+ 0 moreI contacted Garland Caudle for an inspection and estimate. I had some support installed in 2006, but had seen indications that this initial work was not sufficient (hairline cracks in walls, etc). Setting up the appointment was easy, Garland was on time and we had a thorough discussion of the required work. The three supports installed earlier needed replacing and the floor area under the kitchen and laundry room needed additional support. Garland gave a formal proposal within a day and we set up two days for the work...first day to prepare the area and pour concrete footings and the second day to install the supporting structures.The crew arrived on time both days and quickly did the work. They also left the area very neat. The crawl space is encapsulated and they ensured minimal disturbance of the moisture barrier and SHSRS coordinated follow up repair of the barrier with the encapsulation company.The total experience was outstanding. I got good value for the money spent.
Description of Work: SHSRS installed additional support in the crawl space for my floor.

+ -1 moreGarland was friendly and approachable. After inspecting the house and basement, his advice was to simply watch the cracks to see if they got any bigger. He said since the cracks were vertical and not wide (couldn't fit a dime between the cracks), it was not serious enough to do anything at this time. He said the cracks were due to normal settling of the 62 year old footing/foundation in Alabama clay soil (expanding and contracting with weather) and the way rainwater drains on the lot and specifically next to and away from the house/foundation. He suggested calling him if the cracks got bigger, and he would pass on the names of a few structural engineers who could assess the situation and provide an unbiased professional recommendation of what should be done at that time. When I mentioned how relieved I was that it was not an essential repair at this time because of the expense, he said there were other companies working on commission that might tell me differently. I told him I'd had AFS and Foundation Repairs and Home Improvements to the house for an estimate. When I told him they'd recommended 6 helical piers at a significant cost, he said good- naturedly that he could "take my money" and do the same work, but he did not feel it necessary at this time. He told me to clean the gutters out first and make sure the downspouts were clear. Then he suggested watching for any water in the basement and around the house to decide if I needed to do anything further to improve the drainage.
Description of Work: Garland Caudle came out the same day I called to give me his opinion/free estimate for vertical cracks in the foundation of two corners of basement/crawlspace walls. I had previously had Alabama Foundation Specialists and Foundation Repairs and Home Improvements out to review the same issue to give an estimate.

After that he did not move quickly to get the work done and was slow to set up appointments and keep home-owner informed on next steps. He was fair and honest and saved the home-owner a lot of money in fixing the problem that was causing the foundation to shift.
Description of Work: Installed custom made high quality support beams to correct unlevel floors. Advised home-owner of steps to take to stop/ decrease future foundation problems from occurring.

Shortly before the scheduled time, a representative called to tell me that the estimator would be late due to an unexpected dental visit. She said he would call me later and show up that afternoon. They called four days later to reschedule, and I declined their offer. I feel that the company should have notified me of their inability to keep or reschedule the visit.

They are a breath of fresh air! They turned on a dime for the first look at the issue. They quickly got back to me with a reasonable price. I compared them against some others, & made the call to schedule the work. They were able to schedule just a few days out, arrived and completed the job on the same day. Building inspector came back the next morning and promptly signed-off on the job well done! The job site was left clean & orderly just like it was found. If you have a need for foundation repairs, or anything else Southern Home Structural Repair Specialist' offers - or know someone who does, don't hesitate to call them. This foundation contractor is by far the best in the business!
Description of Work: This contractor gave a second opinion and estimate for repair after a residential home inspection noted a foundation wall as a concern. This contractor installed vertical braces along the portion of the foundation wall in question - to alleviate concern of the wall failing in the future.

+ -1 moreGarland and his son Matt met with us regarding the repairs and had worked with our engineer on other homes. We were aware that we would need modification to existing plumbing, gas lines and hvac duct work. We received a very fair estimate the next day, felt very good in our initial interaction and did not seek out another estimate. Matt was in charge of our work and was on the job site every step of the way. He worked very well with the other companies who had to do the modifications as discussed above and did not leave them as the work was being done. This allowed us to work and not have to be here for those jobs. Matt was very accessible by phone and would give us updates as the job went on. This job also required city inspectors to review work as the job progressed and Matt handled those on site inspections as well. We trusted this company and gave them a key to allow work to be done while we were at work.
Description of Work: Our home is approximately 80 years old and errors in the original construction of the house caused a considerable slope in the center hallway. Prior to us buying the home, the previous owner attempted repairs but did not address the additional support issues which were needed. The original floor joists were not strong enough to support the load from the walls, ceiling and roof and they sagged as a result. Over the 18 years of owning the home we continued to note additional sloping of the floor. We first retained an engineer to evaluate our situation and to offer plans for any needed repairs. Southern Home Structural Repair Specialists then worked from these plans. The job required installation of steel beam girders supported by steel support posts which were placed on top of excavated and poured in place concrete footings. Companion floor joists were installed as well. There was some jacking of the floors but our goal was stability moving forward not a correction of the slope. We have plaster walls and there was concern of damage if we would try to correct the slope.

He was at the house within a couple of hours, gave what I knew was a more than fair bottom line price of $1,700.00. Work began later the same day and was completed the following day. The two workmen were courteous as well as conscientious and did a great job cleaning up. We will only consider SHSRS for any other future repairs that might be needed.

+ -1 moreBefore we closed on the house we had Southern-Home Structural Repair Specialists come out and give us an estimate on how much a repair to the basement wall would be. Garland Caudle met with me at the property and thoroughly inspected the foundation and explained what he would do and why it was needed. He also gave me options on different things I could have done, but never pressured me to pick a higher cost option. He was very honest and mentioned that the lower cost options would be perfectly fine and would provide the proper support. I did opt to upgrade the bracing in case at a later time we wanted to install a drainage system. Mr. Caudle was very easy to talk to and he explained things very well. Mr. Caudle knew that we were looking to close on the house after he gave us the estimate, so he called me on the closing date to check to see if we closed or not. Once we closed, he had his crew come out two days later and the work was completed in 48 hours. I met with two of his crews, and his son was even working with the crews on the repair, which was nice to see. You got a feel that it was a family business and they were vested in doing the best work possible. The crews were good and cleaned up after the work was done. Several days later Mr. Caudle came out to the house to inspect the work and then mailed us the warranty. We would definitely recommend Southern-Home Structural Repair Specialists.
Description of Work: My wife and I were looking to purchase a home with a foundation issue in the Trussville area. In the basement of the house one wall that was totally below grade had started to bow in slightly (roughly 4" at the worst point.) The wall was 50' long, so we knew that we needed to get it repaired to shore up the house. Two days after we closed on the house, Southern-Home Structural Repair Specialists came in, repaired the mortar joint on the wall, braced the entire wall with steel braces, and filled the wall solid with concrete. They also dug out the exterior of the basement wall to seal around the septic line where it passed though the foundation. The work and the crews were excellent, and they performed all the work in two days. We now have a fully repaired wall that is stronger than it was when it was new, and Southern-Home Structural Repair Specialists provided a 5 year warranty on the work.

+ -1 moreI called Southern-Home on Friday and told the receptionist about the problem I was having and she said the guy who does the estimates would call me later in the day. The owner, Garland, called me that afternoon and we met. He took a look at everything and told me exactly what we needed and what it would take to make sure everything was up to code. We signed the papers and he was finished and out of the house by Tuesday. Simple, straightforward, reliable, affordable. I couldn't ask for any more than what they did. Garland even called me a day later to make sure I had a chance to look over everything and make sure I was happy. It all looks great and was such an easy process. It is very rare to have someone come in and do what they said they would, for how much they said it would cost, in the time frame they give you, but Southern-Home Structural Repair Specialists did it.
Description of Work: Placed 7 4x4 steel braces to brace bulging wall and filled all cracks in grout between blocks.

This is my first house, and he was so nice to take his time to explain everything to me. He said the repair was not urgent & I could wait a couple of years if I wanted to. I felt like he was being honest with me & have since learned that he is highly regarded in the construction industry here. A few months later, he called & said that although he knew I had planned on delaying the work until next year, that their work load was very slow, so he could offer me a discount. I took advantage of the opportunity & have been pleased with the work.

I rehired him to fix the foundation of the separate parking structure and he took the cost of my inspection ($250.00) off the work he performed (I paid $1460 for the work). His crew was punctual, polite, and they finished the service within a day. The foundation looks like it will make it another 100 years! Garland and his crew get an A+ in my book! The crew even took extra time to dig out an area around my gate so that it would open and close easier. Although I would highly recommend the service to anyone, I am hopeful that I have had all of the foundation repair I need completed!

The structural engineer provided them with a plan and there is no reason that they wouldn’t do it according to the plan. It looks neat and professional.

+ 0 moreI had a basement wall that bowed inward due to the large amount of rain we have received. I also had a leak in the same wall where the drain pipe exits the basement to go to the septic tank. The guys came very quickly to give me an estimate. They explained everything that needed to be done which included fabricating the steel braces for the wall. They measured and fabricated the braces the next day and installed everything the day after that. They did a clean job and everyone was very professional. Time will tell if the leak is fixed but I would definitely recommend them for their service, promptness and price.

+ -1 moreMy property was experiencing soil erosion underneath the deck area at the foundation. If left unchecked, water would have begun to damage my foundation. The complication was that there was an existing ground-level cement extension next to the base of the house. Garland, his son and their crew managed to trench underneath all of this and poured a new cement barrier, protecting my foundation. In addition, he recommended an extension to the rain downspout. The extension was buried underground and water will now exit further away from the house. Garland impressed me as someone who had seen it all before and could handle whatever situation he might encounter. He was prompt in beginning the job and was quick to complete it. Since he had all the equipment needed to do the job, I asked him to take care of a situation at the front of the house. An additional cement step was added to the front of my house. I am very pleased with the service received.
Description of Work: Protective cement barrier to back of house added. Rain water diverted away from house with underground extension pipe. New water vapor barrier installed inside crawl space. Patching of foundation blocks also performed. The crawl space vents were opened to a greater degree to permit a better circulation of air. An additional cement step was added to the front of my house.

+ -1 moreFirst of all I have had my fill with unscrupulous contractors so I checked Garland out. I called and he is a member of the Better Business Bureau and a member of the Greater Birmingham Association of Homebuilders. He also was in good standing with the City of Mountain Brook. He had given me a list of references who had similar work done and had returned glowing recommendations, one being an architect! I decided to go with Garland and not have a structural engineer come over to a tee of $500 because of the recommendations and the descriptions of what he was going to do. Garland emailed a very professional contract proposal. We discussed a couple items and then we agreed on the job proposal. He explained that his son Mathew would be the one on site but he would be there at the end. The work took approximately 2 weeks to complete. Why? Because he does it right and gets it inspected just like he said he would! I was able to see the work that was going on in different phases, work that is not easy, but was completed professionally and above and beyond what I expected! By the way, when people are working in your crawlspace you can hear them while they dig and work. I was very impressed that they all got along so well. Every once in a while you could hear them laughing! They are good people! The crawl space was left in great order even after all those footer holes were dug. I was very impressed! DO NOT HESITATE TO CALL FOUNDATIONS UNLIMITED OF ALABAMA!
Description of Work: I live in an older crawlspace foundation home that has been remodeled twice. It started as a 2/1 back in the 40's and was extended to a 3/2 in the 80's and I went up about 5 years ago. The first renovation that was done by the previous owner added a den and a master bedroom and bath to the original house. I started to notice some excessive settling going on so I called a couple foundation repair companies to investigate. The first company I called sent over a very young and crisp salesman who wanted mostly to sell me a clean space and secondarily put up a couple steel posts. He really wanted to sell that clean space even though I didn't have a damp crawlspace! I then called Foundations Unlimited of Alabama where Garland Caudle actually answered the phone! He mentioned that he was on a call but could be over in about an hour. Garland showed up (on time) with his son Mathew and we all proceeded into the cramp crawlspace. In just a few minutes Garland discovered that the portion of the first renovation that was connected to the original house (fourth wall) was not supported and in fact just nailed to the older foundation. In other words, the den and master were supported by only 3 sides of support instead of 4! It was only 75% supported! (Side note: I did have the house inspected before I purchased it. He went into the crawlspace too! ARGHHH!! I wish I could remember his name! Always get a structural engineer to do a home inspection!) He recommended steel beam supports and support piers mounted on rebar reinforced concrete footers to establish a proper foundation. In addition he noticed other areas that maybe weren't up to or barely up to code and could be supported much better. (All had passed inspection however, how did that happen?) After the inspection, Garland told me how he does business. First he would pull a permit, dig the footer holes, get them inspected, pour the rebar enforced footers, install the supports and then get a final inspection! Professionalism. What a concept!
