We used this property manager for almost 5 years and throughout this time, we continued to have trouble with them. We will list them in a pros and cons list. Pros - They took care of any issues that arose on the property. - They were quick at finding replacement tenants and of quality. Cons - Their recordkeeping is horrible. We wouldn't get receipts, statements, or copies of the lease often times. Many times, when we did, they were wrong or they didn't make any sense. - Their rate is higher than what you can find out there. As of this review, we have found property managers for $100 a month and of better quality. - They would often not provide us the documents we would ask for; whether asking for a receipt or for statements. We would have to call sometimes to get what we needed. - Their communication was on-off. Sometimes they were good, other times, we had to repeatedly ask for them. - We had a hard time getting them to contact us before requesting maintenance on the property, despite us asking them to call us before any maintenance. Many times, we wouldn't find out until our rent payment was shorted by the costs of repair. Only then would we find out what happened. This branch just doesn't have it together in the customer service arena; especially since we paid for their services. We couldn't understand why it was so hard for them to provide us with what we would ask for.

If you deal with this group of agents DONT use Patti Wells! She will come into your home, tell you she can get an amazing price for your house "If" she can have it staged. What she does not tell you is she is lying out your teeth and "if" she does not sell your house she will not pay you back (she has her friend do the staging, so she's getting business for her). The staging is horrible! My understanding is a person should remove "clutter" when selling a house, oddly enough I was told to put 99% of my house in storage and her "stager" brought in 110% of cheap stuff. She had me take a mirror down so she could put one up....go figure and then she used my furniture and other decorative items but charged me full price! Now, Patti Wells assures her buyers this is "customary" after turning your life upside down dealing with the stager, she hangs a sign in your front yard puts wrong information on the internet and calls it a "contract". If no one calls her, no big deal. She will tell you to put a sign on your door saying "alarm system activated" so no realtors will show your house to other clients (I told her no way). After she hypes the price to you, and a buyer calls and looks at the house she is no longer the "sellers agent" she changes camps quicker then she throws out the bogus number she can sell the house for. She will then have the buyer use her inspector, the inspector says, "leaks in the roof", no..bad paint job on ceiling. Patti will defend the inspector even when a general contractor gets in the roof and points out no water marks in the drywall in the attic. Patti will then tell a termite inspector the means and methods of doing a termite treatment (on a house that has been under warranty for termites over 10 years). My termite company loved her! I don't think she loves them anymore. This women is beyond unethical and I recommend no one ever use her. Her broker of course does defend her. Then, if things were not bad enough, when I received my one offer, Patti Wells was to take back up offers, it was in the contract but...oddly enough Zillow and a few other sites showed "not for sale", no wonder no one was looking at it. I went into the site and changed it, of course she denied it. She then walks around your house and says, "The buyer would like this, the buyer would like that" heck, it's not her money, she did not buy anything but she is totally willing to try to give your stuff away making is sound like "its a deal breaker" if you don't give the buyer the shirt off your back. Now remember, while she is doing this she is still calling herself the "sellers agent". If you want an agent that will make you sick, loose sleep and overall miserable give her a call but don't expect her to be prompt, she is always, "I'll call you back in 5 minutes, an hour later she might call you back. Then when she writes up contracts she cannot even get the property address right. The escrow company has my mail going to my neighbors house and her emails reference a location that I don't think exists and if it does its not the same street name or even same side of Phoenix. I even corrected her errors on one contract but....she still goofed it up somehow. She defends her errors by "lack of sleep", "glass of wine", "grand kids in town". Sounds like she has more excuses that Walgreens and Circle K combined. Please don't use her, she is a VERY bad agent and I've bought and sold houses before. If you want to use her, be sure you have everything in writing and I mean EVERYTHING you may also want to record all conversations with her. There are thousands of agents in the Phoenix area, walk by this person and group, it's just not worth it. Since I'm not done with this group, if they read this I'm sure they will find a way to toss what ever is left of a deal, that is just seems to be how they are. Sign the contract and the real person you are going to deal with shows up.
