The home had problems later on that were not fixed properly by the previous contractors, but it was repaired. However, we received the lowest selling price, a few thousand lower than the lowest suggested selling price. I was not impressed given the time, energy, and money expended that we had to go through.
The realtor said at first that they will charge 5% of the commission if they find a buyer, otherwise 6% when the buyer comes from another realtor. The actual buyer came by at the house and took down the phone number off the realtor's sign as I had observed while outside.
Then, that buyer went with our realtor, creating the dual-agency relationship. The realtor insisted the 6% commission because it took too long to sell and need to be compensated quickly. I did appreciate their patience in the beginning, but it wore thin as time went on.
Although the house finally did sell after about a year, I feel that a lot had went wrong, especially with the open houses, staging, and things that was not in the condition I had expected when I returned. The open houses only took place on Sundays and not Saturdays as it would be more convenient for showings. There were marks on the walls and the nearly white carpet were dingy, although the sign were placed in the home to have the shoes removed. I spent time touching up the walls, patching the hole that I previously said not to do, etc.
The good things that they are willing to check the house as they are able and to have contractor to make repairs and maintain the property, although there were problems that I had to resolve on my own later.
I felt that the realtor had no experience selling his or her own property yet because they did not know what we had to go through as sellers. I would cautiously approach this agency as I would re-consider them twice in the future.
I would make sure that you have the commission information in writing both ways, if the realtor finds a buyer and if the buyer comes from another realtor.
Also, I would not lower the price too soon in the process or you may end up getting the lowest offered, it does not matter if the appraisal came much higher, like in this case or if you increase your price later. This has happened especially when the realtor was eager to get the home off their hands.
