Kelly Home inspection passed on the home including the roof with no quality issues raised. Less than two years after purchasing the home I had a major leak in the roof resulting in several thousand dollars of damage to the home. I hired a roofer to try and fix the leak. Less than a year later I had another leak in the roof. When the roofer returned to evaluate the problem, careful inspection revealed numerous areas of substandard construction and the use of substandard materials including use of the wrong flashing as well improper material used to connect the scuppers to the roof. Roof vents were placed so close together that they served no useful purpose. After reviewing all mistakes and substandard work done on the roof by the builder, I do not understand how Kelly Home Inspection could have possibly known anything about proper roof construction and have passed on the roof without raising serious quality issues. I am now having to redo the entire roof and much of its flashing as well as connections with the scuppers in a home that is only 10 years old, but which has had two serious roof leaks.

First of all, I'm sorry you are having or have had roof problems. In the inspection report I recommended having a roofer reseal all the flashings, including the scuppers. This is hardly a "pass" on the roof. If this was not done at the time of purchase, I'm surprised it took 2 years to leak. Copied from the report: "Vent pipe flashings, attic vent flashings and some corners are in need of resealing. I also recommend having scupper flashings, skylights and chimney flashings resealed as part of regular roof maintenance." And again in other sections: "Have a roofer reseal duct and vent penetrations as part of regular roof maintenance. Have a roofer reseal vent pipe penetrations as part of regular roof maintenance. Reseal skylight penetrations as part of regular roof maintenance. Reseal chimney flashing as part of regular roof maintenance. Scuppers and roof drains are one of the areas most vulnerable to leaks on low slope roofs. I recommend having a roofer check the scuppers annually and re-seal when needed. Cracks are noted at the parapets at some corners. Have a roofer or painter caulk the cracks indicated on the roof diagram and any others found while repairing." Photos and diagrams were included. I was finally able to speak to your roofer, Keith at Versatile, recently. He stated that there was leakage at a scupper (noted long after the inspection) that they attempted to repair. When leakage continued or re-occurred, they decided there might be an issue with the flashing and dismantled the roofing and scupper. They determined that the flashing was not installed improperly but had separated. Something the roofer could not determine on the prior visits and could not determine without removing roofing. What you refer to as "careful inspection" was, in fact, "destructive inspection", and far beyond my legal and ethical bounds. I suggest that you talk further with the roofer about what was and was not visible at the time of my inspection. Fritz Kelly
