Called the company to get an estimate on a stone pathway and spoke with Mr. Manley. He very courteously explained to me that they were currently scheduling about three months out. That would not work for me. He then, at my request, offered the name of someone who could possibly take on the work a little sooner. I appreciate his honesty and professionalism.

Excellent work done on our paver patio with three short sitting walls installed on the perimeter of the patio. While some precautions were used to prevent the grass from getting torn up, it wasn't done everywhere and I'm still trying to fix all the undulations that resulted. More importantly, they had the most reasonable quote.

John Manley and his crew did an awesome job laying our flagstone patio. The sand took longer to dry than normal because of rain. So for several days, he or someone else in his crew came to check on it, cover, uncover it, cover it back up, etc. They took the time to make sure everything was setting right, even on Christmas Eve. He responded to text and calls promptly. The patio is beautiful and we absolutely love it. I’d definitely recommend him to anyone!

Work went. The landscaping bed is awesome and brought an area of our lawn from trashing to emaculate. The fescue & bermuda sod look good and the top dressing did what we wanted. The only thing that could have been better is that we had some scheduling issues with other priority work but it is understandable. John and his crew are good at what they do. Listen to your thoughts and worries and do good work for a good price.
Description of Work: I had a large section of my yard sodded in fescue. I had another section of my yard sodded in bermuda. I had a landscaping bed made around an existing setup of trees and plants. I had a rough patch of my lawn top dressed to fill in the void.

Manley Landscaping came out on 5/23/2016. The day started not so well. I went to the back where the group had started working and asked about the sprinkler heads. I had asked John Manley if there was anything I needed to do to prepare for their visit. I even asked specifically if I needed to mark the sprinkler heads and all he said was he needed me to call 811 to get the lines located. Well, that morning I found out that it would have been good if I had marked the heads. The crew commented that they would find them as the excavated as they would be broken off and then would have to be replaced. I went ahead and started marking them as quickly as I could. The crew continued to work on my drain as well as the grading of my yard. I ran an errand and came back and they had started using the power rake on the right side of the front yard. This was before any of the topsoil had been added. Well, I thought nothing of it. The man running the rake only did a small area and said he was stopping the use of the rake as it was way too dusty. They continued to work in other areas. The topsoil was brought out. They basically spread the top soil on top of the extremely hard clay I had and ran a bucket over it to smooth it out. They finished up that day around 6pm or so. To make a long story short, when I went out to start seeding the next morning I had a rude awakening! The ground was so hard in 85% of the yard that I could barely scratch the surface with a rake. I had to scratch and scratch in order to get enough loose dirt to feel decent about spreading the seed. Some of the other areas (probably 5-10% mainly on the left side of the house) were so soft that I would sink in 1 to 2 inches just walking on it. All Manley did was spread the top soil on the hard, clay ground and then grade it. The power rake, as mentioned earlier, was used very little. Basically the entire yard was hard clay under about a 1/4" of powdered topsoil in many areas. Significant areas were hard clay right on top. You could see the sun reflect off of it. Also, the catch basins (3 in the back along the patio) were unevenly spaced with one being crooked. The bottom line is: I could have saved at least half of the cost of this job by renting a spreader and spreading my own sand. I worked so hard the next day trying to scrape the soil so I could plant the seed that I became very angry by the end of the day and just prayed that the grass would grow. I also had to rake out a large amount of large clay clods. Much, much more work than I should have had to do!! Well, it is now Oct 2nd and the Bermuda is still sparse in many areas with bald patches in several areas of the lawn. This is after watering for a significant number of days 3 times a day and after laying straw. The soil is just too poor of quality - too hard. I have hired a service to aerate the soil (should have been done with the Harley Rake) and starting next year, adding sand and slowly improving the soil. I got absolutely no advice from the landscaping crew or owner. I trusted them to improve my soil in a way that could be considered "preparing it for seed". This generally means 4-6 inches of loose soil. I had 1/4" in most areas at best! This is a warning to all, make sure you know what you are doing and what you need before hiring this group. It was a very expensive lesson for me. The picture included with this review doesn't do it justice, but you can see how hard and compacted the ground is. I shot some good video also.
Description of Work: My request was: Once I killed off my old lawn, Manley Landscaping was to come out, remove the dead lawn, install a drain in the back (to correct drainage problems), add approx 4 yards of masonry/rough sand or sandy topsoil, then power rake and prepare lawn for seeding. I would take care of the seeding and everything else.

We always look for sprinkler heads before we start a job but if we do hit any with a machine, we have irrigation supplies on the truck and always repair them. We did run the Harley Rake before the topsoil was on the job to strip off the grass. Once the 18 yards of topsoil showed up, we put a layer across the entire yard and hand raked the yard. We raised up the valve boxes so they would be on grade with the yard. In doing this it pulled a wire loose and we did not know this. He called that evening to let me know and I went first thing the next morning to fix it but he had it fixed when I got there. I even offered to have him call an irrigation company to repair it if it was something I could not fix and I would pay for this. The customer was completely satisfied when I went to pickup my equipment the next morning.

Description of Work: John Manley & his team installed a backyard paver patio with a walkway across the backyard to the driveway. The team was punctual, hard working, and polite. They took time to carefully cut the stones to fit the pathway perfectly. There were no surprise costs. The price is quoted up front to include materials and labor. I had a limited budget, but John helped me choose pavers and size to accommodate the budget I had to work with. I highly recommend them & will use them for future projects.

Description of Work: Contractor came out to survey the work to be done and he gave me a quote in July, but then said it would be months before he could get to me. I contacted him in August to give him my new phone number and his only response was "got it". He never called me back to schedule work and it's December. Either he did not want the work or he is too busy. In any event, he's lost my business or any recommendations.

One of the things that makes this a great company is the fact that they actually listen to clients. They took the time to really understand the requirement and they provided helpful recommendations. The work they did for me is even better than what I had in mind. They understood the look that I wanted, the shape of the wall, and the type of stone. I couldn't be more thrilled with the quality of the work and the professionalism of everyone involved. I did have to be on a waiting list for a while but that is only to be expected when you have someone who does such quality work and who is in such high demand. I highly recommend this company and I plan to do business with them in the future!

Everything went very well. The problem before was that the yard retained water too long and made everything soggy. John placed a french drain system that allowed the standing water to drain as well as the soggy areas that were draining too slowly. Eliminating most of the roof gutter water from dumping into the yard also helped tremendously as evidenced by the condition of the yard after recent rainstorms. I was very impressed with John and his crew. He was very professional and addressed every concern and issue that I had during the job. Once the job was underway, I asked for a number of additions and he priced everything very fairly which says a lot about his integrity.. His crew was very hardworking, polite, and made the effort to explain issues; e.g., a broken sprinkler head (which they fixed), right when they happened. The best part was that they cleaned up everything, laid sod, and the yard looked perfect at the completion of the job. I could not have asked for anything to be done better than they did it! I would certainly recommend John to anyone looking for a high quality job!

Description of Work: They cleared my back yard, prepared the dirt and layed sod. Everything went very smoothly. The sod took well and grew into the summer. |My back yard unfortunately was hit by fungus which killed large sections of the grass over the summer. We did not realize that the cause of the grass dying was fungus until it was too late (maybe we could have treated it). Currently reseeding and will follow a regiment of fungus treatment as per the instructions!!

John and his crew were punctual each and every day. Their work ethic was impeccable. They were respectful, professional and yet personable throughout their time with us. They were careful on site with our property and their materials and tools. Each night they cleaned up, sweeping and blowing off all handscapes. One thing in particular we noticed and commented on several times was their pride in workmanship. They truly cared about the quality of their work and the finished product. It mattered to them that we were pleased.
Description of Work: John helped us redesign the landscaping across the front of our home including removal and re installation of our front sidewalk and created the initial design on both sides. He spent a lot of time with us listening to what we wanted, what we liked and didn't want and how much maintenance we wanted to do for ongoing upkeep. He guided us in plant and tree selection, bed design, plantings and stone borders. He was confident and knowledgable in his presentation constantly drawing on his long term experience for choices in what might work where and why. He made suggestions that we had not thought of that added value and function to the details of the project as well as the overall design. In the end, his vision created from our description was our vision all along. We couldn't be happier. We look forward to our next project with Him - the backyard!

It went great! John and his crew showed up @ 11:30 and were finished by4! The plants chosen are in good shape and planted in a fantastic design. The problem John fixed was an improper installation of gravel. John provided exactly what we wanted, when he said he would and we cannot be more pleased. What impressed me the very most was John's initiative and ability to make a decision. Landscaping is not my strong suit but John was able to take my vagueness and turn it into beauty. We will be using Manly Landscaping again, soon!!
