We moved into a development that was built and is managed by Tim Thomason Construction. We love our home, but we've had endless issues with the Homeowner's Association and surrounding common elements. The builder and his representative have made many promises that never seem to be fulfilled. First, the gate has been broken since we arrived. It works sometimes, and other times it will get stuck or open/shut continuously. It was poorly installed and is hooked up with extension chords that are exposed and that run to a vacant home nearby. Management has been informed continuously, but the problem has never been resolved. Additionally, the gate is propped open on a daily basis for open house hours/workers, but it's never shut. One of the homeowners must close it or it will stay open all night. The development is over a year old, and the fence around it is still unfinished. The builder says he doesn't have the funds to complete it. The part that is installed is already dilapidated in places. Drainage is very poor. When it rains, we have standing water all around the house, as do our neighbors. The backyard is a swamp. We've asked for a solution for months as this is damaging our property. The landscaping is done by teenagers. Several of the trees have already died as they weren't planted properly. The mailboxes were installed inside the fence, so if the gate is closed (as it should be), the mail won't be delivered. We don't have regular HA meetings, but at the last one, we were promised the fence would be completed in two weeks and we would see outdoor lighting immediately. That was over two months ago. In some backyards, the land is eroding away, leaving big holes under the fencing. The trash pick-up included in our dues consists of a construction dumpster parked in the drive. I understand the housing market is bad right now, but when promises are made they should be fulfilled. The builder and his associates should also learn to prioritize before making promises. If they cannot manage the Homeowner's Association, it should be turned over to the residents. We are essentially paying $100 a month for water, which is ridiculous. The past few months we have boycotted and refused to pay any dues until things change. The other residents inform me they've done this before and that the problems have always existed. I wish I had known this before I purchased the home.
Description of Work: Our development is built and is managed by Tim Thomason Construction. Our home was a re-sale, meaning we did not purchase it directly from the builder. The Homeowner's Association is still controlled by Tim Thomason Construction. The HA is meant to cover water, trash, landscaping, upkeep of the gate, pool, external lighting, fencing, and other commond elements. Dues are $100 per month.
