Mid South Inspections

This was the second time I have used David to do a home inspection for me. Like the first time David was very thorough and careful with his check of the home. He gladly answered questions and addresses any concerns you have. He is happy to have you follow him around and will explain every step, then review his findings before he leaves. It is kind of odd, but the two times I have used David he discovered the age of the home I was looking at purchasing was misrepresented to me. This time it was and quot;onlyand quot; a 4 year difference. But when I thought I was getting a 6.5 year old home that turned out to be a 10 year old home that needed a new roof within 5 years as well as other costly maintenance coming up shortly, it makes a big difference in what I am willing to pay for the house. He also informed me that the and quot;high efficiency heat pumpand quot; sign wasn't correct, it was a regular electric furnace. During his journey up into the attic David found 7 rafters in a row that had been spliced. He took pictures with his cell phone and showed them to me and the agent. He then highly recommended that I get a builder in there to make sure the job was sound. He told me it wasn't a pretty job, but he would want a expert to make sure it was completely safe. I talked to a roofer about the damage, he told me that rafters most likely have been broken by a tree falling on the house, or a fire.

David did a really good job. He was a couple of minutes late from getting turned around trying to find the house in Waldron, but it was minor. He very thoroughly went over the entire house, inside and out, under the floor and up on the roof. He was happy to have me follow him like a shadow and point out everything he was seeing and explain to me what was wrong and why it was wrong as well as possible things needed to be done to fix it. He even took the time to fix the breaker box a bit. A screw was into the main wire into the box. He took the screw out, bent the wire out of the way, taped the wire up with his own tape he had in his pocket, then replaced the screw in the box door. It turned out the floor was falling thru under a bathroom. David took care to check exactly what kind of damage there was under the floor, and gave me a very detailed description. How the house had been moved into that location from somewhere else and a new addition put onto it, what was done right, what was done wrong and what needed fixing. Then he even gave me a ballpark price on what it would probably take to fix it. He emailed me his report in 2 days and even sent the agent a copy at the same time. I ended up not buying that house due to the large amount of work that needed to be done. But I forwarded his inspection report onto HUD with a complaint about their listing. They had the house listed as 10 years old, when it was in fact over 60 years old. It was from the 1960 era from the style of framing David found in the attic. HUD did take the listing off the market and correct it before re-listing it.
