First let me say that I know that with construction projects things don't always go as planed. Owneing several properties and having renovatovted several more, with that being said I'd have to say my experience Overall was not good at all.. After singing the contract work began several weeks later. The overall project was to remove an 85 yr old 6ft high retaining wall with stairs and replace it with a geo stone wall ,stairs , and 50 " paver pathway. . At this point it might be easier to just list the mishaps which followed . Dug up gas line, crushed water meter, crushed half of a driveway , pushed over fencing.. Issues with the construction included non permitted project sight management unavailable and uncooperative . Miscalculation of stair placement and execution requiring a replacement and rebuild . Incomplete backfill material.. (Topsoil only partially filled correctly). Waste materials such as Kevlar mess bundles and plastic rap material burried within the top 5% of backfill.. Extensive soil and Vegittation destruction requiring Extra landscaping to prevent erosion.. Since dealing with Mancha Hardscapes I have found through others in the industry this type of work from this company is unfortunately very common. I in good faith could not recommend this company to anyone, and would recommend that they be avoided at all costs. We take pride in our company for providing great service and a great product. Over the course of a project unexpected things may happen but we feel like what sets us apart is the way we handle things when they happen and try to make every effort to make sure we go beyond the expectations of our customers. Upon first reading the comments made by [Members Name Removed] about the job we did at his home we were pretty surprised by them. Reason being, when [Members Name Removed] made the last payment on his account with us on 5/22 he said everything looked good and was to his satisfaction. He left a balance of $650.00 due but said he would pay it when the dumpster was removed from in front of his house. The dumpster was removed a day or so later and we contacted him about final payment. We were under the assumption he was happy with the job. That being said there were a couple of mishaps along the way. We had the utilities marked around his house before we started and within a few hours of starting the job had hit his gas line due to the fact that it wasn’t where they said it was and was only buried 6 inches below surface. Utilities are typically 18 inches underground. The gas company came out and repaired the line with no charge to [Members Name Removed]. The next thing that happened was a service we use to deliver material brought a load of gravel, as they were backing in the driveway they busted a water line at the street and crushed the edge of [Members Name Removed] driveway. The water company came out and checked the leak, said it was on their side of the meter and that they would handle the repair and there would be no charge to [Members Name Removed]. As for the driveway, [Members Name Removed] told us when we started the project that the last part of this would be when we were done he was going to have a new driveway installed so we didn’t have to worry about running trucks or machines up and down it since the concrete was already cracked all over. In his pictures you can see the damage down the side that we did and the rest of the drive is covered in cracks which were pre-existing. It was at that point that [Members Name Removed] decided we should replace his entire driveway and parking pad on us since we broke an 18 inch wide strip off. We of course declined to do that but said we would cut that section out and install new concrete up the side to get him by until he had it asphalted over with his new driveway. We felt like we were going above and beyond on this since we have a clause in our contract saying we aren’t responsible for driveways cracking due to weighted machines and trucks, plus he had said not to worry about it anyway. There were a couple of other things that happened. The stairs didn’t have enough room where they were put in the wall due to the fact the [Members Name Removed] wanted them exactly where they were and the new steps were not the same size as the old ones. We met with [Members Name Removed] and came up with a solution that he agreed to and when it was complete he told us it looked great and he was happy with it. His fence was pushed out due to the weight of some dirt against it. We offered to fix it and he checked on what would have to be done and told that he was having the whole area landscaped and they were going to have to take it down for access anyway so not to worry about it. At the time I asked [Members Name Removed] if there was anything else we needed to do and he said no that everything was good. He paid us and that was it. We do acknowledge that there were some problems that came up over the course of the job but we fixed every one of them in a timely manner and it was all done at no cost to [Members Name Removed]. Over the course of the job we added over a foot in height to the entire length of the wall, added over fifty feet of additional pavers, brought in a load of top soil to place behind the wall for landscaping all at no cost to [Members Name Removed] because we wanted to make him happy and we came highly recommended from other companies [Members Name Removed] had done business with. The grading we received from [Members Name Removed] doesn’t reflect the way we felt lie [Members Name Removed] told us the job turned out. We gave him the price and [Members Name Removed] took several weeks to hire us after the initial visit and estimate. We assumed he was getting other pricing to compare us to. I spoke with [Members Name Removed] over the course of the job sometimes several times a day to let him know what was going on that day or what was coming next or to discuss any problems. [Members Name Removed] only told about the problems that came up and showed pictures of what went wrong. We will provide some pictures of the finished job.

First planting was lovely. After that, other than lawn care, which I did not really need since I did not cancel my previous provider, maintenance was haphazard or nonexistent. I bought (not from Mancha) 18 rose bushes. Almost none survived their (lack of) care. No info was provided as to what was being done at each visit. Fall planting not done till December. Excuses, excuses, excuses when asked from Sept on why no planting. Poor quality plants placed often did not survive. Perennials replaced with annuals. Cutting garden never had much in it worth cutting and mostly looked untended. I could go on and on. Expensive,|unresponsive, and a major disappointment after an initial nice job.

We made an appointment for 8:30 on 11/12/13. We were assured that someone would be out to give us a quote on a retaining wall although the appointment was not confirmed. When they were 30 minutes late, we called and were told that they were running late and it would be another 30 minutes before they could arrive. No one bothered to call to let us know. We had to track them down. We decided not to wait and will get a quote elsewhere.

They came when they said they would and did a great job.
Description of Work: Mowing, weed eating, remove trees, rouge shrubs and debris from shrubs and hedges, re edge front bed by house, spread soil and filled holes and raked it in. (10 yards of topsoil) spread mulch, pruning, contact herbicide applied.

After taking bids from 8 hardscapers for two retaining walls we selected Mancha. They were not the least expensive nor were they the most. I was impressed with the initial contact and remained impressed with them throughout the job. They put up two Geostone walls totalling 640 sq. feet and relayed and mortared a stone path and did a few other small things. The wall came in at $22.00 a sq. ft. which is actually slightly less than web searches told me to expect. The crew was prompt,courteous and responsive to me. They took my neighbors comfort into consideration as well. They cleaned up after themselves well. Zero Complaints.
Description of Work: Remove rotted railroad tie replacement wall. Replace with Geostone wall and other small hardscape projects.
