PLEASE CONSIDER OTHER AGENTS AND REAL ESTATE COMPANIES! This is a long review, but it contains examples of an agent's lack of Integrity. We had to relocate my 88 yr old parents to our home in Atlanta, GA due to my father being in late-stages of Alzheimers disease and other serious health issues. This move was required to be done quickly due to my parents declining health. Mr. Thomas was recommeded to us by a friend of the family, altough the family friend had no previous real estate interaction with Mr. Thomas. Since we live aproximately 700 miles away, Mr. Thomas agreed to be our eyes and ears with respect to the condition of the property. He was to arrange for cleaning services (his daughter) on a periodic basis to freshen up the bathrooms, floors, etc. He also was to give us feedback on the condition of the exterior, yards, etc. and oversee the landscaper who we contracted. We had to place our TRUST in him to do these things. Mr. Thomas did not communicate with us very frequently. Over the 7 month contract (the minimum he would accept) he may have contacted us twice. We called him every 2-3 weeks to check on the house and progress in selling (showings, feedback, condition of property, etc). No noteworthy issues were communicated to us concerning the house condition during this time. All was fine, the market was just "slow". The pictures of the home online were low quality and we asked to have them reshot. We alos replaced carpet throughout the house prior to the new pictures. Those new pictures never made it online, three months after being taken. We were frustrated with the lack of communication and activity with Mr. Thomas, and decided to make a change in realtors at the conclusion of the 7 month contract (September 2013). We researched online resources, including Angie's List, to locate a replacement real estate agent and company. The lady we chose went to the house and toured it a week prior to the end of the contract. She called us immediately to give us feedback on the condition of the property. Yards had not been mowed all summer long and were three feet high in places, flowerbeds had disappeared with weeds and grass, shrubs were overgrown. (The yard service had been paid routinely each month, another review.) A 10 foot section of roofing tin had came loose from an out-building and was hanging down almost to the ground. The house had not been cleaned during the contract period, although payment had been made. Hearing the condition, I caught a flight the next morning to Ft. Smith. The lady real estate agent was not exagerating. I contacted Mr. Thomas, who was unaware that I had been informed of the property condition, and in fact was standing on the property. Once again, he informed me the house was being shown that afternoon, house was fine, looked good, yards were in good condition. I informed him of my location at the property. He immediately started appologizing. I fired him immediately and returned his sign to the Warnock Real Estate offices which were vacant with office furnishings piled on the front porch . AVOID THIS REAL ESTATE AGENT and WARNOCK REALTY. "If you have integrity, nothing else matters. If you don't have integrity, nothing else matters."
