First off we were forced to pay for all mistake, because the workers did not make the mistakes due to malicious intent. Examples were walls built that were not on the plans and having to be torn down, concreting the foundation because the mortor wouldn't stick due to August heat and not wetting the blocks, etc. The house was not completed until March 2010, almost 5 months after contracted completion date. There were a few weather delays, but this was a sandy lot and conditions rarely prevented work. There were several weeks where no workers showed up. Final cost was $20-30,000 over. One window is too small, because of problems with the draftsman the builder used. If you listen to the local folks, we are in the military, everyone says that this is the best builder in the area, but that would put all other builders so low on the rating scale. If your goal is to have a house built over time, over budget and with several unresolved issue than this is your builder. Several of his sub-contractor were very good and I will rate them next. Most though are only in it for your money. The only thing that prevented most problems was that I took several months off work as the builder would only stop by once or twice a day. Most sub-contractors were allowed to do the work however they were used to doing it and if a mistake was made we paid for it both with money and time delay.
Description of Work: Contracted to build custom home. This was a "cost plus" deal" where we paid him a flat fee and paid all other costs. As part of the agreement going in we were not suppose to pay for any mistakes made by the workers. Work was to start in April 2009 and be completed Oct 2009. Estimated cost of construction was $275,000 - $285,000.
