Super. It took a while for me to be worked in (I was told that up front), but I was patient and JR kept me in the loop as to when he could get to my project. When it started, it went quickly and efficiently. Outstanding workmanship, very proud of finished job. Our thanks to the whole crew. Definitely increased the look and value of the home.
Description of Work: Take up an old aggerate driveway and pour new, broom swept driveway, plus poured a larger patio over existing, uneven rock patio.

I hired Planit Dirt, JR, to excavate my property. I met with him at the property on two different occasions, while it was raining, with my father present. The property has a slope to it and we discussed where and how we were going to position our home on the property and that we wanted to make sure the water flowed away from the house. I also, in emails and discussions on those days, told JR that we wanted a backyard level with the back of our house and no trees in it. I even marked out trees with orange tape to show where we wanted the backyard to go. The last time I met with JR I gave him large printout of our house plans and asked for him to get me a quote. I received a quote of $6600, plus a culvert for our driveway and plus some fill. At the most I was expecting a bill of $8500. This was in a text message which I still have. I was living in Utah at the time and JR would call to tell me that they were running into a lot of rock. I live on Stone Mountain, and large rock was present when we walked the property both times. JR text me a few photos and it looked as if they were getting the property cleared and the driveway in. I moved from Utah to Arkansas the first week of March and met JR at my property. I arrived before he did and was blown away at what he had done. He gouged out my property below the downward slope and left an 80 foot long by 5' to 6' vertical dirt wall that was on the downward slope of the hill and was supposed to be my backyard. When JR arrived I asked him where my backyard is and he told me that I would have to do that later. The backyard was supposed to be done by him and was part of the quote. He said there was too much rock. In the photos that he text me you can see the equipment he used which was a small excavator and skid steer that he rented. Due to the wall he created we had to completely reposition our house as we did not want a 6 foot dirt wall approximately 8 feet outside of our french patio doors. When my father and I met him at the property he kept mentioning that he'd have to bring in fill. Instead of bringing in fill he gouged out my property and moved that dirt forward with small equipment. It took him two weeks to do this job. Being a cement guy too, he knew that I was going to have pads poured yet he created a 45 degree ramp coming up to our house clearing. He had the nerve to tell me that I'd have to get that fixed before getting cement brought in, yet he's the one who created it. He also did our driveway which was clearing out the old driveway and laying down gravel. No slopes or ditches were created and our driveway has washed out multiple times already and I was charged $13,500 for this work. Due to his work we had to reposition our home so we didn't have a massive dirt wall as part of our backyard and we have had serious water issues because he gouged out our property on a downward slope so when it rains we are having flooding issues. His work has cost us money to repair / redo what he did and has delayed the building of our house. He rented inadequate equipment because we had someone come out with a big excavator and bulldozer and extend our house clearing by 30 feet and they accomplished that in one day because they used the right equipment. I do not recommend this individual. He has cost us more money to fix what he created than what I paid him.

JR performed site survey and provided quote on May 26th, saying he was starting a big job in Hot Springs Village so it would be a couple weeks before he could have a crew on mine. I called 4 weeks later since I hadn't heard from him, he said the other job took longer than expected, he would get to mine in a couple weeks (again). Called him 2 weeks later, he said he would get mine done the following week. Never showed, I called twice more but wasn't able to leave a voicemail and no call back. Not professional, not reliable.

We are very pleased with the results of this project. J.R. and his crew were awesome in all phases. They were professional, skilled, and care about the quality of their work. Hire these guys and you will be happy!!

Work was supposed to start mid-October, but was delayed. Very poor communication on this matter. Finally showed up with heavy equipment (unfortunately, construction backhoe/loader not sized for residential yard; over time, did a lot of damage to landscaping and an important shade tree. They had stated ?not responsible for damage to landscaping,? but over the course of the job they damaged areas of the yard they had no business to go.) They constantly walked through ivy beds in the side yard and even backed a truck into the ivy; it takes a full year for recovery from that kind of damage. There was no consistent work effort, and often the owner, JR Randleas, was not supervising, so mistakes occurred. My husband spent many hours out supervising the workers to prevent errors and missteps after our initial experience. For example, the workers decided to drain the pool onto our neighbors? property (!) but did not consult us about the slope?so the water actually ran into our own yard where the heavy equipment needed to run. If they had just ASKED us, totally preventable. With JR often not present, when my husband was not able to supervise, mistakes were made, so when JR did show up, we were treated to scenes with a lot of screaming and then sullen workers. The workers also used the empty pool as a trash receptacle, threw materials and garbage into my raised vegetable beds, walked through flowerbeds, tossed trash into our recycling bin, etc. The yard looked like a garbage heap much of the time. I personally cleaned up repeatedly, and I dug a ditch to drain away rainwater. The workers also just helped themselves?without asking?to items in the yard (bricks, stones, flowerpot) and even moved our property stored under a covered canopy so they could back a trailer in there. Did not ask permission. The trailer quickly became another junk-disposal site. We selected a color for the concrete that JR personally did not like, so he took it upon himself to mix a different color?almost jet black, a very poor choice for a pool deck that gets full sun most of the day. (He kept saying what strange taste we had.) Unbelievable! When JR was bringing in the liquid concrete, the patio doors, windows, and sides of the house were spattered with black concrete?we?ve never been able to get it all off. The best JR could do to correct the dark color was paint on a tinted sealer. It is not attractive. The concrete developed cracks almost at once, and in fact the patio has three serious breaks in it. A patio this large probably should have had expansion joints built into it. The workers were to return in the Fall to install the pool cover anchors; it took all week for them to show up?no phone calls to reschedule, no answer to our calls?and then they showed up without the proper equipment. We lost the entire week waiting for them to get here and get the work done. Repairs to the landscaping cost more than $3000, and we may still lose this tree thanks to the damage to roots and branches. JR also tried to get us to pay him early for work that was still pending; (we refused.) We?ve had a lot of experiences with contractors, but this one ranks as the worst.
Description of Work: Remove concrete from driveway, large patio, and pool deck. Pour new drive; pour tinted, texturized concrete patio and pool deck; after testing, repair/replace pool piping, pool steps, pool liner.
