This was our first time dealing with a contractor for such a large job, but the end results were favorable. My wife and I are satisfied with the work JH SMith completed. We went with this company because they have done several other projects in our neighborhood. Overall JH Smith does great work. Today April 15th, marks a little over two weeks since they finished. On April 6th, I called Josh to inform him one of the larger double pane windows was cracked on the inside pane. He said It was covered by a warranty and he'd have someone check into getting it replaced. I've yet to hear back from him. I'll update this when he gets back with me. When dealing with a contractor, pay attention to document everything you want. Make sure you understand what you want, the contractors idea of what you want, and verify everyone is on the same page with every detail of the job. Otherwise it could cost you. I'd use JH Smith again, only I'd pay closer attention to the items I request done and ask more specific questions about the methodology used to come up with the price. Cracked glass was replaced on 19 April. I'm happy now!
Description of Work: Contracted with this company to build a sunroom on 11-03-2010. The job included digging up an existing slab patio, re-pouring the concrete, adding a 16X23 room, installing tile, installing duct work for the air conditioning unit, installing windows, and finally painting the room. Due to weather delays, gaining home owners approval, and holidays, the job started after the first of the year. Josh and his Dad are very nice people. Josh was the Job Manager, while his Dad (Joseph) actually took charge of the actual day to day work at the site. Joseph arrived pretty much every day around 7 A.M. and left around 5 P.M. They attempted to keep the site clean and organized. Josh and Joseph performed all of the actual building. I expected problems and Josh did the best he could to make it right. As a sun room, we wanted plenty of glass. Josh was going to install solid double pane glass all the way around the room. I didn't catch this until they were well into the job. We changed his plans and requested windows on each side that we could open and close for those nice cool spring or fall evenings/mornings. This request created delays as the windows had to be custom made and installed at an additional cost, by one of the vendors JH Smith worked with. As with any builder, Josh has his own vendors or contractors he works with for different portions of the job. For my sunroom he had two different glass companies. One for the actual over-sized windows and one vendor for solid sheets of double pane glass. The windows finally came in and were installed after they were ordered three times. The window company seemed to be in no hurry to expedite the repeat orders. They only processed orders on Mondays, then you hwere forced to wait at least a week before the windows would come in. There were problems with the measurements even after the glass company came out and measured themselves. (Third times a charm)! I didn't really care who was at fault. At that point, I just wanted them delivered and properly installed. The next issue we had was with the tile. In my opinion, Josh underestimated the price of tile for the job. We had planned on using the existing tile color from our kitchen, but it was longer in production. We spent a few days looking for replacement tile, but found nothing close to the price Josh had estimated. After a couple of days of searching my wife finally agreed on the tile, only to find out it was double the price Josh estimated for tile. This led to another increase in the cost of the job.
