We made the lousy choice of having RPM manage our 4 properties in Huntsville for over 6 years. We chose them because they are a small family run business and we were in support of that. There are four of them that work in that office, husband/wife and daughter/husband. It was nearly impossible to get them to call us back, and was like pulling teeth to get any answers as to where our money was. They were consistently late with our deposits and I would have to hunt them down to find out when the money would be getting to the bank and when we would receive our statements. Even then, they pilfered what money they did collect on repairs that many times they said things had been done, only for us to find out down the road it hadn't. Not to mention they overlooked possible liabilites in our homes, such as not having smoke detectors installed, loose stairway railings that were reported as a maintenance issue to them by the tenant and they still did not address it, broken tree branches, and the list goes on. We live out of state so it was difficult for us to verify the accuracy of RPM's claims. I do believe their handyman that estimates and does the repairs when the house has been vacated and and getting ready to rent again, is related to them and they have a clever way of spending all the deposit money and putting it back in their pocket. Their management style is lenient and almost always in favor of the tenant, even if they are not paying their rent. The day we ended our management contract with them was the best day I had with that company in 6 years of doing business with them. We have since switched property managers and it is a night and day difference in the way our properties are managed. I do not trust RPM Realty with our money and would never recommend anyone else to use them!
