Richard was a prompt and helpful inspector. He was able to make an appointment with very little notice and was very friendly while doing so. His report was extremely thorough, and it helped me to find a few things that could be repaired on my home. Additionally, it was packed full of useful information for a new homeowner, including locations of certain things and the sizes of our filters (just to name a few bits).

I tagged along with the inspector (Richard Kirkman), as he inspected a house and property I had ageed to buy. The inspection lasted about four hours during which I learned the bad and good of the house. I was very satisfied with Richard's inspection, felt it was very thorough without being nit-picky. In the end the money was well spent. The inspection yielded a bad case of mold in three different areas of the house along with some other saftey issues. A list of simple maintenance repairs was also included.
Description of Work: As an home inspector, he inspected a house with carport and detached garage.

Description of Work: I called Richard on a Sunday and left a message, requesting info on an inspection of a home to purchase. He called me back within a few hours and we made an appointment to inspect at 8:00 am the next day. He was prompt and immediately got to work. I was unable to attend the inspection, but the current owners told me he was done around 11:45. Richard told me the report would be available by 7:00 am the next morning. When I checked my email at 5am, the report was there. The info provided in his report was extremely thorough and included detailed descriptions, pictures, and recommendations.

Scheduling Home Inspection Plus was easy, they were responsive, and reported on time. Individual appeared knowledgeable on home inspections and what was and was not up to code. Provided a detailed report of the inspection through their website which was password protected, and included photos of problem areas. We were able to access the report within a few hours of the actual inspection. Inspector would not send us the photos separate from the report, which became an issue when the homeowner wanted to view the photos. My only complaint was that the home inspector called us at 9:30 p.m. to discuss an issue they had. Having a young child, we very much did not appreciate that late phone call (which was not regarding an issue that could not have waited). Plus, there is not reason to be trying to conduct business that late in the day. Also, inspector charges $1 per mile to the inspection location. In our case, that was a substantial addition to the cost of the inspection. Had I realized that, I would have chosen a different inspector.

Response from Home Inspection Plus
1. photos - I reminded clients at the time they made the photo request they already had 3 options: capture pictures they wanted from the website, print the Report with the pictures in it, or electronically forward the Report [w/the pictures in it] to the home owner. 2. phone call - Home owner had sent me an urgent email; and, I knew my clients were on a tight schedule. I assumed they wouldn't answer my call if they didn't want to, or would mute their phones if they objected to calls after a certain time. Clients only gave me their cell phone numbers and never told me they had a phone call curfew. I would have respected their wishes if I had known that. 3. mileage charge - Inspection fee I quoted them when they contacted me [3 days prior to inspection] included the mileage charge which was actually $.50 per mile [for 20 miles]. Quoted fee was included in the Agreement I sent them 2 days before the inspection and was signed by them the day before the inspection. I did not increase the quoted fee nor did I ask for any additional money. Clients never told me inspection fee was too high [by $10].
