Factors such as weather conditions and geographically based natural disasters can also have an effect on the financial tally of homeownership.
As noted in the 2021 State of Home Spending report, annual home maintenance costs Americans $3,018 on average. And most homeowners tackle an average of eight and a half projects each year.
We wanted to look deeper and uncover which states are the most expensive for maintaining homes, so we surveyed 1,000 people to find out about the repairs they’ve paid for recently. We then calculated the total dollar amount spent on services in each state based on average home repair costs.
Our results revealed that the majority of American homeowners have felt some sticker shock at the estimated costs of their needed home repairs. And where you live in the U.S. can directly affect which maintenance projects come up most often and how much you’ll end up spending on them.

They say everything’s bigger in Texas! The Southern states of Texas and Florida clinched the top two spots for the most expensive states to maintain a home.
Across the 1,000 Americans surveyed, 159 recent home repair projects were noted in Texas, valued at $680,965. Florida was close behind with 156 total projects, totaling an estimated $606,800.
Roof repairs were the most common repairs on a national scale, as identified by 43% of all survey respondents. Appliance repairs came in a close second, accounting for 42% of recent repairs across the U.S. But they typically cost drastically less than a new roof, averaging only $170 for kitchen appliance repair costs.
Texas (and Florida, too, for that matter) is a literal hot spot for extreme heat and often faces heavy rains and winds thanks to hurricanes and its placement in Tornado Alley.
The potential exterior home damages caused by those ongoing factors may explain why roof repairs are one of the most common projects noted by Texans (tied with appliance repairs). With an average roof replacement price tag of $8,340, this also illustrates how Texas became No. 1 on this top 10 list.
Surviving the heat of Southern summers may contribute to Georgia and North Carolina residents replacing their HVAC systems. Estimates place average HVAC replacement costs at $7,500.

Following the two years of the pandemic and periods of lockdown, Americans spent more time at home than ever before. It comes as no surprise that our survey revealed wear and tear as the most common factor leading to home maintenance, according to 41% of respondents.
The more time we spend at home, the more wear and tear our dwellings endure. Our carpets and appliances get worn out. Our water heaters are in use for increased hours in the day. And the air conditioning (or heater depending on the season) runs longer than usual.
