and a binder for all the material -- very professional! In addition, and a nice surprise to me, they also provided a 90-day Structural and Mechanical Warranty from a Home Warranty Company -- assuring me that if they missed something they should have caught that it would be covered under the warranty. I have bought and sold many properties, and this was clearly the best inspection I have received.
Description of Work: The services were performed according to a written Standards of Practice contained in a 16-page detailed explanation published by the International Association of Certified Home Inspectors -- very comprehensive.

It went so well that I called Mark to inspect the next home that I purchased. Mark found a defective water heater, and several other smaller problems. I was able to negotiate the water heater replacement. This saved me more than I had spent for the inspection. Mark is an excellent home inspector, and I would gladly recommend his service to anyone, buying or selling a home.
Description of Work: I utilized Mark for a pre-listing home inspection. I had lived in the home for several years and did not think that he would find anything. There were several repairs needed that Mark pointed out. I made the repairs prior to placing the home on the market. I showed Mark's report to potential buyers along with repair receipts for the items noted. The buyer for my home opted not to have another inspection as Mark was so thorough, and I had made the repairs.
