Called out 5 contractors for estimates one was Dynamic Home Improvement. They set a time of 1 pm to visit me and within 25 minutes (10 am) they They were here in an hour of me calling. They were polite and eager to look at the task at hand. Once inside my house they measured across my kitchen, bathroom and the shower. and measured the walls that needed the waynes coat removed. Shot me a price $3000 to remove the 40 year old lathe and subway tile from my shower, Remove waynes coat and redrywall the bathroom walls and repaint it.. Then put it all back together I also wanted the back spash on my kitchen tiled. They were here and gone in 20 minutes. Now I know something about bids and who is trust worthy for jobs we have bought and sold 5 homes in our life and I have renovated every one of them a little at a time. 3 Kitchens, 7 bathrooms, 4 decks, a bedroom addition, a master bathroom addition even one 2 car garage. I have been around the block when it comes to contractors and i know who is good and who to watch out for. My kitchen is 200 square feet, the bathroom is 27 square feet which 239 tile will be need to lay the floor (5% over the square footage) my tile with tax is 497.12. Labor only should cost 597.50 to just lay the tile on floor. There is linoleum and old school tile that needs to be taken up and the space needs to be brought down to the original sub floor. the removal of the two floors (linoleum and old school tile) should cost about 454.00 dollars to remove. Then a thin mud base should be applied to the sub floor with hardy backer put on top and 15 screws should be applied to each piece of hardy backer using hardy backer screws. once that is in place thinset should be used to adhere each tile to the floor. Hardy backer for 227 square feet is 159.68 for 16 sheets and there should be 227.00 dollars to lay that hardy backer and 66.00 for the 3 bags of then set and 22.55 for a big bag of grout. Total for floor cost 2023.85 This alos covered the cost of replacing 3 floor joist and removing and replacing all 27 squarefeet of rotten sub floor in my bathroom??? What do you think it should cost to do that? Try another thousand dollars. Now my shower shouldis 3X3 at 8 foot tall the square footage is 81 square feet to rip out a shower with lathe should be 150.00 and replace it is $343 in labor cost then to build a shampoo box is another 100.00 then there is putting in a new pan I perfer a shluter system at 450.00 for the kit and then 7 sheets of hardy backer at 68.86 mud alread included and left over from floor and then 168.48 for the cost of tile and an extra 62.02 for some decor tile and beveled for the edges. Plus a new shower valve and plumbing parts 148.22 for a shower total of 1617.30 Then there is the back splash 20 lenar feet. at 12 inch is high. It will take 120 six inch tileto do the entire backsplash 114.08 and thin set should be left over and grout. Labor should run about 250.00 for a total on the back splash 364.08 Remove 132 square feet of drywall re hang, tape and float and repaint walls. Material cost 5 sheets of drywall, small bucket of mud and one gallon of paint. 91.00 labor to complete job 376.00 Grand total of job cost $4017.00 and $5017 if they removed the sub floor in the bathroom and replaced the 8 ft long floor trusses. This company is 1017 to 2017 less then the usual cost. I wouldnt trust these guys to rake my yard they were here to fast and gone to quick they are loud and to hyper and then their bid was so off of what is normal for a good contractor. Watch it with this group. I am sure they have additional prices after they get your stuff ripped up and from what i found out from the Better Business Bureau they have complaints for over charging and not doing what they contract says.
