Pretty bad. From the beginning, Ms. Cummings was stiff, evasive on answers (had none really, I should have just dealt with the owner and saved him 7%), misleading on what the rents were for each (she advertised them as renting for $650/month. Well, turns out that one rented for $650, two rented for $600, and on one, the owners were paying the utilities!). I learned the true rent amounts only a few days before closing, long after I had paid earnest money and paid for an Engineer Report. When I brought up the discrepancies in rent, she shrugged it off and just said that I could raise the rents when I bought them. Well, yeah, I could do that, but how about you tell me the truth in the first place? Prior to purchase, I had a list of questions that I asked Ms. Cummings to ask the owner regarding such curveballs as how old are the Toyo stoves and how do the tenants get their water delivered. Eventually, she got some answers from the owner. But ooops, in the email train with the owners answers, I saw that she insulted me to the owner! Uh, hello? At this point, I just wanted it to be over, but wait, there's more! I wanted to go inside each cabin to inspect the condition of the appliances and see what kind of condition they were all in. Sounds reasonable, huh? One cabin was vacant and thrashed, which was not a suprise and she told me as much, and I knew was going to need some work to get ready for rent. Ms. Cummings' assistant, Etta, asked me not to run the water in the vacant cabin because the water tank was almost empty. More on that later. When we get to the last one, we find a pot-growing operation going on in it. Hmmm. Didn't these tenants know we were coming? Apparently not, because we went back two more times before it was all removed! Later, after I was the owner, I was told by the tenants that they were never notified about the realtor showing the places. Maybe this was the owners responsibility, but Jeez, do you want to sell these things or not? While sitting in limbo for days waiting yet again to get some answers from Ms. Cummings and the owner (who was out of town, apparently), I drove over to the property (after I had already put down earnest money, btw) to look at the vacant cabin, which had recently been broken in to and the Toyo was stolen (this was late-October and it was well below freezing out). Mind you the cabin was completely empty, there's a For Sale sign nailed to a tree out front and I had put down several thousand dollars in earnest money. I look in the window and see that the Toyo is off, flashing the "out of fuel" code on the display. I call Eileen right away and tell her this, and she scolds me for trespassing, and tells me to stay away without her being present!! I'm pretty steamed at this point, and I tell her that maybe I saved the owner several hundred dollars in plumbing if the pipes hadn't frozen yet. So, back to the pipes! I didn't run the water in the vacant cabin, which I should have. Why? Because the well pump had frozen and cracked, and when I finally did run the water, it sprayed all over the place. I'm on the hook for a new pump. Sinks were not hooked up either. I ended up getting the cabins at an "as-is" price, which I'm glad I did because the owner and the realtor had no interest in doing the necessary repairs correctly, and I got to save a little money and make sure that all repairs were done right. I'm not done, either, for in the summer I will need to dig up the leach fields for all four cabins and dig new ones, for they are all frozen now and draining grey water onto the ground...in the Disclosure Statement, owner says "septic" hasd never failed, which is technically correct since there's not a true septic but two tenants told me that their drains froze last winter and grey water had to be drained on top of the ground. Perhaps the lesson here is that I needed to do a better job of checking every thing out and maybe should have hired a realtor of my own to handle Ms. Cummings. But through the whole process, Ms. Cummings (and her assistant) were rude, evasive with answers, and had to be pulled through the purchase. If I hadn't already give the earnest money, there was a point where I would have pulled out. Ms. Cummings had some personal stuff going on in her life right then and maybe she was off of her game because of that, but I feel that she mailed in this assignment and will NEVER use EMC Realty for anything.
