At first I thought the inspection was very thorough and helpful. After I bought the house and moved in however I have changed my mind. I feel that they told me a lot of low cost items to repair or replace to make me feel like they were thorough. The third night we lived in the home we had to evacuate due to natural gas seeping out of our water heater. The water heater had several things wrong with it and needed to be replaced. Also we found out from the gas company that our outside venting of furnace room was not large enough. Two major issues the inspector should have been aware of, but was not. They also told us the basement foundation was dry and did not have a problem. The basement walls are not dry, they seep water and in fact we found mold in one of the basement rooms that they missed. The only really helpful and accurate things he suggested was to install rain gutters and smoke alarms, which I will be doing. In the future I will save my money and hire a plumber, roofer, and HVAC to come and do inspections on the equipment of the home instead since the inspector isn't as knowledgeable in those areas.

Bruce arrived an hour early, and was cheerful when we got there, even though we were late. He led us around the entire house and pointed out things that we should ask the seller to fix, things we should fix ourselves, and things we should fix down the road. Most helpful to us as new homeowners, he explained a lot of the maintenance we will need to do. His report arrived by email punctually and had all the details he went over in the tour, and more.
