Don Kennedy & Sons Structural Solutions

Hired Kennedy and Sons a year ago for crawl space pier installation, which included a needed-adjustments warranty. The company has failed to honor this despite required adjustments. We’ve contacted them four times by phone and once by email over weeks, each time without follow-up or resolution. Even a scheduled call was ignored. Their lack of response and customer service disregard is extremely disheartening and frustrating. Their initial installation was satisfactory, but their subsequent support and honoring of the warranty were nonexistent. It’s imperative that potential customers know our experience, and we hope no one else experiences this lack of accountability and service from Kennedy and Sons in the future.

Although I did not purchase the Duralook material for my patio, I might for my pool area later. I was impressed with their professionalism, they were on time for three meetings and had a state of the art mobile computer system to show work for the bid. As a female client, I was treated very respectfully and and business like. I recommend them for anyone who needs their type service and special type materials. As far as some of the negative reviews below, the Company had a former employee who no longer works for them, that could have contributed to past issues. I recommend giving them a chance to give an Estimate for the work you need.

Grant came out and entered the crawl space and inspected it also took pictures , he advised me the crawl space had no problems.

Jeff Kennedy came out to the house on a Saturday to look at the sagging lintel over my double car garage door. He recommended their new patented Lintel Lift system which was a much more affordable solution than traditional lintel repair. His crew showed up on time and worked a solid 12 hours to install the lift system and to frame up both garage doors so that they matched. Very professional and a pleasure to work with them. Cleaned up after the install at 8:30PM.

Don't use this company, especially if you are a woman. They will take your money, treat you with disrespect, not do the work and use their attorney and the court system to jerk you around as long as they can.

I am pretty easy to please. I have very rarely if ever left a negative review on products or services but I am very displeased with the work quality of this $15,000 project and the responsiveness of the company. The project was "completed" 11 months ago, but I have been unable to get the company to finish or to honor their warranty. First, the positive...the crew worked hard. The job was bigger than they anticipated and they put in more jacks than they had quoted without charging me more. The repair and brickwork on our raised patio was well done and went beyond my expectations given the poor initial condition. However, I have had several major issues with the project. First, some brickwork on the house was redone. Excess mortar was left smeared all over the house, leaving it very messy looking and making it quite obvious that settling and repair had been done. I have been asking now for 11 months for the job to be finished and no one has come out to do this. Second, the floor leveling was not successful. I paid $2000 for this part of the job. Putting additional supports under the floor made some areas better, but others worse, leaving me with visible bowing across a doorway and noticeable dips in the floor They did send people (different ones each time) out twice to work on this more and to make adjustments. The supports have been lowered and it is similar to how it began before I paid for the job. I can live with this the way it is, but wish they had just told me upfront that they couldn't fix the problem and saved me the money. Third is my major complaint. Some of the cracks in the brick siding opened back up within 6 months. Despite a "lifetime warranty" on the work, no one will come out to look at the issue, which is obviously a failed foundation repair. I have called and emailed repeatedly, but have been ignored. Photos included. Fourth is not as big a deal, but after the job was completed, I spent 8-10 hours on cleanup. The yard was a muddy mess, my walk-in crawl space was littered with rocks, piles of dirt, and piles of broken brick that were thrown under the house instead of being disposed of. I had to cart away brick, remove debris, rake the area level, and replace plastic sheeting. At least I could take care of this issue myself. Don Kennedy and Sons boasts of "no failed jobs," but I am sure this job does not represent how they want potential customers to view their company. I chose this company because of their good reputation and their excellent reviews, but have been very disappointed. I am still hoping that they will correct these issues and will update my review if and when they do.

Took them several weeks to get us scheduled then the weather delayed that. Due to mechanical issues it took a little longer than planned to complete the job. Overall I would recommend them. Price is very good and they know their work.

This was a huge job and they took their time to do it correctly and avoid further damage to our structure. The team was friendly, polite, and professional. They cleaned up after the completion of the work. If we were concerned at any step along the way, the team lead took the time to explain what was going on or to make adjustments as necessary.

Tony was referred to me by my real estate agent and he was absolutely fantastic. Tony came right on time when he said he would be there and his communications were prompt and professional. It was a pleasure to work with Tony during the proposal phase and the work itself. He is technically knowledgeable and dependable. I highly recommend him! He is the reason I contracted with Don Kennedy & Sons. The foundation support piers did exactly what they were supposed to do. The stair step cracks in the brick closed right up as we had hoped. There was a little more impact to the yard and soil than I had expected, but not a major issue. The Stable Lift Piers and 2x8 girders also did their job. They are not as elaborate of a solution as the adjustable “Smart Jacks” on top of poured concrete pads from AFS, but they do work and they are a little less expensive. I recommend that consumers understand what they are purchasing on major repairs like this and get someone to help if they don’t. I did an internship with a home inspector, and I have structural improvements at my main residence, so I was able to spot some minor issues which Tony readily and proactively agreed to correct once I explained them on the phone. The laborers came right over, understood my concerns, and fixed them right away. Some additional materials were added at no expense/no questions. I think if Tony had been available to inspect before I did he would have corrected these on his own. My own inspection was prematurely hurried by the office manager – see below. Administratively this business has some improvements to make. At 2:00 on Friday I was called by the administrative assistant that my work was complete and asking for immediate payment. I kindly asked for a chance to see the work first over the weekend and that I would pay on my way to work first thing Monday morning. I was told that they would have to ask the office mgr. This made sense and I agreed. Surprisingly, Jordan called me back promptly explaining that this was not acceptable per her manager and that I needed to leave my own job and arrange for payment with Jordan ASAP. I immediately left a voice mail for Tony. Thankfully he straightened it all out. I was never given an apology by the office manager. So, I ran over first thing Saturday morning and observed the minor corrections needed to be made. The office mgr’s insistence on paying right after they were done seemed underhanded (and downright strange too), but Tony made it all right. The office manager needs to get better at being reasonable conducting business, treating people respectfully, and resolving business issues firsthand. The administrative assistant Jordan worked very hard to provide great, positive customer service. I remained with the laborers on Saturday to make sure everything was fixed to spec, and it was. The laborers worked hard and were very friendly. I’d recommend to Don Kennedy and to their customers that a 7-10 business day payment period be part of the contract to allow the customer time to inspect themselves, Tony to inspect, and/or get a buddy to inspect after completion of the work. This will also take a lot of stress off the front office and the customer. I’ve contracted lots of work over the years and I’ve never been pressed for payment so urgently – despite a 50% down payment. In summary I do recommend Don Kennedy & Sons for structural repairs, especially if you go through Tony.

Called Tony at Kennedy's and agreed on a time for him to examine the cracks. He came out and formed his opinion, gave me facts about slab foundations and we discussed what work needed to be done and rough cost figures. Later, I pulled up the carpet inside to examine the top of the slab and found no hint of cracks. The mortar between the "L" shaped blocks on the outer perimeter of the slab had deteriorated and disappeared. I phoned Tony and discussed repairs if the slab was not cracked and if the foundation had not dropped out from under the house. He informed me that he had epoxy sealers that are not available in local stores that would cement the concrete blocks together. The work needed to be done in temperatures above 40 degrees. I hinted that I might seal it myself. Tony called me back the next week and asked if I was going to do the work my self or if I wanted them to seal it. the temperature was 56 degrees. He quoted a price and I told him I wanted him to do it. Two guys came out and examined the job and began putting sealer from the inside. After sealing the outside, he returned to the inside and applied more sealer. He informed me it would cure in 2 hours and be ready to reset the carpet inside. Tony came out and inspected the finished job and I paid him.

Before making some flooring improvements to my house, I contacted Don Kennedy and Sons Structural Solutions to take a look at our foundation. They were able to send someone out very quickly. He told us that our foundation was in good shape and did not need any improvements. He provided us with details that led to his conclusion that the house was well built. I appreciate that he did not try to sell us on something that we did not need. Our experience with this company was very positive and while we didn't have any work performed, I recommend them for an estimate or evaluation of your structure.

They did a great job and went above and beyond what was expected. They worked on a tight timeline, so that I could close on the sale of my home in the allotted timeframe!

The work was very good. The workers were also good. They left the area clean and did their job. I would recommend them to a friend.

They did an excellent job. Three technicians came out and completed the job in several day. They went above and beyond for us. They gave an honest estimate and they had the best bid out of the other company I looked into. I trusted their services. It was very easy to get in touch with them and schedule the service.

They came and inspected and proposed a solution for us. There were really two issues, so they gave a us a quote for fixing both at once, and for just fixing one. We decided to hire them to level the floor in one room of the house, which involved replacing a beam in the crawlspace, and also fixing a crack in the brick over the garage door that they determined to be a problem with the header being installed incorrectly. The work was scheduled quickly and completed on time. We were very pleased. The floor does seem to be even and the repair done on the brick is so good you can't even tell there was ever a problem.

It was very good. We were very pleased. They were very professional and prompt. I have another project here in a couple of months and I will call them.

It went good; I yet have to follow up with them but it went well. I am going to be using them for the job. They have a good reputation for many years and are very knowledgeable. I didn’t get a full quote, which is why I didn’t get back to them because I need to have another guy come out.

|However, once the house was moved, it took six months for them to do the cleanup they promised. I called and contacted them personally countless times. Many times, they promised cleanup "soon" or even gave a specific date. Every time, those promises were broken, always without contacting me. | |Finally, I had to report them to the BBB and threaten legal action to get results. Even then, they were two weeks later than promised in doing the job. | |Eventually, they did complete 90% of the job. I agreed with them that I would take care of the remaining 10% (hauling away some of the trash) myself.

Explained the situation and gave several alternatives. Never felt I was being pressured. Always felt I was getting the truth and facts.

So on the very first day, the guys were on time. The first week or so dealt with taking down two sets of railroad ties. The first set of ties (wall) were 6-8 ft high and the length of the backyard was approximately 850 feet. Basically, the entire backyard was collapsing. It took a few days but they eventually destroyed the rotted retaining wall and moved the ties to an empty lot. The second set of railroad ties was a challenge and the unknown was whether that wall would collapse. The guys eventually got everything taken care of and moved the other set of ties out of my backyard. The next go round dealt with the other guys. Once the railroad ties were destroyed and taken away, the 'new' guys were now required to 'build a new wider wall' the length of 850 sq feet. As they got started, I began seeing all the bricks that were ditched in the backyard from years ago when this was an empty lot neighborhood. With that said, they had to bring in a lot of dirt so the dirt wall would remain solid. The rebuild was completed, riff/raff was brought in so there would be a slope instead of a straight drop. The guys also provided 3 separate downspouts so the water flows to the creek. After that, the guys started building the stone wall and once that was completed, more dirt was brought in. The last project entailed taking down a third set of railroad ties. That went well and everything in the backyard is solid. I am pleased with how everything turned out and wish it were a year from now so I could be mowing the backyard as needed, or sitting on the lower deck looking at how great my yard is. I thank everyone for all they have done and would recommend Don Kennedy and Sons to anyone. Thanks for everything.

Oh, my this project went so smooth and painless for my husband and I!!! They called that morning that they started they projected a 2 day completion and completed in 1.5 days. I did not have to babysit, they came to work and wow!! They left absolutely no mess behind and even came back out the next morning at our convienence to show/explain what they did so my husband could ask questions, (of course for me it was completed and I was thrilled). They even did a little extra fixing the ground area for the crawl space entry. It looks great and most importantly it works, doing what it is suppose to do, draining water away from the house. This went so well and they did such a great job of communicating with me, of course I have common sense, however, they took the time to break down and discuss the drawing and plans with me at a level even I could understand letting me ask, I am sure to them are not so bright, questions. I appriecate how friendly everyone with this company has been to me each and eveytime I have contacted them. So, Yes absolutely I will be calling them back to provide services, Oh, wait I have called them back and they are going to start another project for my husband and I with in the next 2 weeks.

Kennedy was responsive, provided a detailed estimate of the work. After the work, an electrical problem was discovered but Kennedy fixed the problem without charging me. Kennedy stand by their work.

When Jeff left, he said he would get back to me in a few days and provide the estimates for each area and that I would receive an email as well as a written letter within the week. Well I know this is a very busy time for everyone so when the few days passed, I didn't get upset. But now that it is 8 May, and I still haven't received an email or a written letter identifying the estimates. What bothers me the most is not so much that I haven't received the email or letter but that I never even received a call keeping me informed as to what has happened. That's what gripes me. Why would you even bother to take the time to come out, take a look at my requests and then never respond back? That's not good business!!
