We purchased a foreclosure and Lovell McElroy was hired as our HUD consultant/home inspector. The first impression of him wasn't a good one, as he was over an hour late for the first scheduled home inspection (which was scheduled in the middle of a weekday, causing my husband to miss several hours of work). We tried calling several times and he didn't answer until about 45 minutes after the scheduled time to say that he was running late. He did the inspection and we paid him $650. We did not receive the inspection until over a week later, he said that he had some "glitches" in his computer that caused the delay. There were several things on his report that were incorrect. For example, he stated carpet needed to be replaced in rooms that had no carpet, the number of exterior doors was incorrect, just to name a few. Because this was a foreclosure and we were doing a 203(k) loan to renovate the home, the inspection was quite lengthy and had to show all the repairs that were mandatory to be complete before we could move in. Being a HUD home, the paperwork for everything had to be 100% correct, so we contacted Lovell and told him about the inconsistancies in his report. We went through the whole report with a red pen and found about 15 different things that needed correction. Lovell told us he would correct it as soon as possible. A week passed, and nothing. 2 weeks..3..still nothing. Our lenders, real estate agent, and ourselves tried contacting him almost daily. Every time we called it went to voicemail. We finally got fed up, and started searching for a new inspector. This started the whole inspection process over from the beginning and delayed closing on our house by about a month. Lovell finally reappeared about a month later; we were still trying to contact him to get our $ back!!) We emailed back and forth and his emails to us hardly made any sense...words spelled incorrectly, no punctuation...it was really strange, NOT professional at all. He said that all the information about our lenders and us trying to contact him was lies (even though we have the email trains and phone bills to prove it!!) And he thought he was still on the job!! This was 2 months after we had done the first inspection. We never got our $650 back. Wasted countless hours "working" with him and got nowhere. Caused us to close on our house a month later than we planned...not cool.
