What an incredible realtor! I feel very lucky to have found Dan Cannon. To have him by my side during my entire process of finding a new home (which was long) was the best I could ever hope for. I have dealt with a number of different realtors over the years and I can without any hesitation state that Dan Cannon is the cream of the crop! Added to that; he is a seasoned and expert professional, a very strong communicator, a five-star negotiator and an outstanding individual who even managed to make a very hard and difficult journey easy and even enjoyable at times. I will be very upfront: I am a very detail-oriented and demanding buyer. And that is exactly what you get with Dan Cannon. He took to heart my rather long list of requirements and wishes for a new house and found a number of different options. He proposed that we look at relatively newer homes; homes needing renovations; or even building a home. With each he had developed plus and minus lists and was able to give me informed and accurate information on what I could expect to pay for a particular house as well as very specific cost numbers on any improvements he knew I would want to make. When we found something that looked like a possibility he was able to quickly do an analysis of the house and surrounding properties/neighborhood and made sure I understood his analysis as well as giving me his thoughts on whether a particular house might be listed for too much or if it was a great deal etc. He was finally able to find an almost perfect house for me which crossed off almost every item on my requirement/wish list! And when we made an offer we learned of another offer that came in the same day. With Dan leading the back and forth of negotiating with the seller's agent he was able to tie down the contract for me at the right price! With the contract signed, Dan was able to schedule a great home inspector and was with me as we went through the inspector's report making sure I understood everything. Dan further negotiated the addendum for repairs to be made by the sellers saving me some money! Now that I've bought my new home, I'm ready to sell my old home and needless to say I would ONLY pick Dan Cannon to sell it for me.

Dan Cannon is the best realtor we have ever hired to sell a home. We live in Atlanta, Georgia but bought a home in Birmingham, Alabama for our son while he was in college. When he graduated, we needed to sell the house. Since we don’t live in Birmingham, we needed someone who could handle every detail of the process. So we looked on Angie's list. We interviewed a couple of realtors but found Dan to be everything the reviews had described. Being a long time realtor, he has extensive contacts with contractors, painters, lawn care, roofers, electricians, etc. which we needed. After signing with Dan, he utilized those contacts. He hired top contractors at competitive prices and managed the installation of a new AC unit, new roof, painting, yard clean-up, general repair and upgrades. He made all calls, set up and met with all contractors, verified completion of each job and payments. We had some major repairs we wanted to complete before placing the home on the market, so Dan’s help was needed for four months before we listed. Once he listed the home, it sold within two weeks and closed within six weeks. Since we live 3 hours away, he also attended the closing on our behalf and made sure the check was sent to our home. From day one, he offered a very detailed and professional market analysis and was extremely familiar with the real estate market in Birmingham and surrounding areas. Dan is an excellent communicator, willing to go the extra mile and then some, handle all aspects of preparing and listing a home, marketing that home, and keeping the seller up to date with weekly reports, and rapid return calls. He is never out of pocket or hard to reach. We highly recommend Dan Cannon as a most professional realtor who will make selling your home a great experience.

Though we never got to meet Dan Cannon in person (as we live >700 miles away from Birmingham), he impressed us during our phone interview, and we knew we wanted him to be our agent. We were able to complete the entire transaction (listing, closing, etc) without ever having to fly down once into town! After being listed for only 4 days, we received 2 solid offers, one of which we accepted. He did extensive & thorough research which he presented to us in a detailed report prior to listing. This made us feel more confident in him, his experience, and his knowledge of the local real estate market. Subsequently, he suggested several improvements and we had drywall, HVAC, exterior, & electrical work accomplished so efficiently and smoothly (even with only 48 hours notice due to a challenging buyer). Due to his efforts, we were able to close after only being listed on the market for 19 days. He is never hard to reach, always updated us, is honest, up front, and knows how to communicate well. He guided us through challenging negotiations with a buyer who ultimately purchased the property. From his work ethic, it is clear that he is passionate about this job and cares about his clients. We give him the highest recommendations!

It could not have gone better. Dan was attentive and prompt at every stage of the process. He helped us identify easy home improvements to drive up the listing price and gave us a realistic analysis of the local market. He was on hand at every phase to answer our questions and calm our fears. The listing itself was gorgeous, with top quality photos and a video walk through that put us heads and tails above the competition. As soon as we received an offer, Dan helped push through the paperwork within our timeline. When some unexpected items came up, Dan was up to bat; pushing through negotiations in our favor and even arriving early on a Saturday to help install a new stove when we were out of town. I couldn't imagine a house sale going more smoothly. If you're looking to buy or sell, Dan is the man to use!

I am constantly amazed at Dan's real estate acumen. Dan was my realtor when I sold my home a year ago (it was listed for only a few weeks when it sold) and I was so happy that I listed another property with him. Then, when my Mother needed to downsize, I went back to him and he not only helped me find her a new home [in a very specific area], but he also was able to provide financial advise and help me close very quickly on the new home. Should you need assistance with home repairs (as I did when I sold my former home), he has an array of competent job-specific workers on which he can call for expedited service (e.g., roofers, HVAC...). In short, if you are looking for a realtor with your best interests in mind, call Dan. I give him 5 stars!

Dan did an excellent job. He met with us before the listing and explained his process. He came back at the next meeting with his plan and gave us an estimated range for the final sales price along with a list of recommended actions to best present our home for a new buyer. We followed his guidance and completed the preparation. He helped us find contractors for work that we needed to have done. He handled the staging, open house planning and marketing. Our house went on the market at the end of March and three other homes in our neighborhood also went on the marked at about the same time. Despite this, we sold our house for the estimated top price he had given us and were able to close in June when we had wanted to move.

Dan is the man!!!! The reviews are true and you won't regret for a minute going with him. He is very professional and prompt with showing up on time to look at houses. Throughout the whole process he has been more than patient and kept us from buying a home that would've been a money pit. He has gadgets that'll tell you just about anything you need to know, and he pays attention to just the smallest of details that could end up leading to something big. We could call him at any time to go over things which was very convenient due to the odd hours I worked. Me and my new wife got a great deal on an amazing home during a sellers market and we would've over looked it if it wasn't for him. We got our home for 33,500 less than what they originally listed it for. Even after we bought the house any problems we had we could come to him for recommendations and all of the guys went above and beyond, Dan has very high standards. He is not afraid to get dirty, work hard, work long hours, more than beyond patient throughout the long process. I can't say enough good things about this man and his level of service is very rare these days. I can't give you a reason not to go with him.

Dan Cannon is the most amazing real estate agent I've ever known. He went so far beyond what I expected from my selling agent and I am delighted by his efforts. I originally listed with a friend of mine, but I wasn't happy with the lack of offers. I checked Angie's List and saw that Dan had a great rating, so I gave him a call. I live out of state and I know Dan wasn't required to do everything he did to help me, but he always was there to help. Here's how the process worked: Dan evaluated my home and provided a comprehensive valuation with a price range he said he expected the home to sell in. He recommended we list at a certain price in order to sell within a defined time period. Dan also made recommendations on a few repairs and improvements, such as replacing a microwave, repairing the garage door, and manicuring the landscaping. But that's not where he stopped: Dan also facilitated all the repairs, met with contractors and handled payment on my behalf. Dan took professional photography. He has his own high-end camera and video equipment. This must be a hobby of his because his work was amazing. He even did a virtual video tour of my house for his website. Dan lined up ongoing lawn service, made regular visits to my property, and kept me updated on leads. When someone visited my house, Dan followed-up with the buyers' agents for feedback. He did what a successful sales person should do (why don't all agents already do this!?!). My buyer had some trouble during the financing process that delayed the closing. She asked to take early occupancy. After getting my opinion and approval on this, Dan managed the leasing of my home to the buyer. He created the lease and handled execution of the lease. I collected $1,250 in rent while we waited for the house to close, and Dan picked up the rent checks and deposited them in my bank account. How cool is that! I wasn't present at the closing, so Dan represented me. He deposited the proceeds in my bank and called me when everything was done. As I am slowly exiting the Birmingham real-estate market, I will be using Dan Cannon for all my real estate transactions. There's absolutely nothing negative I can say about his performance or work ethic.

I want to begin by saying you should hire Dan for your real estate buying and selling. We found Dan on angieslist because I was new in town. The reviews help me decide to go with Dan. Initially we were going to look for some homes and decided it wasn't the right time. During the initial consultation, he has shown us with professionalism that exceeded my expectations. So when we were ready to buy a home, we immediately went to Dan. We must have spent about 3 months or so looking at homes in the area. He was courteous, professional, guided us in the right direction during our home buying process. We absolutely love the home, the neighborhood, the location. I couldn't have asked for better real estate agent. If I were to do it again, I would choose Dan!

Dan was a pleasure to work with. From the start, he made sure I understood the house buying process and answered all my questions thoroughly. During an extended house search, he provided endless insight into both potential issues with prospects and the Birmingham housing market as a whole. Dan helped us purchase our new home after we moved to Vestavia Hills. It was a wonderful experience working with Dan. We had worked with a number of realtors before Dan, and all of them didn't meet our expectation. But not Dan. Finally we met a true pro who can really help in a way that you would also be pleasantly surprised. He is the very best. Dan is highly intelligent. He gets your need quickly and respects it even if it may be a difficult requirement. Dan has unbelievable experience and knowledge about houses in great Birmingham area. He knows exactly what it is like to live in each area, e.g. Homewood, Mountain Brook, Vestavia, Hoover, et al. He himself has done many remodeling. He can solve almost any house problem using his sources and experience. When you go to look at houses, he can tell you all the good things and bad things about the house, and can answer all the odd questions you may have. Bottonline, he works to make you feel satisfied and happy. He becomes happy when you are happy. Dan is an honest man and a good man. We will not have any hesitation to hire him again and will highly recommend him without any reservation.

We ended up with five offers above asking in less than 24 hours. We closed quickly and ended up selling our house with little stress.

This was the best experience I have ever had purchasing and selling a home! Dan was professional, knowledgeable, accessible, and provided us with exactly what we wanted. Our first visit from Dan to our house was a walk through and taking lots of pictures. He then returned with booklets he had put together of comps in the area, step by step process of the selling process, recommended range of a selling price with back up documentation and upgrades, changes to the house so the sale would be smooth and fast. After making all of the suggested changes and upgrades, we sold the house the very day it was on the market with the first offer! As we were readying our house for market, we started looking for a new house - we looked for a week or so but eventually went back to the first house Dan showed us as we realized this was OUR house. He delivered exactly what we asked for. He helped us determine an offer that was accepted by the seller that same day, and we had a new house! We did have one issue during the appraisal which Dan immediately resolved. We would hire Dan again without hesitation and definitely recommend him to anyone who wants to sell or purchase a home.

When we got ready to sell our house and buy a new house I knew we would need a realtor that would WORK WITH US to make everything perfect. We knew we needed to interview at least two or three realtors to find one that would fit our needs and personality. I found Dan Cannon listed on Angie?s List with stunning reviews. Dan came to our house on May 22, 2014 for us to meet him. He was well prepared with comparisons of houses sold in our area, data about houses currently on the market, and suggestions for realistic pricing. In fact, he suggested that we price the house higher than we planned to ask. I asked him if he truly thought we could get that price for the house and he said, if we followed his advice about staging the house, we could. He was right. We sold our house for just under the asking price. I had a list of questions lined up to ask him, but his presentation covered most of them without having to be asked. We had an interview with another agent the next day and when he came he basically just told us how much he would list our house for, but not really a game plan for actually getting it sold. Dan came back on May 23rd and we signed our contract with him. We worked out that I would stage our house then have him come back and see if there was anything that I missed. Only because of my time schedule did it take so long to get that accomplished. He spent over three hours getting photos and videos of our house for the listing. He listed the house on June 16th on MLS with an amazing presentation. On June 17th we had our first showing. We had showings every day and sometimes twice a day after that. On June 23rd we showed the house and got an offer. That offer fell through due to something on the buyer?s end. We then got an offer from the very first person that looked at the house. We closed on our house on August 26, 2014. We also used Dan to buy our new house. I knew that I was picky and indecisive, but Dan got the full taste of just how much. He never hesitated to take me out on ?another day of looking at houses?. I usually had a list of houses that I had found online and Dan always had more houses to add to that list. He came prepared with property values, neighborhood stats, and more information that I never knew existed about homes that was very helpful. We found a house and made an offer. Dan had suggestions for inspectors. We chose one that ended up being as thorough and meticulous as we are. He found foundation problems that were way more than we wanted to deal with. Back to hunting houses. We found another house online and told Dan we needed to go see this house. He asked if I had another list and I told him, no, this is the house. It was absolutely the house. We got the inspections needed and Dan helped us work up a reasonable offer that we would be happy with. We closed on the house on August 29, 2014. We have been in the house for six months now and still continue to use Dan for his resources of handymen and lawn care people. From working in the business in the area for so many years, he has a list of people on that meet his standard of work ethics and we don?t hesitate to use anyone that he recommends. If we were to ever move again (hopefully not, this is our forever home), Dan will be our agent.

Dan Cannon has some pretty impressive reviews on Angie?s List and I have to say after working with him that he works really hard to earn every one of those great reviews. Dan is a very good person to have in your corner when tackling the real estate market. My husband and I found Dan on Angie?s List in early 2014. We worked with a different local realtor the previous year to try to sell our home without much success. When we met with Dan I was immediately impressed by his thorough review of our home, our neighborhood, and the market in general. He provided us with a simple step-by-step plan to get our home sold. We updated our home based on Dan?s feedback and sold our home for close to listing price within a week and a half of listing. Dan also helped us find our new house in our preferred neighborhood on a tight deadline. Both our old and our new house are historic homes and Dan was a great choice for us because he is very knowledgeable about older homes? electrical, plumbing, and general maintenance. Dan will be honest and straightforward about potential drawbacks of your property. He works around your schedule and does a lot of extra things to make your listing appealing (aerial photography, staging, etc.) I would not hesitate to work with Dan again and I hope that this review helps others make the choice to work with him.

We needed to sell our mom?s house. We contacted Realtor #1, who turned out to be more hindrance than help. First, she suggested a price that we thought was low, but furnished no data to support her price?she just kept saying that the area was ?downhill? and nobody would be interested. When we finally did get a buyer, the realtor failed to exercise due diligence and the entire transaction ended. After parting ways, we found Dan Cannon onAngie?s List and tried him. Wow, what a difference. Dan showed up armed with information: comparisons of houses sold within the past 4 years, data about houses currently on the market, and suggestions for realistic pricing. In fact, he suggested that we price the house higher than the first realtor?s number. We followed his advice about staging the house (was not as difficult as we thought). He advised us as to what repairs/changes to make and what to not worry about. Dan spent 3 hours taking videos/photographs of the property and put together a killer online presentation that was posted on several real estate sites. Within 72 hours we had 3 offers. We accepted a full price offer from solid, motivated buyers and closed in under 3 weeks. The appraisal came in a couple of thousand dollars higher than the selling price?always a good thing. Closing was a breeze. We made $9K more on the sale of the property with Dan representing us than if we had used realtor #1. We plan to use Dan in future real estate transactions. We have moved up and down the eastern seaboard and have bought and sold property about a dozen times over the past 10 years. Dan is, hands down, the bestrealtor with whom we have ever worked.

Our experience with Dan was spectacular! I wasn't quite sure whether we wanted to move but I took the next step, found him on Angie's list and gave him a call just to get his opinion on our unique situation. Dan was glad to meet with us and lay out the facts as they were, not necessarily as we wanted to hear them. He was honest in determining the reasonable market value of the home in which we were living and we felt that the house would definitely sell for the price he suggested. When it came time to look for houses, we simply told Dan the areas in which we wanted to look, and our price range, and our required features and he compiled a list of all houses that met our criteria. Amazingly, we fell in love with the first house we saw. Dan was adamant that we continue looking at all the other houses to be sure. He kept us from making a quick decision that could have hurt later. He always kept our best interests as his number one priority. We looked at all the other houses on the list and are glad we did. When it came time to make an offer, Dan put in a lot of work to make sure we had a good strategy before we submitted the initial offer. We felt fully prepared for whatever the outcome would be from the first negotiation. Best of all, Dan's detailed research on the actual market value of the home on which we made the offer assured us that we would not have buyer's remorse down the road. The strategy was a success and my wife and I just celebrated our two month anniversary of living in our beautiful new home. I hope Dan stays in this business for a long time to come because I want him to be there for any future real estate purchases we might make. Bottom Line: I highly recommend Dan Cannon as your next real estate agent.

After locating the 'property Manager', who took my meny, he gave advied on how to proceed in a case against hime to sue to get money back. Also about condition of property and advice on renting/selling.

My husband and I decided to sell our garden home in April of 2012, and due to the condition of the market, we felt like we had to try the for-sale-by-owner route. Paying an agent's commission seemed impossible knowing that our house had depreciated by $10-12k in the 4 years we'd lived there. But after little interest and the constant "Are you willing to consider lease-to-own?" question, we determined that we needed to try something else. In July, we hired an agent who was a friend of ours. We felt good about hiring someone we knew; we felt confident that this agent would want what's best for us. So, we agreed to let her list the house (and continue to help us in our search for our next home). We got the home on MLS, and we started to generate some traffic in the first week. However, as the "new listing" status wore off, everything slowed, and we couldn't determine what (if anything) was being done to properly market and promote our home. That, in conjunction with having our agent arrive late to numerous appointments, getting addresses confused etc., we determined (again) that we needed to try something else. At the end of August, we started our quest for a new agent. We wanted a professional, proven agent, and we didn't really know where to start. So, we turned to Angie's List in hopes of finding someone with positive reviews. After contacting 3 agents, we set up interviews. We wanted someone to earn our business, and didn't want to fall victim to another agent who treated this whole process as more of a favor than an actual service. Dan was our first interview; he showed up on time, explained his typical process for marketing a home, and handled the meeting professionally. He indicated that he wanted to work us up a market analysis as well as some suggestions for staging our home, so we planned for him to come back later that week. After he shared his suggestions on how to position our home and his ideas on simple ways to improve our showings (adding lamps, staging the backyard, and playing soft music in the background), we decided he was our guy. We listed our house on 9/1/12 with Dan, and he provided us with weekly metrics that detailed what kind of website traffic our house was getting on a daily basis. We generated a lot of additional showings, and we were always able to get feedback from the buyer's agent. On 10/8/12 (a pretty slow time for the market), we got our first offer on the house. We were able to make more progress in that one month than we did in the previous 5 months combined. And after some negotiations, we agreed on a number and closed on the house on 11/2/12. Based on Dan's professionalism in getting our house sold, we felt confident in asking him to help us find our next home. And that he did (despite every possible headache and aggravation that comes along with foreclosures and banks etc.). Most agents would've hit the road after all of the issues we dealt with; however, Dan stuck with us. We closed on our home in May, and we couldn't be more thankful to have this process completed. To all of those who, like me, came to Angie's List looking for a good realtor, I would suggest contacting Dan Cannon. This area is full of agents who don't really know what they're doing. But Dan's experience and knowledge were evident throughout the 9 months we worked with him. Simple things like showing up on time, giving accurate info, promptly responding to emails/calls/texts really go a long way. Not to mention, he has a proven sales history that speaks for itself. Overall, we feel confident that we made the right decision to work with Dan, and we will exclusively work with him in the future.

He is great. I recommended him to other people. He is the best real estate agent I ever met. He put together a book of all the comps in the area. It was very thorough and it showed what my house should sell for. He talked about improvements and he said if I did this, this and this, then this is what my house would sell for. It was very detailed. I ended up not moving so I didn't have to pay him anything.

I was seeking to learn whether or not some work had been performed on my rental unit, for which I had paid a substantial sum and my lawyer suggested I call a realtor and thus I called Dan Cannon, who was most obligatory,

I am a registered professional engineer as well as a licensed real estate broker in another state. I know the rules of the road and the tricks of the game - but only a fool self represents. My wife contacted a few different realtors and frankly, most of them were a touch flaky, didn't have the time, etc, etc, etc. Frustrated by lack of performance, we researched on Angie's List. We chose two Realtors and interviewed both. Both were top notch, we chose Dan. Dan spent several days (over a period of 2 months) with us as with us as we sifted through the market. Working together Dan wrote a very aggressive offer on a new home. He followed through in negotiations and we got a very good buy. He provided multiple referral of inspectors, attorneys, etc all very good in the field. He research taxes, title, deed, market analysis, local comparable properties and provided beneficial insight into the purchase. Dan also possesses the ability to steer you the right way - when you are headed down the wrong path. He followed through all the way and including at the closing table. Dan is a top notch realtor.

Dan has been my agent for last 3 personal homes and 3 investment properties. Dan knows the town and the market. Made money with him every time Put together my strategy for investment real estate once you tell him were you want to be in the next 4-20 years with this real estate investing. Con's - One hard person to run down and you have to find your own properties but once you give him the data, he can digest it and gave a very accurate opinon within about 15 minutes. Summary, the best when evaluting but sometimes hard to run down but one of the best in Birmingham when you do get him.
