First red flag was when Mr. Thomas Perrin suggested to my husband that he didn't need to be there for the inspection. Mr. Perrin provided a professional-looking binder with his report. Under "defects," he noted elevated moisture levels in the crawl space, and recommended "monitoring" but no cause why. He missed the front foundation vents that are at ground level, letting in water and debris. He missed the irrigation stalks in the flower beds that are installed directly in front of other (higher) vents. Where did he think the water would go? He missed the AC discharge drains that are ground level and cause standing water at the foundation. And he missed the leaking shower pan liner that stained the subfloor. Even if he did not go into the crawl space, he should have noticed the Master shower's cracked grout and evidence of seepage (mineral deposits.) That little omission cost me $1200 to fix. Said there is "adequate" drainage near the house, but there are many wet spots near the house, and smells musty. Recommended replacing upstairs air filter, but completely ignored the FILTHY downstairs filter, easily seen through the intake grill. He evens described this filter as "electronic...20x28x2." In reality, it is 6 inches deep paper filter that looked like it had never been changed. Outside inspection said "There are no cracks in walls or other indication of foundation movement or settling." But I found a crack above a window, crack down the middle of screened porch, crack in the mortar on all 4 steps. And inside found cracked drywall in two places. Said garage doors "operate quietly and smoothly." First time I opened the larger door, it sounded like someone was strangling a cat! He checked electrical system, but not the doorbell, which didn't work. Noted that the wall oven needed cleaning, but frig "appears to operate normally." I guess normal for him is an ice maker that leaks badly, based on the water streaks down the door and a slightly warped floor in front. I could go on, but I've already wasted too much time (and money) on this. I feel like this was just a rubber stamp to close the sale, and not for our benefit. An added warning. Most home inspectors do not check heating/AC, except to see if it runs. I recommend hiring professional HVAC to inspect this. Ours was not properly installed and we have had nothing but headaches.

I was very pleased with him. I decided to go with him because of his credentials and his demeanor over the phone when we first spoke and set up the appointment. He was very professional and thorough and he even presented us with a note book and that was a really nice reference.

Mr. Perrin was extremely helpful and prompt; we were living out-of-state during the inspection process. He worked with our realtor to set up the appointment and promptly delivered a very thorough, well-organized and detailed report. Additionally, the report includes serial/product numbers of all major appliances - a handy reference for the future.
