On Q Management does not do the right thing. While their business practices may not be deemed illegal, their tactics are exploitative and abusive in nature, showing little ethical and moral restraint. They simply excel in exploiting and squandering their tenants. Rather than operating with a high degree of corporate conscience they choose to participate in dual agency like practices (without disclosure) to get ahead, are masters at saving face and making real problems and concerns go away through practices like “Review gating” and “Review flagging”, and have their “client-first approach” as mere rhetoric hanging on the wall. Over the past year they made an attempt at being added as a “Additional Insured” party to my personal renters insurance, rolled out a benefits package that was an option and then strong-armed us with threats of fines and would not renew our lease, if we declined the package and therefore failed to pay the additional $28.00 per month for their insurance. On Q, under the hand of Heather McNutt, has now levied my family with $530.00 in late and legal fees when Heather didn’t even know my November rent had not been returned until December 2nd (and only then because we hand-delivered Decembers rent) and then had no idea where our rent check was (reputable PM companies are on the phone the first day). I have not been without blemish when it comes to the rent issue. I made a mistake with one of our accounts. However, to be taken to slaughter for a rent payment issue, which I would have rectified on November 2nd had I known, is unreasonable. As it stands today, I have paid them the $530.00 and received a 10-day notice of eviction because I was trying to dispute the late fees and they rejected any of November and December’s rent without the late fees being included, while I was disputing those fees. For Heather and On Q to have yet to hint at an apology or utter anything in resemblance to, “I’m sorry…” for her lack of organization, lack of communication, and lack of knowledge of the statues that govern her own job/license, is humiliating. This ordeal had cost them no more than a little bit of mental and emotional energy. I propose the $530.00 be used to retain a consulting firm who can conduct a company wide organizational health assessment for On Q Property Management and its related companies.

My review of On-Q property Management. Anyone who is thinking of renting from this company, I have two words. RUN AWAY. Stay very far away from this company. We moved in 2016 to our home, and the house was in poor shape, windows did not open / huge gaps in the doors / windows. We diligently documented all of these issues, and opened work tickets, we were told oh well we will get back to you. This property owner is difficult, sorry that your AC went out in the summer in AZ. Plus we really don’t care that your house in unlivable. The suggestion was to camp out in the backyard. I booked two rooms in a hotel until the property owner could fix the AC. I have small children in my house, and it was a health and safety issue not having an essential service. Then we had to fight tooth and nail to get the hotel stay reimbursed while the AC was out. Every few month’s there is a different property manager. Again stay away from this company. So we moved out at the end of 2019 because they wanted to increase the rent. Mind you I was never ever late with the rent payment. Also they charge you a stupid convenience fee to use their online portal payment. Wow that is great a convenience fee for them to collect money. Now after move out they are trying to charge me almost 4/5 of my deposit on spurious overcharges. We cleaned every surface in the house, but somehow we got stuck with a 185.00 cleaning fee??? The yard was weeded at the time we moved out, but again we were charged for landscaping charge for 150.00. We moved only a few blocks away. They have not done any landscaping / yard maintenance. THIS COMPANY IS A SCAM. DON’T do business with them. I have made my disputations known. What is the worst is they try to artificially inflate their reviews. When after the debacle with the AC was done they were like can you please rate us 5 stars on Google. I seriously thought about it, but am glad that I held off. Honestly if I can change the mind of one person perhaps two I will be quite happy. I have had to speak with Eric the operations manager multiple times on multiple issues, and he has been alright to deal with, but still I am quite upset about the way I have been treated, and I know on-q will say please send an email to support so we can help. They way they can help is refund the correct amount of my deposit. AGAIN STAY AWAY FAR AWAY

These people deserve an F rating all around. Save your time and money. Do NOT work with JD Jarvis or On Q Property Management. Their lack of empathy and professionalism is incredibly poor, and I will do everything in my power to inform/protect as many people as I can to this fact. My wife and I just had a baby 4 days ago which came 3-weeks early, and we needed to move out by the end of this month. We were the first people to reach out to this company regarding a house that just surfaced on the market, before it was even available to see... Our Agent verified we were the first people to call, and the first to fill out an application. After my application was complete JD asked if my wife could also fill out an application (I expressed she just had a baby 4 days ago and was still recovering, plus the photos of the house were many years old), so I asked if we could see the house first and he said yes. That day we went to see the house (which looked worse than the pictures) and we saw an older couple go in right after us. Then we did my wife's application after already being first in line, and they (admittedly) gave the house away to the people after us. I said this was not a very stand up thing to do, and requested our applications be refunded. JD Jarvis admitted they did nothing with me or my wife's application, but would only return 50%...what a scam! JD Jarvis ignored our Real Estate Agent's emails and calls that morning, and made my wife and 4 day old baby drive down to a house and fill out an application for no reason. Don't expect integrity with these people. I don't trust people or companies who operate like this, and you are risking your time and money by engaging with this short and rude representative. Zero apologies were given, zero empathy for my wife, definitely no congratulations, just cold-hearted humans who will take your money, drag you through the mud, be rude along the way, and give a house away you did everything you could to move into with your family, no matter your efforts or your legal place in line.

I rented my home over 2 years ago and recently moved out. I was skeptical about renting from a property management company. However, I moved out. Followed the cleaning checklist and I thought I would never see my deposit again. I picked up a check today and I was shocked to see they gave me my entire deposit back plus they went above and beyond to get new renters in to the home and I was able to get back over two weeks rent. They were always very fair, professional and helpful. When I needed items fixed they were fixed immediately within just a couple of days My property manager Deb vickery was outstanding. They fairly take care of the landlord and the renter. I Highly Recommend using ONQ property if you need to rent and want things done right.

I have managed family and partnership property for 25 years myself, hired a number of property management companies, and I have been a CFO of a property management company. Without reservation I can say On Q Property Management is the finest company I've had the pleasure of knowing and hiring. Any wrinkles were worked out quickly and to my satisfaction. They have been wonderful. They have stood behind their work and word. Running any company is challenging these days, and On Q Property Management is doing a wonderful job. I will hire them again in a heart beat and recommend them to you without reservation. I live out of state and hired them in 2015 to prepare my parents home to be rented and find a tenant. They did a superb job. When the time came to sell the property they help me through the process right to closing. Then in January of 2018 I hired them again. Their services are even better which I would have never thought possible. I received a notice the our HOA was going to start fining me daily if required improvements were not made. I'm out of state and not in the best position to do anything quickly. I sent Rebeccah Arnett an email asking for help and she had an email back to me within minutes saying she would take care of it. She obtained an extension from the HOA to get the work done and then promptly got two quotes for the work. It will be completed well before the deadline. This company is everything you could possibly be looking for in a real estate property management company. They would get an A++ if that was possible.

We have been shopping around initially with our rental property and we landed with onQ. Even a family friend’s management company couldn’t compete in friendliness, service, and price. They found a tenant for me right away who had been in my property for over four years and I never had a problem with them. Onq was incredible in giving me applicants background check, financial information, and recommendation for tenants and the match was perfect. Even more amazing is how quickly and inexpensive the repairs they use. I honestly want to use them personally for my own residential house if that was a possibility. Deb has personally been in contact with me the past two years in regards to my property. She has always been incredibly personable, knowledgeable, and quick to communicate whenever any needs arise. This sounds like a cheap marketing ploy but it’s true: I recommended them personally for my own mother and she loves it too.

We are particularly happy with our current property manager, Deb. She is prompt, efficient and *very* adaptable to my hands on style of relating. She's also a great, and over all good natured, person. I have done quite a bit of research of property management companies and find OnQ to be among the best in terms of service and by far the best in terms of price. I have watched them expand their business dramatically without compromising quality of service, certainly speaking about their property managers. I have seen quite a few property managers come and go in the years I've been working with them and I think Deb is definitely one of the very best. While they work with us for our houses located in Mesa, Az., I know that they cover the entire Phoenix area. And I would not hesitate to recommend them highly. The service is definitely well worth the modest cost.

The first person that I spoke with was Eric Dixon. Eric did a good job of listening to my concerns and understanding our need to get this property rented ASAP. I told him about all of the bad experiences we had with Renter's Warehouse and he explained exactly how they provided their services. I was encouraged to find that they provide you with an actual name of someone to contact about your property once it is rented (not just a phone number that may or may not have someone working it that day). I liked what I heard and we decided to start the paperwork. Eric got out to our property very quickly to assess its rent readiness. He sent me a list of things that he thought needed attention, then gave me the names of the other people that would be contacting me about photographing it, marketing it, and picking up the keys. I liked how professional and experienced Eric was on the phone, and everything he said actually happened. I know that doesn't sound like much, but after our ordeal with Renter's Warehouse, finding a company that actually does what they say they are going to do was extremely comforting. After the property was photographed, I pointed out some concerns with just a couple of the photos to Michele Tyler. Instead of giving me some sort of canned speech about how they looked perfect to her to try and avoid work, Michele acknowledged my concern and sent the photographer back out to the property to re-shoot those areas. Wow, true customer service....listening to my problem and addressing it without any self-serving justifications, that was extremely nice as well. The team at On Q did such a great job marketing my home, that I literally have a quality tenant (great credit scores and income statements) in my home less than three weeks from the time I first made a phone call to them. Not only did it happen quickly, but I received the rent that I was asking for and made no major changes to the property. We could not have asked for a better experience thus far. Another really nice touch was that instead of having to drive out and deliver keys somewhere, Jordan Unga called us and told us that he would be in our neighborhood and would just swing by and pick them up from us, saving us a trip. Again, this company has handled us EXTREMELY well thus far. Very professional and customer driven. I am very happy with my decision to utilize On Q to manage my property and would highly recommend them to anyone else looking for property management.
Description of Work: I have a rental property in Surprise, we had just put it on the market for four months and were unsuccessful at selling it. Unfortunately, our realtor did a horrible job marketing and pricing it, but it is what it is. So we had been paying two mortgages for those four months while trying to sell it. We have had very bad experiences with our previous property management companies (most recently Renter's Warehouse...don't ever, ever, ever list your property with them!!). So we were hesitant to dive back into the rental market again, but really had no choice. We used Angie's List and found On Q with solid reviews, so we gave them a call.

On Q Property Management has been withholding my property from me for 35 days as of 8/24/17. July 21: I email my property manager, Rebeccah Arnett asking if they changed the locks to the main storage unit door without notifying me. Rebeccah confirms that they changed the locks and tells me she will mail me a new key. July 25: I speak to Levi Hatch about scheduling my move out inspection for 2 pm on Friday, August 4. July 31: I notify Rebeccah that I have not received the key in the mail. August 1: Rebeccah tells me that she'll mail me "another copy". August 4: I get the key in the mail, but it is the wrong key. I notify Rebeccah and Levi that I will be at the apartment for the move out inspection at 2 pm. In her response, Rebeccah tells me that the key she sent me is the only key they have on file for the main storage door and clarifies that the key to my personal storage unit is as the same key to my apartment. I arrive at the apartment at 2 pm for the move out inspection and stay until 2:45 pm before returning to work. The inspector never shows. August 7: I email Rebeccah asking her to please mail me the correct key ASAP. Rebeccah promptly replies and schedules a new move out inspection for the next day with a new inspector. August 8: The inspector brings THE SAME BAD KEY to the move out inspection. He calls Rebeccah, who tells him that she needs to get in touch with the locksmith to figure things out. I turn over all of my keys but keep one apartment key, so I can get my stuff out of my personal storage unit. The inspector and I make sure that the key works in my apartment door. August 14: I email Rebeccah asking if she has been able to get in touch with the locksmith. She tells me that they have been "working on getting a key for the storage room" by "trying to get a copy from one of the resident's that does have a key." August 15: Rebeccah emails me at 8:39 am to tell me that the tenant in unit 5 has the right key and he'll be around until 1 pm if I want to go get it from him. I notify Rebeccah that I have a job, so I can't make it. Rebeccah emails me and tells me, "We had a key left in a Home Depot bag under the steps." (In downtown Phoenix!) August 16: I retrieve the key in the Home Depot bag. It works. But the key to my personal storage unit does not. August 17: I notify Rebeccah. August 18: Rebeccah suggests that I kept the wrong key and states that there are two separate keys for the apartment door and security door even though I lived there for seven months and only used one key to open both doors. I suggest that they need a new locksmith, explain that I only kept one key on my key chain the entire time I lived there and that it opened both the apartment and security door but does not open the personal storage unit. August 22: I email Rebeccah telling her that I'm getting worried and don't want to call a locksmith or my attorney. That was two days ago. No word from Rebeccah or On Q. Also, they stacked the dryer on top of the washer without properly securing it and did not respond to multiple requests to fix it. I'm 5'3'', 110 lbs and do not want to go out in my closet via death by dryer.

I have never used them, but I use them if I need them. I think they answered all my questions and they called back to see if I had any questions. They were pretty responsive. Their briefing was pretty good. They are pretty comprehensive. All the answers that I would want to know they provided them pretty good. I would use them in the future.
