Carlistle Builders

We entered a unique relationship with this builder, as the completed home we were living in was built by him. Prior to listing this home to build on land we had procured, we had a home inspection performed to correct issues prior to listing. Much to our surprise, the home inspection revealed 5 items which are considered minor; and detailed within the report we had a well-built home. At the time of inspection, the home was approximately seven years old. Carlisle Builders uses a Cost Plus model for home building which is somewhat intimidating as the risk exist for overages in all stages. This model is defined as cost of construction with builders fee applied. What we found was Keith Carlisle provided detailed reports monthly that helped us manage risks. Additionally, as he received competed estimates for work, options were always communicated to us. If our desires exceeded our budgets, we were always presented with options to mitigate increased costs. As for the building process itself, I have never seen a builder manage contractors to perform work in a timely fashion like this before. I do not believe we experienced 20 days in the seven month construction process when work was not being performed on this 3800 sq/ft home with a partial basement. This is the fourth house we have built to quantify this statement, and means a lot when you are financing a construction loan. In all cases the builder appeared to consistently visit the construction site, often times leaving an items list for contractors to make corrections in advance of our questioning a situation. On more than one occasion a sub would tell us how particular the builder was. We felt like at all times our questions were satisfactorily answered. We feel like we were delivered a quality product in the end. Our only issue was with the landscaping which was impacted by unseasonably cold temperatures. Our sod did not survive the freezing temperatures prior to a February home delivery. The builder corrected this situation with replacement sod to our satisfaction. Post-delivery items (IE-door jambs with seasonal expansion) have been minor and corrected in a timely fashion. In the end, we would not hesitate to use this builder again. The amount of communication between builder and client exceeded our expectations, and we felt he acted ethically in all facets of the construction process.
